We ended up at "The Elms" out of necessity when we travelled on the Great Ocean Road without reservations on the Easter long weekend, but ended up being the luckier for it. We took the trip down Great Ocean Road, and were in a pinch as there was a mistake in our booking at another place - Read: I suck at picking the correct dates. Carmen had space and took us in. It's easy to think of small town B&Bs as dated, socially awkward establishments. But Carmen is an absolute joy, and...

Carmen is the very friendly host in this charming old b and b. The rooms were beautifully old fashion with lots of charm as were the common parts. The free wifi was excellent. The breakfast was excellent. The rooms are aired and spacious. being in a back street the property is quiet with off street parking.

Carmen made us feel so welcome & ensured we had a wonderful experience. Giving us the history of her beautiful B & B to making us a delicious breakfast. We also appreciated Carmen collecting us from the railway station as an added bonus.

We had a wonderful stay at The Elms and cannot wait to return! Carmen is a friendly & caring hostess. The rooms are charming & very comfortable and the breakfast was delicious. The twin rooms also have a single bed as well for anyone that needs the extra room! We look forward to our return

Arrived later afternoon (as arranged) & were greeted by our hostess, Carmen Zahra, very welcoming. The appearance & atmosphere of the property & rooms was immaculate. The house itself was most charming & we immediately felt 'at home'. This B&B is highly recommended, and we would be delighted to return.

I stayed at The Elms for one night. Carmen was very welcoming and made me feel very comfortable. My room was lovely. Nice bed. My room had an ensuite which was very charming. Both bedroom and bathroom were very clean. Carmen cooked me a lovely breakfast the next morning. Really enjoyed having a chat with you Carmen! Thank you :)

Was travelling back through the great ocean road and found this beautiful home. We didn't make any booking, but was still accepted by Carmen and her sweet pet dog with open arms :) Beautiful rooms given to us, with the names of her children at the door.. (Surprising both her daughters name have the same name as my sisters!) was...

We have just spent a night here and were fortunate to be the only guests on this week night (Thursday).Nice old house but with rooms all nice decorated. Comfy bed, and quaint bathroom but with modern fittings. Close enough to walk to the main street (shops) but far enough away to be quiet at night. Carmen cooked a very nice...

We turned up with no booking and were invited in with open arms. A great place to stay if you find yourself in Colac! Beautiful old building and spacious rooms and living area all beautifully decorated. Our host couldn't do enough for us it was a really relaxing stay
