I am currently staying at the Beach Haven Holiday Resort. Powered site costs $40 for 1 person and I have to pay to have a timed shower. I travel with limited cash and was told on check in that I needed $20 Cash, refundable, for the boom gate key. When I booked via the telephone neither of these were mentioned . I also have to go through a dirt section, not in the advertised photo to reach my site. Would never stay here again.

Pure filth, you think with the amount of money this park makes they would renovate the toilet blocks, where not living in the 1920's come on... HYGENIC pfft not at all.. Come on beach haven staff clean ya act up and fix the problems.

Dear Thommoj, Beach Haven Holiday Resort appreciates all guests feedback and we thank you for taking the time to post your comments. However, given the right of reply we are able to make, we would like to address your comments as follows: We acknowledge that the amenities blocks are not new but having said that they are cleaned daily all year around with extra cleaning during holiday/peak periods. I am sure you would appreciate from time to time, with the amount of people that use the amenities blocks, there may be times that we need to arrange extra cleaning during the day. If at any time a guests reports to the office that there is an issue with the amenities it is attended to by our groundstaff immediately. We also would like to think that guests report to us if they are not satisfied with their stay and therefore give us a chance to rectify any problems.

Well, we stayed for 10 days in total. This Caravan Park has a great position as its walking distance to the fantastic beach. The kids enjoyed the new friends that they had made while we stayed there. That's where the good stuff ends.

We turned up and found out that a cash deposit of $20 is required for the gate pass and would be refunded once we checked out. I agree with this, however it would of been nice to known about it before we turned up. It was just lucky we had a spare $20 on us.

Then we were told that we also needed $1 coins for the showers as they are now coin operated. When I asked if this was on their website I was told no. Would of been nice to have know this before we booked. We had a family of 5 people and each had a shower every night. You do the math... Some of the locks on the toilet doors and showers didn't work

The camp kitchen opens at 8.30 am every morning and Closes at 9.30pm. For campers this is just a joke.

The swimming pool or as its known around the site as the biological soup, is a creamy colour most days and is indoors. Reminded me of a cheap council run pool with that steamy chlorine smell.

The one and only fire hose that serviced the camping grounds leaked more water than it pushed thru the hose. God help if there is a fire and we needed to use it.

The kids movie area was like a sweat shop most nights as its not air conditioned.

The BBQ's cost $1 for 3 minutes of cooking. So an average BBQ cooking fee was $5 in total.

The Hot spa costs $20 for the key but is refunded once key is returned and $4 for using the spa.

All of this and they expect to get top dollar for their sites.

Do yourself a favour and drive 5 minutes down the road and stay at either the Big 4 or the Dolphin point van park. Or better still drive another 30 minutes and stay at Batemans bay Big 4 for the same price of staying here at Ulladulla. I wouldn't recommend staying here to anyone.

Our family booked a holiday online back in May 2013 and paid a deposit at an agreed rate over the Internet. This park was happy to recieve our deposit and confirm our booking at an agreed price but we have just recieved an email to advise the price HAS SINCE DOUBLED and we need to pay another deposit to hold this site. When I spoke by phone to the park and attempted to resolve this matter I received no satisfaction or explanation only a "we have been told it is not negiotable" and the new price was fixed in. Whilst I can understand a CPI increase of say 4% but to go from $54 per night to $90 odd was unacceptable and excessive. A quoted price obliges both parties to honor a contract especially when a deposit has been paid and receipt given. When I asked the park if they would be happy if quoted a price to fix their car at say $600 only to find this price was changed to $1200, they also said they wouldn't like it but made no restitution or negiotiation on their error. To expect the consumer to cover their mistake in claqiming they have the wrong rates on the Internet seems an unjust and unfair way to do business. Do not trust the rates and prices quoted seems the adage here. They can't guarantee them..... Perhaps a conversation with Consumer affairs will occur here shortly.
Never use this park as they have poor customer relations and are all about themselves and how much money they can make............

