I travel a lot for work and I like my privacy. I haven’t booked a BnB before as I don’t like sharing space (just being honest!). I needed somewhere new though so I took a deep breathe and booked here.
Upon arrival I was immediately impressed with the gardens and the condition of the property. It sprawled right through to the back of the block and had lots of nice outdoor areas to relax in.
My room was at the back, detached from the house. It was small and the decor was old school, but I had the best sleep I’ve had in many many years! It was so peaceful and cosy. Lots of warm blankets, pillows and an electric blanket made a stormy winters night truly lovely.
Yes, the bathroom was freezing cold and the TV was tiny, but value for money is right on the mark.
I didn’t have breakfast but I believe it’s included in the price.
I still don’t like sharing space but this has opened my mind to possibly enjoying more BnBs!

Jacaranda Guest House is a very old house that has been converted into several rooms and out buildings. Quite old fashioned, but comfortable. Husband and I stayed in the old house, two joined bedrooms with an ensuite. Double bed (I’m 170cm so just fitted) and a single bed with a big bathroom. Set well off the street behind a lovely garden there was no road noise. Very quiet in the house, so much so that we could hear the other guests speaking in the dining room at breakfast and room next door. Not really a problem as we were out most of the time and up early anyway. Off street parking in the wide driveway. Breakfast was included and there was plenty. Three kinds of toast, several spreads, fruit, cereal, coffee, tea and yoghurt. A guest kitchen with fridge and a sink supplied with tea, coffee and snacks anytime. There was a tv in a shared lounge with rather old but clean sofas.
I understand the place has been sold. No idea what new management will do but it suited our needs being very close to the event space for Busso100.

Second time here in one of the rear annexe rooms. Beautiful grounds and such a convenient walk to town. Buffet toast and cereal breakfast so plenty to eat. My wife thinks the room a little small but that's mainly because it's a squeeze for two people to pass each other at the bottom of the bed (is it really that hard for one to go before the other?).

The hostess, Anne, can be a little too engaging in conversation.

I want to write a fair and balanced review of this place as I too am a small business owner and do not want to harm a small businesses ability to be successful especially these days. However, my experience left me feeling terrible and we didn’t even get to stay a night here. I booked a room for my husband and I and 2 kids for one night. Mistakenly I must have not booked for the 2 kids and when we arrived late we were met with an unfriendly man who said ‘who are you?’ . I was with my 3 year old son and he explained he could not accomodate the 4 of us because it was a room booked for 2 only. Fair enough - I said we would try to find some where else. However, after searching elsewhere everything was fully booked and we had no where to stay. At 8.37pm I rang Jacaranda BnB to ask if my son and I could take the room (my husband and 5 year old would sleep at a friends place on their couch). The owner said ‘no’ we are closed. We are leaving that room vacant.’ He then hung up. Bottom line is that I paid for a night there and wasn’t allowed to stay with my 3 year old son. This doesn’t seem right to me that we understood the policy of only 2 adults and tried to work it out that only 2 of us would stay but we we’re refused a bed for the night. We had to drive 2 hours back to Perth as everything else was booked out in Busselton, Bunbury and Dunsborough except for the Abbey Beach Hotel for $649 a night which we couldn’t afford. No kindness, no empathy, no apologies. I don’t understand why my son and I could not stay there while my husband and other son stayed at a friends house, yet I still have to pay. Also noting that I am of Australian Asian descent and based on reading other reviews this might be the reason why they weren’t accomodating. They’ve gotten rave reviews from other people so perhaps this is the reason they were not kind. I cannot think of any other reason given we paid them $160 for the night, accepted their policy of only 2 people but where turned away. I will be asking for a refund for sure as would anyone I would guess in this circumstance.

Trying to be unbiased and say truthfully what was our experience.
We booked the triple room -4, thinking a bit of extra space would be good. One bed was a double but old style double which is shorter than the newer doubles and therefore too short in length for my husband. The lady was rude and flatly refused to do anything about it.
She was in our room each day to supposedly clean the room but only the bin was cleared and beds never made nor were toiletries replenished. Small poky room not meant for a couple and should not be advertised as such.

We stayed just one night out of 3, forfeited our booking and came back home earlier than planned.

A very quaint and comfortable stay. The accommodation is very clean and each bedroom unit has its own bathroom. Breakfast is always included in the price which includes various cereals, porridge, fresh cut up fruit, yogurts, various breads for toasting, juice and endless cups of tea or coffee. The location is superb as it is an easy walk to the famous Bussellton Jetty. The couple who run this accommodation are very friendly and helpful. Highly recommend this venue. Good value for money.

We decided to spend three nights in Busselton and booked in the Jacaranda Guest House. It was was a quiet and cozy experience. We enjoyed the breakfast of fresh cheese and cold meats, yogurt, and toast. There was a selection of cereals and more. The room was lovely. We were able to warm it up with a heater/aircon. A lovely setting to unwind and relax.. room 8 a winner.. the owner run establishment was good. Our hostess was great and even gave Jayne a birthday card.. what a lovely gesture.

Our family of four stayed for one night in June on our way down to the MR region.

The location was easy to find and well located close to the jetty and Busselton shopping amenities. But thats about all the good things I have to say about this place.

We visited in June the outside temp was in the mid-high teens but the inside of the B&B was freezing and more akin to a morgue. The bathroom floor was ice cold and when asked for another two bathroom mats, Ann was reluctant to provide and only gave us one more. We come from a tropical country and the kids were not used to the low temps being our first night of our trip.

The room itself while reasonably clean was also extremely cold reflecting the poor insulation of the building. The living room is best described as drab and depressing (and freezing cold).

Breakfast was basic coffee fruit and toast. Orange cordial was passed off as juice - why bother.

While we were a little late in checking out - Ann was rude and curt telling us to get out ASAP!

I would not recommend this place to anyone.

We stayed at Jacaranda Guest House for ten days, which is a long time. However, from day one, we did not made feel welcome by Ann, who runs the day-to-day operation.

When asked if we could have a blanket (as it was missing from my bed), she resulted to arguing that they didn't usually put blankets during summer (we were going through a cold patch and the temperature at night were in the 10s).

We received a lecture about leaving a lamp on the floor before leaving the property. It's a $5 Kmart lamp.

When the liquid soap ran out, it was not replaced during service, but we had to ask her. Was told, "Why didn't you just ask".

Ann treats native Australians and British people a lot differently. She shows them the property a lot more carefully, is more gracious to them, and is much more friendly. Maybe some people don't care, but we did feel this and it did impact negatively on our stay.

We spoke to Ann and Martin about this, and they did half apologise. On our last day, someone had spilled coffee over our car's windshield.

I would not recommend this place to migrants (unless British).

Dated furniture and extremely dusty beds. There was a nasty smelling automated deoderiser constantly puffing in the bathroom. Shower had no shelving for the shampoo and shower gel. In the common tv room the kettle was filthy inside and the cups were dirty. Surprised to find that majority of the other guests were in their 80's to 90'S. Inadequate on-site parking for car.
Stayed two nights there. Won't be staying there again.
