3 Sis Guesthouse is a delightful family owned and operated guesthouse with beautifully decorated rooms. There is a lovely restaurant where breakfast is served each morning and which is included in the price. It also provides a peaceful outdoor verandah area to sit in the...More
got this hotel out of the lonely planet. This hotel is need and tidy. Very good receptionists with lot of good tips for genuine local food. The assistence is really great. At first we have booked 2 nights, later we booked two more, and even...More
We stayed in 3 rooms over 6 days (because we were still deciding where to go and what to do). I would suggest avoiding a room on the 1st floor at the back of the building. Felt a little musty and dark. We also had...More
We stayed here for a few nights in late December 2011 on our honeymoon and it was a fantastic home-base for exploring the old-city and the rest of Chiang Mai.

I do not think that 3 Sis is that convenient for a family. We were on the three floor and the showers were simply not functioning well. They moved us to the second floor and those showers on the new floors, hot and cold were not consistent and it took so much time to get the right temperature. The breakfast
Is really poor, no exaggeration--not good for a family.
Wifi was also a huge problem.
If you read the negative reviews, you will get a better idea. I read them recently and things have not changed much over the years.
We found Uber helpful to take us from one place to another cause the weather was quite hot for our kids. With Uber where we stayed was not such a big deal, but good breakfast and good showers were important. In our travels, we found it most convenient to get data on one of our phones at the airport which came as a crucial part of our convenience.
Thailand was the last stop of 5 countries. It is more expensive here than we thought, not only hotels but food as well.
Best wishes on your travels. I would be happy to answer any question/s you may have.
Oh, hope you are here on a Sunday for the evening street market, otherwise we enjoyed our stay with our out of town trips.
On another note, if you cannot find a better place than 3 sis, and your child has their own food, and you go and buy breakfast food the day before and wifi is not a problem and you don't mind waiting 5 minutes before your shower gets to the right temperature, it can work for you for it has it own charm and the hotel has a lobby where your child can play a bit.
