We were made welcome at Residence inn. The hotel was full during our stay and I imagine this is because for Washington DC the rates are reasonable and the rooms are very spacious. The rooms have a well equipped kitchenette with a good size fridge. No kettle but the coffeemaker is well supplied with capsules. I know, I know, hotels in the USA don't usually have kettles in the room but we Brits do like to pour boiling water on our tea (bags). Our maid kept us well supplied with towels and our room was clean. Wifi faultless. Aircon effective but a bit noisy-you may wish to check that noise level before unpacking on arrival to your room. The location is good with a 10 minute stroll to the National Mall. Lots of restaurant choice on 14th St NW across St Thomas's Circle. An excellent if pricey Whole Foods supermarket less than ten minutes away. The breakfast is complimentary and is just OK. Food is plentiful but simple. Sadly bacon only available twice a week, cooked well and quality good, it seems to be regarded a special treat. There is good coffee. Garage parking is expensive but a search on a parking app on your cell phone will probably show a convenient better deal. In the garage in the building (14th St side) is an Enterprise car rental office where the staff are helpful and the rates were fair. We were very pleased with our hotel choice in Washington DC.
If the management read this will they please arrange for the toner cartridge in the printer in the complimentary business centre to be replaced. (Third time of asking.....)

This hotel is about a quarter mile away from a Metro stop that takes you everywhere you want to go, including both airports and all of the major sites in DC. I would recommend longer stay in DC. It took us three days (on Big Bus) to see the monuments and Arlington, and then about five days for museums, Capitol, and White House.
Residence in DT is well equipped for longer stays. We had a full size refrigerator/freezer, cooktop, and microwave. They have coin operated laundry facilities on the premises. There are a variety of restaurants and services within a couple blocks. CVS is right next door and there's a Wawa across the street. Wawa is a kind of convenience store with a full grill for all kinds of fresh food that you order to go. There is a Chipotle on the next block and some other casual dining nearby.
There is a free breakfast at the hotel, fully equipped. The hot food is scrambled eggs, waffles or pancakes, and then sausage or bacon. There's oatmeal, bread, bagels, and fruit.
The staff on site are all incredibly hospitable and went our of their way to fulfill every request and every need. Even the breakfast crew was fully staffed and there were people practically waiting on our table, even though it is served buffet style.
The laundry facilities are important for the length of stay you need to see Washington. The facilities are on the fifth and eighth floor, and coin operated. The front desk has rolls of quarters to use, and there is laundry soap to purchase on site. There are some glitches with the laundry, as there are only two washers and two driers on each of the fifth and eighth floors. Something is always out of order, so you never have four functioning washers and driers on premises. This can lead to problems, such as when there were a total of four washers and two driers functioning.
The rooms were comfortable with adequate and relatively quiet cooling systems. The toilet/shower room was a little awkward as the door swings in, barely clearing the toilet.
We had a queen bed/sofa bed room. There is a nice long desk and good outlets for plug-in and charging. The sofa bed is really bad to sleep on, one of those foldouts with a thin mattress and lots of hard spots that make it rough for anyone to sleep on. I asked for a topper and the staff immediately delivered a foam pad, which they insisted on installing themselves, making the bed in the process. The hospitality staff cleans and replenishes each room daily.
Check-in and check-out were quick and efficient.
Overall, this was a very good and cost-effective accommodation, though I would not rely on the sofa bed next time. I would compare prices with the Hilton Garden Inn down the street and right across from the Metro stop.

I have stayed at this hotel three times, So I feel like I can confidently say this hotel is off their game. I am a dedicated Marriott customer, but this is not their best hotel. Every time I stay here, I feel like their staff is struggling a little. Here are some examples. Housekeeping didn’t fill up the soap dispenser in our bathroom, so my husband went down to ask for some. They gave him a small bottle and said they would have housekeeping fill it in the morning. Fast forward to 6 AM the next morning someone is frantically banging and yelling on our door. We thought there was an emergency. my husband nicely said could you come back later and the person And started banging more. Given that They were probably waking up the entire hall and had already woken up my family. My husband open the door and she handed him a bag of soap. No one could go back to sleep, and we were tired for the rest of the day.
Another example, we could find the blow dryer in our room and I called down to ask where it might be, the guy said he would send one up. A few hours later, we had not received a blow dryer. So I called back and told them, they apologized and said someone would be right up. A few minutes later, someone brought Me an iron— Not a blow dryer. They did run back down and get me one.
They have washing machines, but they only take quarters. The front desk never had quarters nor could they tell you where to get them.
The room was clean and comfortable. And the The Valets were amazing considering how hot it was. However, I will avoid this hotel whenever possible.
The people who worked at the restaurant were also fantastic..

The staff here were wonderful. The valet, front desk, breakfast staff, housekeeping, security, and maintenance were all so friendly and helpful. We could tell that they all really cared about us as guests.
We stayed for 10 days in March 2024, during the renovation of the hotel, and there were absolutely no problems or disturbances caused by the construction going on. In fact, we were able to request a renovated room. None were available the first night of our stay, but Ava and Jenny were able to get us moved to a newly renovated room the second night of our stay. They even moved our suitcases and groceries for us while we were out sightseeing.
The room was excellent; it was very spacious and we made good use of the full kitchen by cooking dinners for our family of four each evening.
We would absolutely recommend a stay here!

