Stayed here for three nights. There was an awful sewage smell eminating from the bathroom. Reported problem to management and their solution was to keep a key card in the electricity latch. Thus ensuring air conditioning was on at all times. Presumably, this was an attempt to minimise the horrible odor. Clearly this is a problem that has been reported... More

Stayed here for 3 nights. The time here was very pleasant. The deluxe rooms have high ceilings and are well maintained. There was a full sized fridge in my room and self contained with cooking appliances. Free bottled water every day. Small balcony but good to get outside every now and then. I booked 3 nights at Hope Land Residence in early August 2016; standard room for a 50% discount on hotel,com. If you're looking for a hotel in Bangkok, I suggest giving this hotel a miss. We stayed there 5 nights in July .This hotel is clean but the staff service should improve because they all look like lazy to serve the guest. The breakfast is normal and nothing much to select (something the foods are cold and not serve in hot). Conclusion, Good stay for budget

Unfortunately for myself and my partner we did not read the reviews of this hotel before booking. We travelled South East Asia for a month and this has to be the worst accommodation yet. We stayed there from 01.July to 06.July.2016. On the first day, a bit upset coz even though we booked non-smoking room, we only got the smoking room as all the non smoking rooms are fully occupied. We stayed for 3 nights in the old building. The reception/lobby was lovely and the staff helpful. The room was shabby needs a coat of paint. The bathroom was good with a separate shower that was very good. TV awful hardly any channels. Breakfast was very much for the Japanese visitors. The food was cold. Cold fried eggs not edible.... Situated near Phrase Kanong BTS this is a bit remote from the main tourist attractions but perfectly accessible. Rooms were large, clean and air conditioned with free Wi-Fi. stayed for one night, the room is big and clean, but the location is not very good, 5-10 minutes walk to BTS station and there are no restaurants, bars etc nearby the hotel so have to go to another part of bkk to eat, drink etc, its not really a good option for travellers.
