We spent the New Year's period at the Cumberland Lorne Resort and, as always, it did not disappoint. Lorne was buzzing with excitement, and the Cumberland Resort has been our favourite place to stay for several years now. The true highlight of this resort is the exceptionally professional and friendly staff, especially Prita and Heath, who showcased an impressive level of local knowledge.
We had the pleasure of watching the Lorne pier fireworks from our balcony, which the kids thoroughly enjoyed. The oceanfront rooms are well worth the investment, offering stunning views of the main strip, surf club, and the beach, including the surf point. Although the pool was closed during our stay, we were provided with passes to the Lorne Sea Baths, which we made good use of.
We eagerly look forward to returning to Lorne and staying at the Cumberland, as it ticks all the boxes for both children and adults. A heartfelt thank you to Prita and Heath for being so helpful throughout our stay.

Dear bbasdg, Thank you for taking the time to write such a great review with such high praises, also thank you for recognising both Brita and Heath, two important assets to our wonderful team. Its not often you find a community that rallies together, the fireworks on NYE off the Pier have been funded by the local community for the last few years and a massive thanks to everyone for putting on a great show for everyones enjoyment. At this stage we are looking at completing the final stages of renovation works in the pool, its been a long and hard road but after meeting with the project manager today its looking like by the end of March it will re-open, before the school holidays. Once open this facility will be a vast improvement from the original design and build. We look forward to having you return in the future. Regards Richard Blackley General Manager

Great accommodation, our room was serviced daily. We had plenty of room and everything was self-contained there so we could cook our own meals if we wish to. There was a washing machine and dryer and a really good Aircon in the living room, however the master bedroom got quite hot on the last couple of days. Even with the window open it was very hot so our only feedback would be to consider an air con unit in the bedroom/s. Other than that, we had beachside views, a great location and we had a terrific stay. We will stay there again - thank you Cumberland.

Dear Susan B, Thank you for taking the time to write such a comprehensive review for other perspective guests. Some of our apartment owners have placed AC units and or fans in the bedroom to cool them down. We recommend that you should request one of these apartments when making your next booking with us directly. Warmest Regards Team Cumberland

We paid $375 a night for a 1 bed apartment with an Ocean view. The view was great I thought at $375 not in full season it would be a better apartment . It is back to the 80"s No evidence of much change in the interior since the 80"s Rooms have the shower in a spa bath , who wants to climb in and out of a spa bath to shower? Yes, I know they were "in" in the 80's The design of hotel in our area meant that when room doors close it was like a cannon going off, some soft close would be handy Enquired about dining and breakfast and advised to find something out in the street I thought they could offer some breakfast supply but no, off down the street and bingo , found a bakery where we could get coffee and croisant Unfortunately the bakery was closed for the next 3 days Hotel is OK but greatly overpriced maybe because they can?

Dear John, Thanks for taking the time to review our property. Each of our apartments are privately owned and the decor can vary from apartment to apartment, we highly recommend our Rennie Ellis apartments in the future. There has been already a lot of work in the background with our owners corporation to redevelop parts of the property and I look forward to seeing this can to fruition in the future. Although we physically own a Resturant we are surrounded by many great options in Lorne within walking distance, we are pleased you were able to enjoy one of the locally owned businesses. Unfortunately like many regional locations staffing has been an ongoing issue and many of the small locally owned businesses need to close to rest what staff they do have, the shire is looking at ways to offer more affordable accomodation to the region so that more people can live and work in Lorne. We look forward to welcoming you back in the future. Warmest Regards Richard Blackley General Manager