My husband and I stayed a week at the residence inn, and it was perfect! The location was within walking distance of many restaurants, coffee shops, a CVS next door, and a WA WA across the street. The metro was only two blocks away. My husband and i walked from our hotel to many attractions and museums on Pennsylvania, and Constitution maby 20-30 min. Our flight arrived early, and we were allowed to check in early. All of the staff were so welcoming and professional. The breakfast was ok for continental, and the breakfast staff were awesome. They try to make sure you have everything you need and more. Our room was a little dated, but it was very clean, and comfortable. My only peeve was there were only one mirror in the entire room and that was in the bathroom. Kinda makes it hard to get ready with both people crammed in one bathroom. Our room was cleaned daily, and the cleaning staff were very friendly. We even decided to do our laundry on the 8th floor, and not take home dirty laundry. We will definitely be staying here again. Sorry I don't remember names, but everyone was great. We even had a cab waiting on us at 6am the day we checked out thanks to the front desk.

Traveled in October 2024 as a family of four. Had a corner studio suite with two queen beds and a pull out sofa bed. Everything was clean. Towels, sheets and blankets were clean. The floor, rugs and bathrooms were clean. There was plenty of room for a queen air mattress too. Plenty of charging outlets. Full size fridge was great. Breakfast choices were hot and plenty. The seating area was large. All the staff we encountered were lovely. You have to valet your car, it's $54 +taxes a day but I knew that. There's no need to use the car as you're an 8-10 minute walk to McPherson metro station and hop on the blue, orange or silver lines. Easy walking access to the White House (20 minute walk). It was a safe location. Easy to Uber around too. Be prepared to walk.

My family of 4 stayed in a one-bedroom corner suite for 4 nights and it was great. It was relatively close to the museums/mall/White House (between 20 and 40 minute walk with a 7 year old).
It was wonderful to have the division of the kids in the living room and the adults in the bedroom. It was a bit of a tight squeeze trying to eat in there (kitchen table only has 2 chairs), so we did eat in shifts. Overall, it was big enough to give us a bit of space for a city trip.
The bed is listed as a queen but it was significantly smaller than a queen (seemed more like a full). My husband and I are not large people, but we are used to sharing a king, so there was a lot of jostling for space each night.
Another downside was the street noise at night. I think it was exacerbated by being in a corner room, facing the traffic circle. Wasn't bad with ear plugs.
Breakfast was fairly standard--eggs, breads, oatmeal, and cereal. We mostly just had a light breakfast in our room and supplemented with fruit from the continental breakfast. Customer service was excellent. Would recommend NOT parking with the hotel. Since we were not planning on using the car during the vacation, we used SpotHero to secure a spot in the same hotel the garage uses for $30/day cheaper.

My stay was 1/17 - 23/2021. The room was clean and comfortable. During COVID, once checked in no staff entered my room. You could get additional linens upon request. They placed bins to collect used linens and trash near the elevators. There was signage for social distancing and only 2 people on the elevators at time. The free breakfast was served in to-go containers. Additional items were individually wrapped. Parking under the hotel is privately owned and charges $44 per day. The location is convenient to downtown DC and attractions. Most were closed or had limited hours of operation. The Wawa across the street was always open for quick snacks and incidentals. I had no issues and would recommend this location.

We spent a week at this Residence Inn with our grandson for a grandparent/grandchild trip to the Capital. The staff went above and beyond from the welcome at the front desk when we arrived after midnight until we left at 3 am on departure day. The ladies in the breakfast area deserve a special shout-out. They checked on us, brought extra coffee and muffins, cleared our plates, and visited a bit. Plus, they had everything waiting when guests came in and kept the food fully stocked. The room was clean and well equipped. Staff brought up extra towels, etc., as needed. Everything worked fine. The manager was out and about around the hotel, seeing that everything was going well. He started his morning early in the dining area, helping sanitize tables and visiting with guests. I stay at a number of Marriott properties and this one I would say has one of the friendliest staff I have encountered. I highly recommend this Residence Inn.

The location of this place is great and even though it’s a bit outdated, I was fine with it because it’s DC however the customer service needs some improvement. Upon check in, the “manager” (I think his name was David), checked me in and was very condescending. I called ahead of time (as I normally do) to find out about the amenites due to Covid19 and the woman that answered was extremely pleasant and said there was a list of restaurants that she could give me and many a few of the restaurants stayed open late.... yay. When we arrived, the greatest from David wasn’t inviting also there was no soap, shampoo or towels in the room so we could not immediately wash our hands which is very important during these times. I called and although they were sent up but it seemed like I was bothering them. I also called the front dest to ask for menus and was told to just call door dash but when I mentioned the woman I spoke to earlier said she had menus available, only THEN did the manager say I could come downstairs and retrieve them. Not sure I’ll be staying here again.

If you are using your credit card there really is nothing you will notice. If you are paying another way it can be up to $100, but you get that back assuming you have not used it.
"I would say unless you get a great price on this property I might suggest something else. Competition is tight in this market and the breakfast offered seemed lacking."