We had planned to come here as a family group, booking a couple of cabins and were emailed a quote at the beginning of the year, we accepted the quote and paid our deposit. We are then informed a few months later "whoopsy we made a mistake - you are now going to have to pay $1000 more than we originally quoted you". Despite repeated requests to discuss with a manager, the manager never returned our calls or replied to our emails. Conveniently they were always 'out of the office', 'not back in for a few days time' or 'on leave' whenever we called.

Comments like 'you must have realised it was a bargain' and 'you should have noticed a large discrepancy' don't really cut it. If Beach Haven staff didn't realise they were emailing people the wrong rates how on earth would we know??!!

Their claim below that they were only taking $50 booking fees because of future rate increases is also a lie - my sister was charged a full $231 deposit on her credit card. Twice. And had to wait for a cheque refund via snail mail a week later. Another system 'malfunction' perhaps? Or maybe just incompetent customer service, terrible management and outdated systems. Even if you have a quote and have paid a full deposit don't expect it to mean anything to Dodgy Haven.

Avoid this place. Like the plague.

Our family of four stayed at a powered site in January and were greatly disappointed. First our site backed onto a football oval size area that was nothing but dirt which meant that we were covered in dust every time the wind blew. Then the men's shower blocks had no hot water for the first 5 days that we were there. When we informed the office the woman at the desk told us "well, no one els has complained about it"! It's bad enough paying for showers let alone cold ones.

And although there was a sign up saying the toilets/showers were cleaned everyday I didn't see much evidence of it. In fact, the water in the mop and bucket that was left there had not been changed until the day we left -that's 8 days! I knew the water that they were cleaning the floors with hadn't been changed because it had the same dead bug floating on top of it and got progressively murkier. It was REVOLTING and UNHYGIENIC! I didn't expect pristine conditions when sharing facilities with that many people but it was completely unacceptable.

And now the pool. First, you had to wear a wristband for no apparent reason. And, like the amenities block, was filthy. Floating band aids and hair balls. Seriously. It was so bad when my husband got a bit of a stomach bug he suspected it was from the pool! Ourselves and at least two other families stopped letting our kids swim in it.

Needless to say we were not impressed and will not be returning.

Just like the previous two reviewers, we have also experienced the dodgy antics of Beach Haven 'Resort'. We made a booking and paid a deposit at the beginning of this year only to be told in August that the price had increased by almost 62%! When we queried why there was such a massive increase they told us that had accidently quoted us the incorrect rate back in January and they now expected us to pay for THEIR error. Despite seven emails and three phone calls to management they would not respond and we were simply advised by the receptionist that "no further correspondence will be entered into". I think it is extremely gutless of management to leave the reception staff to deal with the fallout due to their system error. It is also extremely unprofessional that they would not even bother to respond to an email or make one phone call. It's disgusting and extremely dodgy they expect customers to pay for their mistake and incompetency and will not honour the quote we were initially given and had accepted.

Needless to say, we won't be holidaying here! Interestingly, since this has happened we have heard so many bad things about this place like filthy amenities, hidden costs, run-down and out of order facilities, terrible customer service etc etc. I would suggest to Beach Haven they get their quoting system sorted out and invest in some business management and customer service training for themselves and their staff!!

