We had a very enjoyable stay with Greg and Linda. I can't recommend them enough. Great parking and the rooms are set well back from Bussell Highway so a great nights sleep can be had. Very quiet location. The breakfast is amazing, gourmet quality. The standard is very high - rooms are spotless and Greg and Linda are the most friendly hosts we have ever had.

What a fantastic week we had in Busselton. Greg and Linda were wonderful hosts, so helpful with things to do/restaurants etc also very accommodating with our needs as we were there for the seniors tennis and on occasion had early starts, their hospitality was second to none.
The accommodation had everything you could possibly need, very comfortable and clean. The breakfasts were delicious and meeting other guests who were all lovely, made for interesting conversations.
This bed and breakfast is on a highway, but the house is back from the road and there is absolutely no noise, very quiet and has off street parking.
Would highly recommend and would love to visit again one day.

Thank you so very much for staying as well as for the glowing review!! We also appreciate it when guests highlight the quietness of the guest accommodation-some are put off by the highway address but are always pleasantly surprised once they have stayed. It was our pleasure to provide you a comfortable and friendly place to stay during your time in Busselton, please come back for another stay sometime in the future-you will be made just as welcome. With very best wishes, Linda and Greg

We stayed 3 nights at Baudins and thoroughly enjoyed our time here. Greg and Linda are wonderful hosts and are great to have conversations with over breakfast. Breakfast each morning was something we looked forward to as it was honestly SO delicious. The rooms were very comfortable, spotlessly clean and had everything you'd need and more - the chocolates, chips and port were lovely additional touches. Excellent location right on the highway with great parking available. Overall, a top quality B&B that we would happily book again. Highly recommend.

This place is not a traditional B&B with NO staff on site. Arrived mid afternoon and needed to phone someone to get a locked box code to get your key.
Location is a couple of kms west of the town. Parking in a small area out the back. Rooms not easy to find. Had to get help from one of the other guests. Need to walk through a common area where self-serve breakfast is served. Note it’s purely continental as there are no staff on site. The communal kitchen is well fitted out and there’s some bread in the fridge, juice, cereal, coffee machine and some fruit. You can help yourself during the day.
The place is clean but my deluxe room out the back was relatively small with TV (basic channels), closet and bathroom. It was ‘deluxe’ in name only! You could hear a lot of noise from the common area and the highway out the front. The wifi did not work in my room so I had to ring 2 mobiles to try and get help. Again, there is no staff on site to help. The problem could not be resolved. There are laundry facilities but the cleaners (I assume) had left towels and sheets in both the washing machine and dryer so they weren’t available.
Someone set off the smoke alarm in the communal kitchen which triggered the alarm in my room. Nearly blew my ear out!
Paid over $200 a night for my stay and feel I was mislead. Just bizarre and false advertising calling itself a B&B. Would not stay here again.

We have stayed at Baudins many many times when the previous owners run this B n B, and always recommended it as the best BnB in Busselton, however, when we arrived this time we had to hang around until 3pm because our room wasnt ready, the cleaner blamed it on many things but whilst we were waiting she was flapping around and on her phone talking to relatives, I asked her if she could just get on and get our room sorted and stop wasting time. Then when I checked my bank account realised I had been charged $185 instead of $158! I rang the manager and she said it was her mistake and she had refunded the $27 overcharge back to my account, but 2 days later it is still not refunded. Another guest there told us she had been charged twice and had to call management for a refund. We used to be a cooked breakfast here too but there is now a little note on the fridge saying help yourselves to cereal and toast! The bed we had was very hard and uncomfortable, we will not be going back to Baudins and would definitely not recommend it.

This is my husband and mines preferred place to stay when we head to Busselton. The rooms are lovely and comfortable and you meet such interesting people around the breakfast table but the nicest aspect are your hosts, Greg and Linda. They make you feel so welcome, have so much knowledge about the region and you can tell they really enjoy running the B&B.
Great to see them open, doing everything to make people feel safe & still making sure you have a wonderful stay.

We do love running our B&B, the cleaning however can be tiresome, but as you mention we meet many interesting people and enjoy making everyone feel welcome, comfortable, and valued. Thank you for being regular guests, we truly appreciate it! With best regards, Linda and Greg

Be aware when looking at this property that it is not a traditional B&B. It is under a management company. The owners do not live at the property. Management is only contactable by phone.
We stayed 2 nights in the triple room suite in the front house. It is an area of 3 bedrooms, bathroom and study off the communal living area. There is also a master suite in this house. Of the 3 bedrooms in our area 2 are right on Bussell Highway and the traffic noise is considerable. The bed was extremely comfortable. Breakfast supplies were excellent. However the glassware was erratic, a variety of missmatched glasses scattered about in different cupboards. The outdoor area at the rear was lovely, overlooked a well screened parking area and the back house of the complex. We had a problem with the airconditioning when we arrived. It was a particularly cold evening and the house was freezing. Switched the aircon on and it was just pumping cold air. We rang the number supplied to get assistance only to be told that they would address the issue in the morning. Thankfully were were able to take extra blankets from one of the spare beds in our area as there were no extra blankets in our room. The issue of the aircon was fixed the next morning. When we arrived at the property it was about 6.30pm and dark, the instruction was to go to the locked box at the back of the property, it was pitch black and hard to see as there was no proper sensor light working. Also to our dismay we found that all the sliding doors at the rear of the property were unlocked. In the light of the lack of assistance, the response we received from management and the security issue on our arrival this would not be our choice of accommodation for future visits to Bussleton.

The rooms are amazing, clean, modern, and well maintained. For more tech focused travellors you won't be disappointed. There are plentiful power outlets, the TV has all inputs available (HDMI etc), the WiFi is free and meets most needs.

A Terrible experience in general, and a property living, on its 2019 award as one of the best in the West. Arrived and got access by phoning the management company, who informed me that breakfast is served daily between 7am and 8am, which seemed strange, and unlikely. Obviously i was dealing with a very incompetent person, who was making it up as they went.
The house is generally comfortable, but the bedroom carpet was covered in stains and in need of a clean. The housekeeper in the morning arrived and informed us that she doesn't make up the bed, even though their website states so.
First thing that greeted us in the kitchen was a big sign, stating that Baudins are sorry for the inconvenience of no cooked breakfast being available, obviously they don't care about their guests, and it's all about, giving the least for, for the maximum amount of money.
Would we revisit this property, certainly not and most certainly not recommend it to anyone. There are much better choices in Busselton, and all live up to their, webpage information.
