It's situated in what I think is an expat neighborhood, with a number of offices around which makes the area pretty quiet at night. Charging at 2400 baht a night for a basic room, I personally think that it's too expensive for a boutique hotel. It's difficult to find the hotel because you will not be able to see the hotel physically, you can only see the hotel sign. Turn into the narrow one-way drive way, there is Luxx XL. We stayed here just 1 night in studio room and it was truly pleasant. The bed linen was super comfy, view to the lush green garden in the back of the hotel. Very quiet and great to relax after our long trip with boats and planes to an island. In the lobby we had loads of DVD movies and books...

Stayed here during the Songkran Festival, at the 3rd floor, it was a really nice pleasant experience. This hotel felt like a real treat-cool, modern and very calm place . I love this place. It's small , friendly , welcoming , understated and in a great location. Breakfast is average but the rooms are great, large and comfortable. They've just added a small Japanese sushi bar near the pool. I'd recommend and have done to many friends to stay here.