Not good and not recommended. The whole property is very rundown and in urgent need of refurbishment. Complete painting, upgrading bathrooms, toilet and general presentation. Finishes are old shabby and grubby. The sunken shower in a spa is difficult to access for some and is slippery. To reach the toiletries you are required to walk across a slippery and sloped base to use. This shower aspect should be highlighted to every guest when the booking is being made. Almost impossible to enter and exit the shower safely. In fact it is very dangerous despite a handle to hold on the wall. These showers should be removed without any delay and replaced with walk in showers. Completely unacceptable. Window in bedroom faces walkway from lift and from stairs. It is noisy, hearing people walking, talking and slamming doors. The window allows light into the bedroom all night and if the blind is up, it is easy to see into the room from outside. Requires replacement window covering such as a shutter to prevent light and allow some privacy. Lift was filthy and floor covering requires replacement. For the cost of well over $400 per night in the off season, the room did not provide the room facilities that is expected for such a high tariff. Certainly not even 4 star. 3 star in our opinion. The balcony is dirty and uninviting. Not the place to sit and admire the view of the beach. Furniture requires replacement with such more in line with price expectation of the owners. It is time management sat up and took notice.

Dear 30victoriaavenue, Thank you for taking the time to review the property and we appreciate your feedback. The property is under an Owners Corporation and we have been working with them on a masterplan for upgrades to the property. This process is long and sometimes complex, we completely agree that the buildings require painting and upgrading to the common property of the Resort. There are also talks in progress on works to be conducted on apartment internals, each apartment is privately owned and a general concensus needs to be reached first, We are pleased you enjoyed the location and the service provided by the team and look forward to welcoming you back in the future. Regards

Most terrible experience I have had after being staying at Cumberland resort for past 20 years. Prices are misleading, staff are unsure and services provided. My three days was spend trying to settle my account. Health was the only professional and helpful individual at the resort. The new staff who made my booking tried but obviously working with staff who are rude and unprofessional such as Greta and Lee would make customer service very unpleasant. The dishes in the room was dirty, carpet full of dog hairs and lights not working is few of the things which I bought to your front desks attention. Also, my clients are allergic to pet hairs so we checked website and called to confirm no pets at the property prior to booking. This is misleading again as Richard Bakeley the General Manager confirmed that individual apartment owners are allowed pets which is not mentioned anywhere and we were lied to. Due to this my client had breakout and I have photos. I also showed Heath photos of dirty dishes, filthy microwave and pet hairs and dirty carpets. Heath was very kind to come and vaccum and clean the microwave himself the second day.
I want to request a full refund of the stay as I was misinformed and charged extra price due to your errors. My clients and I were inconvenienced due no manager to assist or make decisions upon check in or booking. I am a regular traveler and stay in numerous resorts and this stay by far was the worst. Photos enclosed.

Dear Ashni, Thank you for taking the time to share your experience, especially your praise for Heath. Your review of your stay is disappointing considering the lenghts and efforts made by multiple staff members to address your concerns, myself included. As discusssed on the phone during your stay there is a mixture of permanent residence, private rentals and Cumberland rentals throughout the property, we do not allow pets in the Cumberland rented apartments and have no control over apartments outside our rental pool, our website clearly states no pets. Your initially booking was for a 1 bedroom ocean front apartment, the rate on the booking confirmation was for that room type, moving your booking to a penthouse ocean front consitutes a new room type and new rate as indicated on the new booking confirmation sent, I apologise if this confused you. Regarding a full refund I politely decline your request, but do hope you appreciated the reduced room rate I offered you at the time. We also noted the condition the penthouse was left in was less than favourable for our housekeeping team and as per our terms and conditions we tried to apply the additional cleaning fees to your credit card, only to be denied due to a potential scam threat detected by our banking system. This maybe something you want to investigate further with your financial institute. Due this we have flagged your profile for any future bookings. Warmest Regards Richard Blackley General Manager

Great property in an excellent location. The staff were fantastic and were always helpful when needed from the time of booking right through to the duration of our stay. The facilities within the property are excellent. We had 4 apartments between our family. The 3 bedroom penthouse was fabulous. The 2 bedroom penthouse was just a little bit tired but was still perfectly serviceable. Had we had our elderly relative with us, as had been planned but didn’t eventuate, we hadn’t realised the showers are over the spa bath and involved a big step up or down. I do know the property has accessible rooms and I would make sure to book one if travelling again with a less mobile person. You cannot beat the Cumberland for location and views. Everything is in easy walking distance and, as usual, Lorne has so much to offer.

