This was a second stay for me at the U Chiang Mai (the first being about 8 years earlier). I was happy to return as they did me the courtesy of refunding my non-refundable room in 2020 when the world shutdown.

My sister and I booked two rooms and as requested they were placed closely to one another. Both were very clean and housekeeping did an excellent job daily promptly attending to our rooms when we left. We were genuinely impressed by the housekeeping team who clearly work very hard. The firm pillows we requested were in our rooms on arrival as were the additional bottles of water and a complimentary bottle of wine each.

The location is excellent in Old City, with the restaurant and reception between the rooms and the road it is not too noisy (though you are in a city so some noise is expected).

The rooms are showing their age and there is a decent amount of wear and tear to furniture with chips and scratches. The showerhead in my room leaked at the join and I needed to tighten it each time I showered. The AC is very noisy and I needed to wear earplugs to sleep with it. For the price we paid we were happy enough and it was clean.

The staff were very helpful and I liked the app and ability to chat with reception via the same. I was grateful to reception who held onto a delivery of laundry for me for several hours when I was away from the hotel.

The restaurant is probably the weakest point. The hot breakfast is not good, while apparently ala carte it comes so quickly and is relatively cold so I think they cook in advance and store in a bain-marie. The pastries and fruit were nice. The coffee and tea was good. I would recommend walking to a nearby cafe for a hot breakfast but the hotel is fine for continental style. I had an okay Som Tam night one, but it was only okay so we ate outside the hotel otherwise.

Happy Hour on the rooftop bar was good, not too crowded and with a nice atmosphere. The passionfruit mojito was excellent.

There were three petty frustrations that I hope can be attended to in the future.

1) The Wi-Fi required us to keep logging in (despite ticking the 'remember me' box).

2) The spa was lovely but very noisy from the road/street noise, better soundproofing OR moving the spa to another location on property would fix this.

3) The 24 hours use of our room was not honoured for both rooms. Not a dealbreaker, but it meant my sister had to check out several hours earlier than I did and use my room for the last few hours.

Despite the above points I would return again for the lovely staff and excellent location.

We stayed here for 2 nights and booked a standard room on the booking.com website in January for 4125bt (110€) per night: cancelable, all taxes included and with breakfast for 2. We had a fantastic experience at the U Sathorn in 2017. Bangkok from the same hotel chain and chose U Chiang Mai hotel for this reason. We didn't regret it.

The hotel is located right in the middle of the old center of Chiang Mai, so all sights within the city walls are within walking distance. The hotel has about 40 rooms spread over 3 room blocks of 3 floors and built in a U-shape around the central swimming pool and garden.

Our room 202 was spacious (30m²) with a good, wide bed (1.80m wide) and decorative concrete floor. Good air conditioning, medium-sized flat screen TV, WiFi. Coffee/tea in the room. The bathroom with walk-in rain shower is very comfortable with bathrobes and slippers. The room layout is perfect. Good blackout curtains. Large balcony with spacious sofa. No elevator for rooms on floors.

The breakfast buffet in the cozy restaurant was excellent with a dish prepared on the spot from a menu (e.g. 2 fried eggs with bacon and sausage) supplemented with a buffet (even cheese and charcuterie). Good restaurant for dinner and pleasant bar and balcony terrace on the first floor with a view of the walking street below. Everything at slightly higher prices, but perfectly acceptable for a class hotel.
Landscaped garden with freshwater swimming pool. Afternoon tea for 399bt for 2 people

We have already visited several dozen 4 and 5 star hotels in Chiang Mai in 25 years, this hotel is one of our top 3.

We had a good experience at U Chiang Mai . The staff team at reception and housekeeping were attentive and helpful. The pool is small and there are only 8 loungers but this is because not many guests are around in the day as most go out up into the hills in trips for zip lining and elephants etc.
Breakfast looked impressive on the menu but overall we would say it was mediocre in quality and limited for a Thai 4 star hotel ….of which we have stayed in many.
The fact we could literally step out of the hotel to Sunday Walking Street was great. There was a Buddhist 2day public holiday when we went so alcohol was banned in all establishments…but we survived!
Temples are all around the hotel and there are numerous restaurants and tour operators.
Our bedroom was just a standard one but was comfortable and had everything we needed,
One of the receptionists organised a 6 am bike ride for us at very short notice which is free for guests and is a nice touch …an hours guided tour inside the city walls ending at the food market where we bought Thai tropical fruits and delicious popcorn for next to nothing.
We also had a fabulous massage in the cosy spa at the hotel for a cheap price……lovely therapists….soothed our jet lag away.
Staying here was a great start to our trip and would recommend it to others if you like a boutique laid back feel.

