Very minimal, shabby rooms of doubtful cleanliness, at maximal expense. Explicitly states that no service is offered, so to that extent at least the management is honest! But if you are staying two nights or more, you only get one night's worth of tea/coffee/milk/towels etc, even though you are paying for these items in the room charge. We had booked and paid for two rooms, but when I arrived the receptionist rudely said I could not check in 'because I did not have the same name as the person who booked', and I would jolly well have to wait until the person who booked arrived. (Actually, the person who booked was my daughter-in-law.) This is an extremely rude, discriminatory, and just plain stupid thing to say. For example, a husband and wife could have different names, and arrive separately. Also, I arrived at 3 pm, but what if my daughter-in-law arrived at 10 pm? The polite thing to do would be for the receptionist simply to ask if she could have a word with my daughter-in-law on the phone, or see a text message. Another point: the rudest, most aggressive utterance in the 'hospitality' industry is 'Can I help you?' spoken loudly through gritted teeth and rictus smile. The receptionist really ought to book a course at charm school. If - despite all - you are thinking of staying here, keep in mind that it is a very steep, long walk down to the city centre - and back up. The Coach House is not suitable for children, as the upper storey concrete walkways and steps are extremely dangerous for toddlers.

Got off to bad start, had to move rooms on arrival. Contact a little difficult as is late Sunday evening, but I was told which room to go to and all went well after that. Faily basic hotel somewhat dated but that was reflected in the price. Good value. Room was basic but clean and had all standard facilities (kettle, microwave, TV ETC.) Was bigget than many I have stayed in (esp. in Europe) Paul was the new manager and it was his first day, and he quickly sorted out that I had booked an additional night through reception (I had only booked 4 on Webjet) but it wasn't correctly entered in the system, nor had it been paid for even though I quoted my card No. All was sorted and he was very good to talk to and efficient. Recommended If you want a basic room and efficient friendly service.

Filthiest accomodation I’ve ever stayed in. Stained pillows, hairs in beds, dust everywhere, rat baits in kitchen, unsecured fixtures. The shower floor was disgusting. Avoid at all costs. Bodily fluids on cabinets. The oven was filthy as the bathroom which stunk of mould. The entire ‘apartment’ smelt like mould. So much dust. Housekeeping need to be revised as it looks untouched

Well to say we were very disappointed is an understatement we stayed in the self contained unit which wasn’t clean at all. They had plenty of notice we were coming On arrival after we received the keys we entered the unit the grease all over the table was evident as was the used tissue on the floor . Upon further investigation we found the place hadn’t been vacuumed The door behind the ensuite had rubbish and dirt The exhaust fan had not been cleaned for months The microwave was dirty the stove top had food over it very disappointing. The sink had noodles in the drain strainer now remember we had just arrived The other thing to be aware of is they take your money out before you even arrive ,unlike the rest of Tasmanian who wait for you to actually book in The next time we packed up everything and took it with us so they could actually clean it properly and then they had the audacity to say mistakes happen .No that is just lazy cleaning The only positive was the bed was very comfortable

Stayed here in early May and was very impressed by the size of my single room. The bed was comfortable and the only noise that I'd notice during the night was the rubbish truck collector. Sometimes in the evening I was able to hear guests in other rooms, but this wasn't generally noticeable. Rooms are on three floors, with the top two being only accessible by stairs. Location is fantastic, as it's only a 10 minute walk down the hill to the CBD. The carpark was probably the most stressful part of my stay, as it is on such an angle that parking was anxiety-inducing. Some parts of the carpark are almost on a 45 degree angle, and if your car is low to the ground the only safe way out is to go back up the hill and out the main entrance, as the owners advised me that cars can get scraped when heading out of the exit. It was also disappointing that the fridge wasn't turned on before I arrived, as I didn't realise this until the next morning and found all the cold food I'd bought the night before was ruined. Room servicing isn't provided unless you request it, but you can visit reception until about 8pm if you require towels, cutlery etc. Otherwise it was a lovely room and made for a pleasant stay.

Without doubt the worst hotel I have ever stay in. Booked 2 nights, checked out after 1 and that was one night too many. Dirty filthy place, with most things broken or not working. Complained to the manager, who refused to give us back our money for the 2nd night. Told us at length how the system works with Booking.com however this turned out to be incorrect having spoken with Booking.com. We asked him to confirm by email that we did not stay 2nd night. He didn't. Checked into another hotel for the 2nd night and that was a pleasure. Don't stay here. There are other better choices. Remember you have been warned!!

Convenient location in the city near to city park and shops, restaurants. A bit 1970’s motel feel to the place. Clean and large rooms. Quite a lot of noise however. The car park is a challenge being on an extraordinary slope and full by 8pm. Do not recommend if you have any mobility concerns. Lovey staff. Laundry. Good value.

I appreciate a hotel that offers a fridge, kettle, toaster and microwave! It always helps being able to cook a little. The view was quite good too, overlooking Launceston, and it was an easy walk into town. Beds weren’t comfy with the springs being closer to the surface than I hoped. And whilst it may be small, the TV only picked up SBS Food. A good channel, but after a big day exploring it’s nice to just zone out which I couldn’t do. Would recommend for a short, overnight stay.

This a basic motel style place. set on a very, very steep block. The lock on the bathroom door got jammed with my daughter stuck on the inside. The guy at the desk took an age to come and fix it - she had to climb out of the window, and we had to dismantle the lock. I can't say they were very apologetic and didn't offer any recompense. At least the beds were comfortable!

Unbelievable. Our door wouldn’t unlock, so we had to get management to come up and help. After fiddling about for a few minutes he unlocked the door and said the lock was faulty he would get maintenance to have a look at it. Maintenance never arrived, so we had a major drama every time we arrived back at our room. Once inside, the room was dirty, there were coffee rings on the bedside tables, and the curtains were hanging off the track which made it difficult to close then. Cups, bowls and cutlery was supplied but nothing to wash and dry them with. There was used soap in the shower, the toilet leaked. They did not come in to freshen the room, bins not emptied, surfaces not wiped down and there was no extra roll of toilet. We went to management to get clean bowls and toilet paper, his response the girl must have missed our room. We had early starts both days we were there, so there was plenty of time for housekeeping to do their job. I would not recommend this motel to anyone.