Dear Victoria W, Thank you for taking the time to review our property and sharing your expereince with others. Each apartment is individually owned and some have now upgraded their apartments to have walk in showers. These apartments are a great addition to our inventory and the staff will certainly be able to allocate those apartments at time of booking. We look forward to welcoming you back. Warmest Regards The Cumberland team.

When we arrived there were a couple of things that required maintenance the cavity slider door and the glass sliding door lock, the maintenance person came and he said oh why do you need the outside glass sliding door fixed no one is going to come inside, at this point we felt that he came across rude and did not expect him to say that, maybe ensure that he is not having an attitude like that to your guests as it does not go down well. We have stayed at the Cumberland for 14 years now and never ask for Maintenace just found this quite rude. Stay in the apartment and views were amazing and will continue to stay but thought we would address this matter

The views are to die for but the apartments are very dated and need upgrading big time. Cracked Venetian blinds, water damage on the kitchen counter, Cracked tiles, cracked decking on the roof top deck which is actually quite dangerous. The furniture is uncomfortable and it's hard to get comfortable. Hard for someone to shower who can't get in and out of the spa bath and once you start using the soap the bath floor is so slippery and dangerous.

Dear lisam0982LH, Thanks for taking the time to review our property and we are pleased you enjoyed the views of beautiful Lorne from the balcony. There are some complexities regarding individual ownership of each apartment that makes upgrading a little difficult on occasions, however our goal in 2025 is to over come some of these obsticales with our owners and work on fixing many of the issues you have noted. We look forward to having you return in the future. Regards Richard Blackley General Manager

Cumberland Lorne was our third stop on our great ocean road drive holiday. We had an enjoyable stay. We were very lucky to have been assigned a recently renovated unit with 2 bedrooms, and well maintained/clean. The kitchen was very well equipped to cook for a family of four. There were small portable heaters in the rooms (very useful for our winter stay). The cloth dryer door could not close properly to operate (we improvised to make it work), but this is a minor problem. Informed the front desk to look into. Feedback to the management to consider; the building itself needs a new coat of paint.

Dear Charliekilo1618, Thanks for the great feedback and we totally agree that the buildings need a new coat of paint. This has been a talking point with the Owners Corporation for quiet some time now and we are hopeful that this is going to occur in 2025. We hope you enjoyed the beauty of our region and the full experience of the Great Ocean Road, its a gorgeous part of the world. Safe travels and we look forward to hopefully seeing you again in the future. Regards Team Cumberland

We booked a room for 3 Adults for 5 nights but had to leave after 4 nights due to an old uncomfortable sofa bed with a dilapidated mattress that ruined our stay. We forfeited a night accomodation as no one could sleep on that last century sofa bed after two of us suffered severe back issues. We were under the impression the hotel had been refurbished but that turned out to be just paint , same old furnishings from last stay years ago. On lodging a complaint at reception on why we were leaving early and forfeiting $400, we barely got an acknowledgment, rather a short and clinical “ will pass this onto duty manager”, couldn’t even muster an apology or express any empathy. As we prepaid I didn’t expect a refund but a simple apology from hotel still using substandard sofa bedding. I pointed out that the RACV resort we stayed at Christmas has state of the art sofa bed with a full trundle and very comfortable mattress. Thats was a true 4.5 star hotel.
Very disappointing experience indeed.

Dear miket206, We are truly sorry to hear of your expereince with us on this occasion. Its unfortunate that we were not provided the opportunity during your stay to rectify any issues you experienced as we could of provided alternative options to make your stay more comfortable. I can recommend in the future our 2 bedroom Apartments as it comfortably sleeps 4 Adults in traditional bedding, alternatively we also have roll away beds as replacement options for sofa beds. Our owners corporation are about to release a masterplan to all our individual owners on a large scale upgrade to the property for the future development of The Cumberland, we look forward to welcoming this soon. Take care Richard Blackley General Manager
