Convenient location, right in the centre of town, walking distance to two beaches.

The hotel is taking Covid-19 very seriously. Rooms are not serviced during the stay. The hospitality tray cups and glasses have been replaced with disposable paper and plastic and the paper tissue dispenser replaced with a hand sanitiser dispenser.

The housekeeping people were helpful, providing an extra blanket and offering replacement towels, plastic and paper drinking vessels.

Our balcony room overlooked the side (shopping) street, had glimpses of trees and ocean from the balcony and was very quiet at night. South West Rocks is a low key, family resort; not much action after 9pm which suited us well.

Bed was comfortable, as were the small armchairs, air con worked well. The balcony had a table and chairs; a pleasant spot to have breakfast and watch the town come to life.

The room, balcony and bathroom were recently painted and clean. The bathroom is small, its decor a tad dated but everything worked well.

The hotel served affordable but delicious lunches and dinners, not just standard pub grub, in the dining room or terrace downstairs. Very good value! Here again Covid-19 registrations and social distancing were taken seriously.

Reception hours are limited and the advertised “free parking” is parking at no cost in the town’s public car-park at the rear of the hotel. There is no guarantee of a parking space at busy times.

We’d like to return.

To start with the good stuff, the staff were lovely and you are very near the beach and with good Cafes, convenience stores, Tourist Info etc. Plenty of walks nearby as well (although some were closed for repair after the flooding). Well locarted and just above a pub with good food and drinks to be had. As for the rooms, they were reasonably comfortable and adequate but certainly not flash - think basic motel style. Given the price I thought it was a bit expensive and needs a bit of an refresh. I was sold a, Ocean View room - which actually meant a view of the Caravan Park across the street and any views of the ocean obscured by huge pine trees, so not quite what was promised.

We have been coming to the Seabreeze Beach Hotel for dinner for years with our little dog as we love the food... In fact we ate there last night with our dog in the veranda area. We were treated really well they even gave our dog a bowl of water. Today it was a different story...we called in for a meal and were told in no uncertain terms that dogs were not allowed on the veranda and had to be out on the street in the rain, while we had our drink on the veranda, next to the road....VERY DISSAPOINTING to say the least, our money was ok yesterday but not today 😕

Our booking was accepted, in person via the staff on Wednesday afternoon and then when we turned up on Saturday there was no record of said booking. We explained How and when table was booked. Then to be told the time we had booked for shouldn’t have been accepted (even though it was accepted by A staff member 3 days earlier - otherwise we wouldn’t have turned up).

Disorganised. Confused. Rude. Not covid safe, would love an inspection of venue... especially the “locals corner.”

When we ate when we booked on Wednesday the food was average and drinks were not good quality for price so on Saturday when our “booking that wasn’t ever registered was made” we left and had takeaway of much better quality for much better cost. Never be back. Really disappointed in south west rocks in general.

Horrible, Less than 3 stars, the carpet in the hallway to the rooms, stained, dirty & smells ( I think that’s why the overhead fans are on all day)
The room is in desperate need of new fittings, carpet needs cleaning, tiles in the bathroom chipped & cracked, vanity stained & chipped. Flatscreen to the balcony dirty & with holes.
Sheets & towels were clean. Pillows need replacement & better protectors.
Such a great location & has potential to be so much better.

On a work trip to the Mid North Coast I decided last minute to stay at South West Rocks as I had not been there in over 30 years and was curious. I had a quick look online via my phone to see what accomodation options there were and quickly came across the reasonably priced Seabreeze Beach Hotel. I quickly booked a room and went about my work until it was time to make my way to South West Rocks.

When I arrived the reception was already closed so I made my way to the bar to check in. The Check in was quick and smooth and the staff member was friendly and welcoming. When I made my way to the room I was greeted by a clean neat room in which to unload my luggage. The bed was comfortable and the air conditioning cool.

The bar was busy and buzzing with activity. The staff once again friendly and helpful. The menu was full of tasty pub fare and my main of Lamb Cutlets was both hearty and delicious.

I am so glad I took a turn of the regular beaten path. I think I have just found my new regular stay over place when working f on the Mid North Coast.

Strongly suggest you stay elsewhere. Also read all the reviews. I did not since it was close to where family was staying. The bathroom was grungy and moldy (see pics). The room had a strong disinfectant smell that took 3 days of open windows to get rid of. They gave us one key at check in which needs to be in a slot by the door to have electricity. The next morning my husband went out early to watch birds and couldn’t back in. I went out to let him up but our one key would not work in the only access door. So I sat on the steps in my pajamas for 40 minutes until another guest opened the door. No one was at reception at 8 am to help, no one answered the phone, there was no after hours number. When we did talk with reception they told us they are “in the process of updating all the keys”. No one ever cleaned our room even though they are supposed to every 3 days. Reception said it was cleaned yesterday but no one had been there. So they brought fresh towels and emptied the trash. There was no dish soap or sponge or paper towels to clean our dishes. Bring earplugs because you are over the pub. The food there is mediocre and the service slow. The woman at reception is lovely but that doesn’t make up for the rest. I won’t stay here again and told all my relatives to warn people.

We went for the $15.50pork special on a Tuesday night but by 6.40 they had run out of pork! Other menu items are pricy so we went to coles to buy and barbecue our own. Our dog was happier with this option too. She got the left over bones and didn’t have to stay home alone. This pub is one of the few places in south west rocks that doesn’t tolerate dogs even though it has a large outdoor area including street seating

Downstairs, the hotel is lovely. Some serious consideration has gone into the styling of it. Upstairs, the accommodation leaves a lot to be desired. The rooms are very dated and very worn. The accommodation needs serious renovation. For the money we paid we could have stayed in a Super Host’s entire apartment on AirBnB. We were recommended this accommodation by a friend so just booked in. Such a shame.

We spent 4 nights staying in the amazing south west rocks area and spent most night’s indulging in the cuisine offered at the Seabreeze hotel. We had the specials which included a beautiful pork knuckle, jewfish and osso bucco. Very reasonably priced, fresh food and extremely friendly staff. Big thanks to Jacquie who also gave us some great local advice on walks in the area. We would highly recommend eating here and we will definitely be back! Thank you.
