Started our trip in Thailand with Chiang Mai. This hotel was a good start. Very good location. Staff a bit pointless tbh. Clean rooms but can get quite noisy. They used to offer complimentary breakfast but they stopped it now. Close to main areas in Chiang Mai.

The rooms are definitely worth the price, but they aren't anything special. we weren't in Thailand to hang out in our rooms anyway.

The owners graciously helped us whenever we asked, and they even let us borrow some tools. They were all smiles and happiness, and he location couldn't have been any better.

If you stay here, make sure to go to he Baan Tai cooking school just down the street-it's incredible.

The place did what we wanted it to--provide clean, quiet sleeping. The rooms were well maintained and comfortable (the A/C worked fine). The breakfast was good, too. The place was a little inconspicuous and may be hard for some tuk-tuk drivers to find (thankfully, the business cards had lots of detail). But the location is close to other things in Chiang Mai that you'd want to walk too, which was another plus. I would happily stay here on future trips.

I've stayed here many times & it's not expensive, you get a big room....BUT the bathrooms are pretty disgusting. Smell of raw sewage abounds in the 2 rooms i rented last visit.It needs RotoRooter or something to not smell like a sewage treatment plant. Sheets are iffy. Floors are always spotless. I hate sheets w/ cig burns in them. Housekeepers work really hard. We love them. Lady running place is getting less friendly thru the years. Hose it down.

We were flying back from Chang Mai to Pkt. Based on a friends recommendation we stayed here no questions asked. Big Mistake!I should have looked on trip advisor first. If you’re lucky it’s two stars. I will never rely on my friends advice. She works at a local guest house next-door. So I figured what the hell it could be pretty nice. Wrong! Not only is it loud and noisy but the beds are so hard & The pillows are so thick that you will need a good massage or chiropractor next day. The only thing I can say this positive is the location. But given that there are many many guest houses on the same street it worth looking around. We have one room with 3 beds in it. One a queen and two bunkbeds. The room was so small that if you don’t have claustrophobia you’ll have it soon. If you want to heat water you have to plug it in and put the hot water heater on the floor because there is no table. This is alsono closet. But there is this shower it and a “refrigerator”.The battery for the air-conditioner and the TV remote r shared. This reminds me of a complete backpacking guesthouse but much more costly than it should b. 10 years ago it was appx 400 b, Now it’s 1200, it’s gone up which is understandable but not for this place. You want any kind of comforts-NO!! Bottom line- LOOK AROUND!! “Caveat emptor” (buyer be ware)

Me and some friends stayed at this guesthouse over Songkran (Thai New Years). Songkran is a huge waterfight and party. And as mast people we participated. On the 1st night the security complained and the owner in the morning almost kicked us out for another rooms noise. Our friends were not allowed in our room at all and at one stage she even tried to kick us out for making noise while we were watching a movie alone. On this special occasion the police happened to be in the building and searched our room. Later we found out from the people who she was kicking out that the police had apologized for doing this at 11pm and said she had Mob connections and they sort of had too. And at the end of our stay she charged us for an extra night because we hadn't kept all our little hand written scrap paper receipts to top it off.

The room itself was pretty good for the price. 300 per night over Songkran is pretty good, with loads of room, fridge, TV 2 fans and a bath. The bath/shower was lacking a holder for the shower head which I personally hate but it was ok. We were wet all day anyway.

Oh and she charges for toilet paper.

Stay here if you must, but be warned.

My first visit to Chiang Mai- Kristi House was extremely reasonable and clean while being near some of the best places to eat. We had a fourth floor fan room that had a balcony with a wonderful view of one of the temples with the mountains as a background. Very serene and beautiful! The owners are very accomodating and friendly. I recommend you check them out.

Kristi House is plain and simple and comfortable. The room air conditioner is great. Everything is kept very clean. It's position is quiet away from busy roads and bustle. The bed was the best we've ever slept in. Included is a basic breakfast with eggs cooked fresh for you the way you like them. It's close to everything in and around the Old City. Good value for money.

It located at the central old town (Near the Sum Pow Temple). Tha Pae Gate was within two minutes' walk and if you walked out the little alley you would find the Sunday Walking Market was right in front of you. The owner and their staff were friendly with smile, if you need to book tour they can help you to with a very reasonable price. They do have HOT shower, which was absolutely great coz Chiang Mai could be very chill at night. By the way, the room was more spacious than expected and the whole guesthouse was more prettier than the picture shows. Even you only get the basic facilities in room, only 350B per night was a really bargin!
However, though it located in an alley, their wall was thin, for light sleepers, you probably would be woken up every morning by dog barking, birds singing or neighbors loud-talking.

I have stayed at Kristi House about 5 times over the past 10 years for a few weeks and have always been very satisfied with the conditions and the honesty of owners and staff. I must say that I think the address at the top of this Tripadvisor page is incorrect, Kristi House is on Ratchedamneon rd, Soi 5, within the walls of the old city.

The rooms are large, light and have 2 fans, TV, a refrigerator and cupboard to hang clothes as well as table and chair and a small balconey. The batrooms all have baths and the shower is above the bath. Your room is cleaned whenever you request it and there are pleasant balconeys on each floor with a view of the mountain Doi Sutep. The Sunday walking market is at the end of the soi [lane] and the area has many restaurants and cooking schools as well as many Buddhist wats. I find it quite easy to walk down to the large city market [I am 65] and it is quiet at night, well away from the sex trade/party bars.
