To address some of the issues others have stated, the hotel is not down an alleyway, its off the main street, but only by about 20 meters and its not an alleyway, its a well lit driveway.
There are 7/11 on all over the place, I guess if one doesn't like walking finding one would be a problem, but I can walk outside and find 4 within 20 minutes walk.
There are also 100's of smaller vendors selling food and drinks by the side of the road and in shops. I can't walk 10 meters without seeing a vendor. Of course these would probably be missed in a tuk tuk or taxi.
Overall the staff are helpful, the rooms are clean, the free wifi is nice and fast, they have smoking sections on each floor and the location is good.
On the location, if you don't like walking you can have front desk call a taxi.
Or if you don't mind a stroll you can walk into the city, It's a nice walk, a nice area and only takes about 30 minutes.
The only thing I would note is that this particular B2 (there are about 5 around the city) seems to be used mostly by Thais and Koreans. I was the only farang (westerner) in the entire hotel, so if you want to talk to other farang tourists, then this B2 is probably not the best choice.
The photo's are deceptive of this location as it is well hidden from public view, and appears to have been built behind a block of flats. a good example the view when we opened the window was directly onto the balconys of flats approximately 10 metres away.
On arrival the lobby was clean, staff did not speak much english, but we got by.
We got to the room, as the pictures made it look modern decor - unfortunately it has not been done to a good standard, it appears to have been done on the cheap with cracks everywhere and various random wires appearing out of the wall. Also the bed had the bedside table broken, which we said about, it was not fixed.
The bathroom was inundated with ants where grout had not been used in bits of the tiles leaving holes in the wall, and the airconditioner was too small for the room. The layout was odd in the fact there was no main light for the room, but due to flats looking into the room we had to keep curtains shut. The room did not even offer the most basic of function of a kettle with coffee, and the hotel offers no food or snacks, which is disappointing due to there being nowhere to eat or purchase food nearby (the nearest place is approixmately 15 minutes walk away).
On the positive side of things the shower was good, the extractor fan was excellent at keeping the bathroom dry, the bed was comfortable, and the room size was reasonable. Thats about it.
The location is quite poor for anything you wish to do in Chiang Mai - it is quite a walk from the main square, the food places, the markets, and the bars. you would have to do alot of walking to do anything in the location. We both are keen walkers but the heat and humidty of chiang mai makes it difficult if you have to walk so far before you even start you plans ie:market, meal.
in short we would not recommend this place, unless you are willing to walk a decent amount to get anywhere.
It is on a basic concept and things are clean and new.
There is not much near the hotel besides 2 local food stalls.
Good to stay hear if you are going to Saturday Walking street.
For everything else needs a bit of walking.
Why? What good is a great room in a poor location? I had to walk a km to get to anything in the Old City. I'm a person who comes back at least once a day for a rest to my hotel. So that means 4 km of extra walking per day. And the neighborhood is not pleasant, in contrast to the beautiful, leafy, Old City.
Furthermore, to get vegetarian food, I had to walk to old city. I guess, if you are an omnivore with no dietary restrictions and are happy to eat whatever street food is available (low density of restaurants of any kind nearby), then no problem.
Finally, the staff spoke almost no English, but that per se is fine with me. What was bothersome is that some of them made no attempt to communicate at all if I can't speak Thai. Now, any two human beings can communicate at least with hand gestures if they try and I've been in numerous such successful conversations with no common language whatsoever. But here, some of them would just appear annoyed and make a face of "WHAT are you saying?" and "I just wish you'd stop trying to talk and go away". So that's why I moved away even though they refused a refund.
Don’t expect a particularly pleasant stay though. The hotel is extremely hot as the walls seem to absorb heat throughout the day. Rooms are very basic. Nonetheless staff are helpful and helped us to arrange our taxi.
If you stay at this hotel you should definitely consider renting a scooter - you will have to walk 10 minutes (15 if you walk slower) to get to the the "Old City" You will also need to take a taxi or yuk-tuk or scooter to any of the night markets.
The staff at this hotel are far from friendly or helpful. But as mentioned earlier for the price you cannot go wrong.
