Hotel room was on the smaller side, bed was not bad but not great, room faced the street-noise was not bad at night, staff was great, price was super affordable, and location was perfect. We would stay again and definitely recommended!

My friend and I stayed at this cute little boutique hotel in the middle of Chiang Mai's old city. The location was great, surrounded by restaurants, and beautiful temples within 1-2 minutes walk. Made reservations due to the high rating. OK hotel for short stay and could see how it used to be better. No front desk / on site personnel off hours. The new massage parlor (that apparently replaced the on-site restaurant still displayed on Hotel signage) takes up the first and second floors, guests get a 10% discount.... Staff is friendly...

Stayed two nights at Pat's during my stay in Chiang Mai. My room was clean and also had a balcony. I wish the room had larger cups to enjoy a coffee or tea. First set of rooms are on the third floor so if you have very heavy luggage be prepared. The hotel is located in a good location, plenty...

We have been to Pat's place many times and always with great pleasure....after not being able to come for some time we decided to return last summer. It was a dissapointment I must say. Yes, the new owners and staff were friendly and the rooms more or less the same, but instead of keeping it a welcoming 'boutique' looking place...

We had 4 great days here. The staff was most helpfull and nice. Its close to most things, and the rooms are Nice and clean, with a nice balcony for relaxing or having a beer. The only thing that could be better was the shower. Great guest House, definitly worth a visit. Good value for money.

We have tranfer from other hotel due to over book, Helpful and friendly staff.The room was clean, good location middle of Chiangmai's old city near by walking street (Saturday&Sunday).Would definitely return and highly recommend

Excellent hotel with super useful and friendly staff. Clean and not noisy. Quality is great for price. Also possible to park scooter in safe place. Best is room on top level but all are great. Aircon and tv available. Thai Massage downstair during the day

Late January, we stayed two nights at this hotel as we had left Sukhothai earlier than originally intented and our favourite Chiang Mai hotel was fully booked.