This hotel takes a 2000 BHT cash deposit when you check in and then hold you hostage when you check out to get it back. Avoid this property.

They make you wait at the front desk while they inspect the room. In our case, they said a single small hand towel was "too dirty" and made us pay a cleaning cost of 10x what a hand towel would cost. 1 single hand towel - after we paid and stayed four nights.

2kgs of laundry across the street is cheaper than the fine they made us pay. It ruined our trip, and the staff were completely unprofessional.

This hotel is very centrally located in Chiang Mai. Was very clean service was very polished. The room and the bed with both very comfortable. Really the only reason I gave four stars instead of five is the breakfast is very redundant. It was just eggs or Asian breakfast. One morning I wanted to order pancakes and I was told that I could have them because they were on the à la carte menu. However they were on the breakfast menu but I wasn’t going to argue. But it pretty much is the same thing so if you’re staying for a week it does get a bit repetitive. However the ladies at breakfast were friendly polite and the lattes were fabulous. So really I would give it 4 1/2 stars. But that’s not an option.

If you stay in there on a Sunday you are right in the middle of the night market and it is fantastic. Because you can go back to your room with your packages go to the bathroom freshen up a little bit and then go right back out. I also found that it was in a very central location and it didn’t cost very much for transportation to get pretty much anywhere in Chiang Mai.

I love Wat Chedi Luang and wanted to stay in a room with a view of the big chedi at least once, so I found out that this hotel has a room equivalent to the deluxe room category.

I was worried about the clientele because it's right in the middle of the old town, right in front of the Sunday market, but everyone was very elegant.

The points to praise are as follows.

-All communication is possible through the app.

-In-room dining is cheaper than the cafe outside. I was surprised. Maybe in-room dining is cheaper at this rate? Next time I'd like to have a Khantoke dinner.

-You can check out at the time you check in.

If you arrive in Chiang Mai early in the morning, you can check in early in the morning, and even if you arrive in the evening or late at night, you can do it if it's the same time the next day. I think this is amazing. There are not many hotels that can do this. There are very few in Japan and Thailand.

-Breakfast is a la carte. It is served carefully to each person.

-Wat Chedi Luang is right in front of you. Every morning before the tourists arrive, you can take a walk around Chedi Luang, pray, and then go to Wat Phra Singh.

You can have the stay in Chiang Mai that you've always dreamed of.

It was helpful that they were considerate of me after I checked out.

Points to note
-There is no elevator, so if you want a chedi view like me, you have to take the stairs up to the 4th floor. The staff will help you carry your luggage up and down, but I feel bad for them. I think it would be easier for the staff if they had an elevator for luggage.

Please consider this, owner (lol).
-I would like to use the stairs as part of my diet, but if you have other reasons such as weak legs, I think the lower floors are better.

The housekeeper was also very kind and helpful in many ways.
I didn't have high expectations, but I was so satisfied that I want to come back soon.

If I could be greedy, I would like the Thai food at breakfast to be a little closer to the taste of Thai food, rather than tailored to foreigners (lol).
I think this is definitely a good place to stay for your first or last stay. I will come back. Thank you everyone!

