Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

By the photo's we had seen were expecting to at least get a balcony to sit on but establishment only has one ,the owner has that.Breakfast no longer an option. Room(for a suite ?)wasn't really that big but was roomy enough apart from the bathroom which was tiny, with water you had to wait for three to four minutes to heat up,I thought we had a water shortage in W.A.Would I stay here again? No,I would prefer to stay somewhere that would live up to what I thought I was paying for.

Arrived on friday afternoon, no one answered the door bell, had to call the owner and wait for ages. His excuse was he mess up our arrival date. This is the only time we see a staff during our whole stay.
Room was new but poorly small. Bed is good, everything was nice inside.
I stayed at a budget room and I can live without their "continental" breakfast (cold toast & orange juice).
We were given tiny bottles of samphoo and soap (1 bottle each). They were only half full, we end up have to buy our own.

We had travelled from Tasmania to Mandurah (plane & hire car) on that day - & Breakwater met our needs beautifully - compact, clean, quiet and easily accessible accommodation. The continental breakfast the following morning was fine and provided in very pleasant surroundings.

The room while clean and in a good location backs onto a back alley with one window, no balcony and the view is of many other apartments looking straight back into your room. The owner said there is only one option that is pay up in cash in full on arrival. He then told us the hot water system will take at least 5 minutes to warm up which is very frustrating and waste of good water.

Had high hopes for this place but was fairly poor! The room was very nice, Bathroom was great and the bed was nice but the "Continental Breakfast" was laughable! Fruit cups and toast...... that was it! Had drunken teenagers just outside on the pathway yelling and screaming till 1AM! Air-con didn't work and it was fairly warm and didn't want to open the door for some breeze because it was too loud! Wouldn't pay $200+ again thats for sure!

We called in to book the budget room, and when we arrived it was a little tricky to find the place (see my picture to help you out) as its a more like a converted townhouse. The landlady was gracious in showing us the other available rooms, (we were awed by the spa room).
Our budget room was small, but cosy and had a luxurious feel to it. It was a clean and comfortable room - a fitting end for our last night of our holiday.
You can borrow DVDs and books from the reception to watch on your TV.
There is plenty of parking outside should you be driving there, and a liquor store just across the road to keep your in-room fridge occupied.

stayed here for one night in the basic room (110aus/night), was ok as just needed a place to sleep. Modern room, no view really but wasn't expecting any for that price.

Checked later they have larger 1-bedroom apartment which had seaview and balcony. Looked real nice so may try next time.

Very friendly service and helpful. Didn't try the breakfast, there was an excellent coffeehouse just around the corner with a seaview.

This location is some 10-15mins walk from the city centre, if you want to stay near the marina then check this out, would stay here again.

The apartments are in Dolphin Quay which was away from the main part of Mandurah, although you could walk across a bridge which cut the walking time down, rather than walking round the road.

The apartment had a lovely comfortable bed, fridge, kettle and TV. There was however no WiFi and my phone did not get data reception while I was staying there. It was very clean and well lit, and there was a comfortable sofa to relax on, as well as the bed. There was also a large wardrobe so plenty of hanging / storage space. The towels were new and fluffy. The bathroom was also quite modern.

Heating was via the air con, which took a few minutes to kick in. There was one major downside apart from the lack of WiFi, and that was the hot water in the bathroom - it took about four minutes of running the water before it heated up. In a country where there is a water shortage, this is a concern, and worried me.

Gaining access was easy as the owner lives in a flat on the premises and was home when I arrived, although I had not been sent instructions on how to get in, just an address.

The view from the room was of flats in a service road behind, so not the best view, but I have no complaints about it.

We needed somewhere for a short stay and we're delighted with the Breakwater, accomodation good quality and great bed, bathroom. Not a place for great views but very close to the marina restaurants and walks into Mandurah, half the price of the bigger hotels in the area so save your money stay here and enjoy a meal at a local restaurant with your savings. Definitely stay here again

New owners really went above and beyond to make it a great place to get away. Very clean, large comfy room with a great view. Large Spa with room enough for two! Close to good restaurants and Dolphin Quay. Looking forward to my next visit!