Please accept this response in relation to this review and the previous two reviewers in respect to increased tariffs during the Peak period season 2013/2014. The points to be considered are as follows: 1. As we have outlined in our previous responses we respect the right for everyone to have their say but it is also important to ensure that the facts reported are correct. 2. We acknowledge that we had a system malfunction in relation to our holiday rates for the upcoming Peak Holiday season of 2013/2014. This was discovered upon Management of the park conducting their bi-annual review of rates before informing our prospective guests of the final tariff applicable to their reservations. At all times before this review guests were advised that there would be a review when making their booking (this information was also relayed to them via email) therefore we would only be taking a $50.00 booking fee with the balance payable (which would be 40% of total tariff) after the acceptance of the final rate which would be relayed to them after 1st August. If the final rate was not acceptable to the guest they had the right to cancel their booking and a full refund would be processed. This has happened in the case of guests not wishing to proceed with their booking. 3. In this era of access to on-line information re accommodation availability, rates etc in most cases prospective guests would have checked out the other accommodation options in the area and would have been able to compare rates. Many of our guests upon being advised of the increase in tariff and the reason why accepted that there was a large discrepancy between other holiday parks within the area’s rates and ours at the time of their research. Understandably, they were disappointed that there had been a significant increase in the rates that they had been given at the time of their booking (many agreed that they thought they had secured a bargain), they also were realistic in the view that it was a genuine mistake and have continued with their bookings with our Holiday Park as our rates are consistent with all parks within our area. Our increase from 2012/13 December/January period was 4% increase only. 4. As to this reviewers claim that her phone calls and emails were not answered this is not correct and we have pages of emails sent by this person and our responses to same and all phone calls were responded to by front office staff. We also acknowledge, that after many emails explaining the situation to Mockingbird 1979 we advised that we would not continue to engage in responding to the same emails and providing the same information. 5. In closing we would also like to respond that this reviewers claims that we conduct our business without providing up front information such as: Hidden costs – Some of our facilities are “user pay” such Spa, Sauna, BBQ’s as Park Management believe that guests who do not wish to use the facilities should not be charged for them within their tariffs. Information in relation to these costs are provided in the information that we pass out to guests on arrival and is at no time “hidden” from them. Out of Order - From time to time facilities may require maintenance and will be placed “out-of-order” pending repair or replacement Guests are informed of this on check in (if it is known at that time) and also notices are posted to ensure that this information is readily available. 6. Under the circumstances we believe we have tried to provide Open and Honest Customer Service even though to some people this is not the outcome that they wanted, desired or demanded. We thank Trip Advisor for the opportunity of replying to the reviewers.

Where to start ?

I had the displeasure of staying at this so called "resort" for six nights, we planned and paid for eight nights but after being robbed twice we thought six was enough.

I must say that 12 months ago this place was fantasic, but something has changed. To keep it simple I will just do dot points:

* No mention of the $1 per shower on the website. Having 3 children, that equated to anywhere between $7 and $10 per day just to shower. Whilst this is not a huge charge, it should be on the website or atleast advised when checking in.

* The condition of the amenities was terrible. The men's toilet in particular were disgusting, no lollies in the urinal and the water that was used to mop the floor and showers out was the same water used for the entire six nights I was there. How do I know ? because it was filthy.

* One of our party had his $1200 custom made surfboard stolen from the deck of his cabin and when reported to the front office no empathy or offer of assistance was offered.

* The opening and closing hours of the camp kitchen and pool are ridiculous. The pool for example closes at 6pm (this is the tuesday after the Australia day long weekend), considering people from Canberra are the main trade and the Canberra kids are still on holidays, and it's day light savings do you think you could pay your 13 year old lifesavers another 5 buck and keep it open until around 8 ?

* Two nights after the surfboard was stolen, by tent was entered whilst my family and I (including 3 young girls under 12) were sleeping and 2 eskies were stolen and an ipod. I am just thankful that one of my girls didn't wake up and witness this intruder. On reporting this again, no empathy to my situation. When I asked to speak to the Manager he was "off site" and unavailable. I left my number and asked that he contact me. Surely as the Manager he should be on call yeah ??

* Considering the theft and the break in to our tent, my Wife did not feel safe we we decided to leave 2 days early. On checking out I advised the front office staff of my situation and requested that because I was leaving due to a bad experience at the park could I be refunded one of the two nights costs. I was advised that was a decision she did not have authority to make and would get the Manager to contact me as soon as he returned. Needless to say it has been over two weeks now so I don't envisage him getting in contact with me.

* We left and spent the next 2 nights at the BIG 4 just up the road near the Dolphin Point shops. A much nicer and friendlier experience.

* I could not advised anyone to stay at the self appointed resort. This is very disappointing because it use to be such a nice place and we have stayed there many many times, BUT NEVER AGAIN.

If only we'd read the reviews before stopping here, luckily for one night only. $42 for a powered site for the caravan and then you have to pay for your showers in very poor facilities. No wonder it was nearly empty. Never again.

"Make sure you book either an en-suite caravan site or cabin, as it will probably cost you the same per night as an unpowered site once you add up all the extras you will need to pay for."
