To visit Port Fairy was always on our "to do" list, and, being now in the over 70's bracket, we looked for a quaint but well appointed place to stay for 4 days. The old saying "you cant judge a book by it's cover" certainly rings true with this property. On arrival (and on the on-line photos), the two story building does look picture-book quaint. Once inside however, immediately you notice the smell as you step onto a rough brick floor. You get use to the smell after the first 48 hours, but what you dont get use to is the rot in some of the interior woodwork, the unhygenic corroded shower soap container in the bathroom, dirty couches....and of course the brick floors which are also on the floor in the bathroom. We also found silverfish on the bed! The top story is cleaner and much more modern; however thats if you can maneuver the narrow staircase with a sharp bend in it. Most probably fine for younger legs! The top story has a more appropriate floor surface and a much more appealing master bedroom with a balcony. If we hadnt prepaid, we would have left within the hour of arrival. However having said all that, the property is advertised as pet friendly, and I can agree that it is. The property has an enclosed yard which allows the pooches to spend time in the garden without supervision. Also note that this is no longer a Bed & Breakfast, even though the signage out the front and on the road direction sign refers to it as such. There were no breakfast provisions included. Alas, sometimes that happens in life; when you look forward to some event or destination that just doesnt live up to your expectations!

A very well appointed studio apartment, spacious and comfortable, and tastefully furnished and decorated. Large bathroom with both shower and bath, and separate toilet. Breakfast provisions were supplied, to prepare own cooked breakfasts. Quiet suburban surroundings, in beautiful garden. Only possible downside was that on the evening when there were guests in the apartment upstairs we could hear them walking about on the wooden floors. A louder family would probably have caused disturbance. …

We stayed one night here and it was so clean, warm with a very comfortable bed and spacious. It was lovely feeling so warm and comfy while a storm raged outside. The breakfast supplies of bacon, eggs toast and jam was a great way to start off on our GOR drive. The hosts were very helpful and friendly. Would definitely stay here again.

I have had the pleasure of visiting the studio on a number of occasions and have found the facilities superior to most bnb''s . The hostess Rita was a pleasure to deal with and the breakfasts she provided , not to mention the extra cake or biscuits were delicious. Do admire her artwork and decor- it truly is a great place to relax .

Mind your head if you take the loft room! The sloped ceiling can surprise. Rooms were cosy and beautifully appointed. I loved the fact that the beds has electric blankets - was lovely to just snuggle up. The breakfast basket was lovely, well-stocked and generous. A very hospitable touch.

The studio downstairs is a great space that is very well decorated.The bed is very comfortable and the shower and bath excellent. The breakfast that Rita provides is more than ample and much appreciated. I would definitely stay here again and would recommend to friends and family. There is no wi fi available so particularly good if you want to totally switch off.

How lucky were we to find The Coastal Barn? The answer is: Very lucky! It was a great start to our trip along The Great Ocean Road. We stayed in the Studio, which was a very spacious, ground floor, self-contained suite. We were able to park right outside too. A basket of breakfast goodies was supplied on our arrival by the lovely owner Rita, who was happy to tell us what was on offer in this delightful town. The Studio was very clean, bright & of a high standard.The bed was really comfortable & the bathroom was large & well appointed. Our only regret is that we should of stayed longer. I wouldn't hesitate to recommend a stay here.

We stayed at the Coastal Barn as an add on to the Great Ocean Road as we wanted to see Port Fairy after "tripadvisoring" the GOR. Rita is a very friendly hostess and her accomodation hit the spot exactly. The only other stop we made was in Port Campbell, which is not somewhere I'd overnight again. Rita's Barn provided twice the space and charm for the same rate as the motel we had the night before. Port Fairy is also a delight and we will return to further explore the area. This is somewhere I'd unreservedly recommend. The only improvement we could suggest is some garden furniture to enjoy the sunshine that floods the front of the place. Then it would be 5 stars all the way! Thank you, Rita. Terri and Peter.

Great stay = good sleep + relaxing bath + sumptious breakfast = Coastal Barn It is a surprisingly spacious, all-in suite set in a barn. We had red roasted chicken and caesar salad in the room for dinner. Highly recommended as the dinner choice is scarce.

We stayed with Rita for 2 nights last week and she was very helpful from the beginning in guiding us to all the top attractions as well as ensuring us having a wonderful stay in the house. The house is clean and especially the room downstairs had a good shower and bath which I would recommend everyone to try it out.