From the moment we walked in, I felt like we were stepping into a hidden oasis! We felt so welcomed & everyone was so warm! We were greeted with some pandan lemongrass juice which was a very special touch to our arrival! This hotel was absolutely magical & beautiful in all areas! The hotel grounds were absolutely beautiful with all of the pools of water, murals, & lanterns hanging in the trees! We were always greeted when going to & from the hotel, which made us feel very welcomed. When we requested our room to be serviced, the hotel went above & beyond, even folding clothes that we had laying on the bed & making the room look so lovely. We loved the diverse breakfast that was offered each morning too! We loved experiencing the cozy & dreamy rooftop bar for our last night & wished that we would have visited it more! The staff was very helpful if we had any questions or needed any assistance too! I would definitely love to come back here & stay again! =)

The hotel is small and doesn't have a lift so might not be suitable for anyone with mobility issues. The room was spacious with a very comfortable bed. The hotel provides a lovely, varied breakfast (we were B&B) and on a Sunday, the street outside the hotel closes to traffic and a night market takes over. There are a wide variety of stalls as well as lots of food stalls, sampling as you walk is definitely the way to go. The staff were always extremely helpful and welcoming but we always felt their understanding of English was lacking a bit. This became apparent on the day of checking out.
While we knew breakfast was served from 06:30, we didn't want to be up too early on our departure day as we knew we had a long day ahead of us, therefore we asked reception if we could have a packed breakfast instead. We reconfirmed this with reception along with our check-out and taxi pick up times on our last night. Unfortunately, something went wrong and we were called at 06:00 to be told our taxi was waiting outside, we had request the taxi for 07:00. They rescheduled the taxi and when we went to check out we noticed the breakfast boxes were out on a side table. We were uncertain how long they'd been sitting there given the warm weather but took them with us to the airport. Upon opening the boxes we were disappointed. We had expected some mixed fruits and a selection of pastries / breads but instead we got one boiled egg, a satsuma and a sad ham sandwich along with mango a milk drinks. While we couldn't fault the hotel room, pool or amenities, I think this might be something the hotel need to revisit for visitors who want this kind of provision.

Excellent location and value for the money. Great facilities, nicely decorated lobby, courteous and accommodating staff. Decent size, well equipped rooms with many amenities such as mini fridge, bath robes and slippers, complimentary water and daily replenished refreshments. Bathroom featured both large bathtub and small rain shower. Unfortunately, there are no elevators so it’s a bit of a climb if your room is on the top floor. Some rooms face noisy street, especially busy and loud on weekends where many local bars offer live music. Knowing that we would be traveling 20 + hours we requested a quiet room away from the street but were checked into a room adjacent to the street, right next to a bar that featured night live entertainment. When I asked for a quiet room in interior building I was told they were fully booked. I was offered either a smaller room in the same building (a downgrade) or a deluxe room on the top floor (no elevator). Knowing that we were dissatisfied with both available options front desk manager Mr. Pho tried to rectify the situation by offering us a complimentary spa service. The spa treatments offered in U Chiang Mai were excellent. So was complimentary breakfast offered daily for all guests. On our last day I even received a slice of cake and brief birthday celebration which was very thoughtful and nice. U Chiang Mai offers also free bike rental, outdoor pool and a gym which we didn’t utilize. Overall, if you’re looking for a centrally located, comfortable accommodation in the Old town you will not be disappointed. Just if you value your sleep and come from a vastly different time zone make sure you get a room overlooking the courtyard, ideally no higher than on a third floor.

We loved the hotel. It has everything to be perfect. Its location in the center of the walled city in addition to a staff always willing to help, makes things much easier. Everything is carefully detailed and has a special decoration. We chose the room with access to the pool and it was a great hit. In addition, it is a detail that you can drink two drinks from the minibar free of charge, as well as welcome sweets. Breakfast is excellent and very complete; in addition to the number of things in the buffet, you can order more products to your face. We took advantage of an offer to give us a massage and it was wonderful. A stay of 10.

I stayed at U Chiang Mai in May 2022 for 7 nights. The bedsheets are provided but are only changed on request which is a good idea and environmentally friendly. Great little boutique hotel with fantastic staff, excellent and affordable massage centre and in a central location. Hope you have the same experience and don’t forget to use the free bicycles available for hotel guests once you're done with walking to all the local sites.

Due to limited space in the old city, we do not provide on-site parking. However, we have the valet parking available. Once you arrive at the hotel, our staff will assist you in parking your car at the nearby place. You can leave your key car with us and our staff will bring you the car when you needed.

One child age below 11.59 years old can stay with parents free of charge including breakfast. However, the 2nd child will be charge for extra bed and breakfast. We do have only swimming for adults only.
