Where to begin?

I booked the Teeraya Boutique hotel despite my reluctance to choose places in Thailand without seeing them first and despite being overwhelmed by the hundreds of places available in just as wide a range in prices.

Here is what I was looking for:
Something affordable for a private room (didn't care if fan or AC; affordable to me was $17 or 500 baht or less a night);
In a good location
Peaceful (I'm over Khao San Rd) and warm

Teeraya provided all this and more! I was greeted warmly when I arrived, and after check-in, the expat working the front counter carried my bag to my room. He answered my questions about what the hotel would book for me and showed me a map of where to go.

The room is tastefully appointed. I've travelled in Asia enough to wonder about color schemes and design decisions many times, but Teeraya has it down. Great textiles, beautiful decor, and soothing colors - wait, am I still talking about a hostel?!

I booked on agoda (never heard of this site, but I'm making a plug for them, too), and got breakfast included with my rate of 450baht/nt (after all fees) for a private room with AC. That's a screaming deal.

The breakfast was toast, egg, and coffee, and returning home from the craziness of the nearby Walking Market to their peaceful pool and courtyard was a welcome relief. The pool is spacious and even has jets!

And finally, I got a crazy bug bite before coming to Chiang Mai, and when I showed it to the hostel owner (to make sure it wasnt serious), he quickly came back with an ointment and offered to take me to the pharmacy. Above and beyond, for sure.

late review but i stayed here with 7 fellow travellers in June last year and we loved it, rooms were so clean and staff amazing and welcoming! we arrived at 5am and they didnt have a room for us but they were kind enough to let us sleep in the foyer on the comfy sofas while our room was being cleaned! they are really close to the square in chiang mai and the staff tell you what is the best place to eat and go out! also their breakfasts are amazing i would do anything for a banana pancake right now! aircon worked perfectly bathroom was clean with free soap!!! ( to backpackers this is heaven) and they have a pool which is lovely to swim and relax in! they are also assosiated with an elephant sanctuary that we all went to and it was lovely! cruelty free as they are a family run hotel and sanctuary! the staff love the elephants and all of their guests 5 stars for teeraya! we miss you! ( and they have a cute ginger cat who we loved to play with )

In total I stayed here for 5 nights and I would come back if I'd go to Chiang Mai again. The staff is so sweet and always try to help you, the swimmingpool is lovely in the afternoon to cool down and have a cool talk with other people. For 250 baht you have a 4 dorm bed with a balcony, clean bathroom, tv and fridge. One of my favorite hostels after spending 2 months in Thailand.

First of all, I would like to thank the friendly staff for a nice stay and all the laughs we had. There is only one person who blew it all. Her name is P. -On and she is the lady of the booking desk in front. Because I booked a 2 day trekking in the city instead of in the hostel/with her. She got so mad that she call her boss and result was that they kicked me out of the hostel. Parently she gets a commission from every trip she sells and was angry because she missed a deal. Of 5 months of Thailand I have never experience something like this. What a shame and bad publicity and bullsh#t reason to kick someone out who already staid for 5 nights!

It all depends on what you expect when you stay overseas. You get what you pay for.!!! Of course we all want cheap, but sometimes cheap is well below the standard of what you allow yourself to expect in comfort and security. May I say that upon my arrival, I found the reception staff very nice and accommodating in my needs to view the room before I decide. I had booked a 7 night stay in a "Boutique" {I don't think so} Hotel that seems to be half hotel and half Dormitory's. Up the front steps and into the reception area and there are shoes every where. I would guess, fair to say, more than 50 pair (easily). Outside you see about 30 people either in or laying around only a medium size pool. Not sure if they let non guests use the pool or not. I request a room on the lowest possible floor because of a back issue. Upon arrival into the room I'm allowed to view, OMG. It was clean. That's about all I can say. Entered into the en-suite bathroom, it was small and one of those bathrooms that the shower virtually will entirely wet everything in it. No curtain. The so called balcony. Nup. Overlooks dirty back yard of the neighbour chicken yard. I'm sorry - I just cannot entertain staying here.
Got back down to reception and kindly informed them that the room was below my standard and whilst they looked sad they where kind enough not to charge me for the 1 night rule no show that they really where entitled too. For this I compliment them.
Overall even the Non Dormitory rooms, in other words, the doubles or private room with en-suite and balcony, ------ Really are suited for backpackers only.

Room Tip: Not sure if there are any "GOOD" rooms. Only saw 1 and it was not up to my standard.

If you are looking for a double room with a balcony ( no table or chairs) with a private bathroom, a tasty restaurant, drinks and pool, this is the place. They also offer dorm rooms.
The family running this place are kind and helpful, excluding or gentleman on our last evening, who was an exception.
The restaurant offered a decent breakfast and lovely range of Thai dishes. Being located in the silver smithing area, the Satuedy walking market is right at your door. For the remainder of the week the location is ideal for a short 5-10 minute walk to Wats or other markets.
The Wifi is working well in the rooms too and there is a good selection of channels in both Thai and English.
I would return here when visiting Chiang Mai again.

This place has its ups and downs, overall it was good and would return however , upon arrival was given key and told its upstairs, you are left to make your own way but staff did help carry up my huge bag afterwards which was kind. I stayed in a private room, The room in general was clean but in the 5 days the toilet roll was not replaced, bins not changed, towels not changed and bedding not changed/ bed made which i do expect in a 'Boutique hotel', you pay for what you get I suppose. Fridge included 2 bottles of water but electricity only works when key is in the slot so if you are out for the day the fridge turns warm which is not good for food storage. The staff were very friendly and helpful! Noone was too pushy with me about tours which I had previously read about & very nearly put me off staying here completely, so that was good.

The pool in general was reasonably clean and very refreshing, only 4 sun beds (but many people lied on pool side no problems) and the pool lost sun at 2:30/3 due to position so heads up if you want to sunbathe may not be the best.

Food & drink shakes were lovely but a little expensive. I asked for taxi to airport with the hotel due to large luggage didn't want to take a red taxi & was 200baht, ride was about 10/15 mins max.

Overall would return but perhaps stay in a dorm as I will not pay that much again for below average room service in terms of cleaning (2000baht for 5 nights)

Firstly, we were made to wait an hour for our room to be ready when we arrived at 5pm (the time said on our booking). Whilst we waited the lady employed to sell their tourist packages didn't stop harassing us with the packages they offer, she even made up bad stories about the companies we had already booked activities with to try and get us to use her own. The room's air conditioning was ridiculously noisy and we found a cockroach plus other insects in our room. Finally, before leaving to an activity we had booked, a man on duty asked the man collecting us who we had booked through. When we returned the lady once again asked where we had just been and sighed when we told her as it obviously hadn't been booked through her. Felt like we had no freedom and were being babysat at this hostel. To top things off, 5 minutes after getting to our room the lady knocked on our door to inform us that we could not stay for the remaining 4 nights we had booked (although we had been given the go ahead the previous night) as others had already booked the room. Either extremely poor communication between employees or an extremely rude lady who obviously couldn't accept that we hadn't booked tours through her - or a combination of the two.

Do not recommend Teeraya. We are now staying in a hostel in a much better location with friendly staff :)
