We only wanted an overnight stop so picked one of the studio cabins which are pretty much like a motel room. We were in no. 27 - right up the hill. It was surprisingly roomy with fridge, microwave, kettle, toaster and a good selection of utensils including a bowl for washing crockery. The room was clean and the bed nice and comfy. The wifi signal was pretty much non existent in the room but we could get a weak signal down near the office.
If you're making an overnight stop in Mount Gambier the Limestone Coast Tourist park is a good value choice.

We arrived at this cabin park without a booking. The staff member checking us in was extremely helpful in finding the best available cabin for our circumstances. The cabins in this park are being progressively upgraded / renovated. Although the cabin we stayed in was unrenovated, it was very clean, spacious and comfortable, with all of the facilities we required (gas oven and cooktop, microwave, toaster, kettle, all cutlery, crockery and glassware). There was also cabin park laundry with new quality washing machines and dryers. Very reasonably priced. Would recommend.

We had very late check in, staff very accommodating, very helpful, very clean rooms, reasonable price, I would definitely stay there again. Décor was a little dated, however, still very well kept and practical, had everything you`d need to be comfortable, bed was comfortable, linen packed and clean, room spotless! Was a great relief after experiencing some horrible acomm over the previous days.

STOP! DO NOT stay there! Worst place I ever stayed at. We were there 3 months, November 2023 to February 2024. We had to purchase our own mower, just to keep the grass down, sit gingerly on the multiple cracked toilet, (in fear it was going to break), get zapped while drying my hair.
Then there is the steep and unsteady roads to lead you to your site.... Massive, overhanging trees, which hooked, (through the winds) and ripped down our antenna!
This place is certainly not suited for children!
What is worse, it the smell of alcohol, on the breath of the owner, And the attitude of them! My daughter visited while there and slipped on the embankment. She was obviously hurt, so we rushed her through to Mt Gambier hospital, where she had torn her ankle tendons. The response by the owner... f..k off. Get F..ked, get out of my office! WE LEFT!
What else we wittnessed whilst staying there, would curl your toe nails!
PLUS, I am sure also, the taxation department would benefit by Auditing them!

We needed to break our trip home to Adelaide from Melbourne so that we could visit friends and family. We were welcomed and the accommodation was in the process of being updated and although not fully completed it was clean and restful. Recommended

Overnight at Limestone Coast Tourist Park was a delightful experience. Welcomed by management and made to feel right at home from the moment we crossed the threshold. The Studio was so spacious, comfortable and clean it was like being home. The accommodation was far and away better than we had hoped for. I thoroughly recommend it as a place to stay. We will be back.

Place was clean but had an over powering smell of dampness. Had to go buy airfreshner. All the beds were rock hard. I ended up very sore in the morning. I moved from the double bed to the trundle at 3am to find it concaved in the middle. Bunk beds also had very hard mattresses.
Having a coffee I discovered one kitchen chair dangerous to sit on it was so wobbly. Otherwise not a bad place but will be paying for it with my back for a while to come.

We stayed here in January 2014 for 2 days. We never checked any reviews as we have stayed in many similar parks around SA and never had a problem with any of them. Sure, some are better than others but they all had the basics. This place was the most depressing, bleak, dirty and run down that I have ever experienced. Stayed with my wife and 2 kids. Just the look of the place from the road says it all. Don't take my word for it, look at it yourself before you stay. No need to book as they will always have rooms.
We stayed for 2 nights in a 2 bedroom unit. Some facts : the place is very old and has clearly seen better days. Maintenance seems to be limited to essential services only. The bitumen is cracked and patchy everywhere. Everything looks well used and abused and just made to function. The site situated on a steep hill. Kids can’t ride bikes or scooters or boards. No undercover parking. No air conditioning. The unit did have a heater. Dirty bathroom (ran a tissue on the floor and it was black). Cobwebs in kitchen and bedroom. Plastic chairs (the type you would use outside) inside as your dining chairs. The room had a terrible smell, it reeked of being closed for months.
I spoke with the desk person the next day and mentioned the smell and cleanliness issue and the result was a torrid of excuses about everything from the weather to the government. We paid upfront for two nights and seriously considering leaving that day and forfeiting our money as it was that bad.
The main issue here I think is that it is marketed as a holiday resort which it clearly is not. The owners should be more honest in how they present the accommodation. We paid 150 a night and this is way too much for what you receive. It needs to be advertised more as a budget, backpacker type of place as this is the type for market that it is suitable for. Trying to pass it off as anything else is asking for more reviews like this.
I’ll sum it up this way, I would not stay here again even if I was offered the accommodation for free, let alone at any price. Our holiday experience was ruined by this stay.

The staff that were running the place were very lovely. However, some of our beds didn’t have linen. When I rang to ask it got directed to the owner who was out of reception, crackly line. She said the linen would be there soon. After waiting a while I went to collect it myself. Linen was clean though and beds comfortable.

Excessive amount of rules and signs all over the apartment. Everything also came with an extra cost. Down to it stated the complimentary tea and coffee was only a arrival drink. Not to be consumed through the stay.

TV did also did not work and the taps made a horrible rattling when turned on.

It is a motel after all, and did it’s job. More of a one night stay type of place, only if everything els is booked out.

Manager (Male) at reception was very pleasant and informative of the local area and things to see and do (well done). Sadly from that point things went down hill. It appears all the Caravan Sites automatically inherit an En-suite, problem being it seems these en-suites have not be updated since around the 70's. The door to our "suite" kept sticking on the bottom which meant I had to say a silent prayer each time it was open that the bottom of the door would not come apart. The cleanliness of the suite leaves a lot to be desired as the curtain does not seem to get a proper clean as it was black on the bottom, the grout was various colours ranging from nearly white through to brown and finally black (old age or not clean!!!!), the external parts of the cistern hadn't been cleaned for a considerable time as the bowl on the outside had hardened grime attached that I could not move by normal rubbing it needs to be scrubbed. If the price asked for of this site is based on the fact that there is a En-Suite the this truly needs to be addressed.
Rubbish collection is only done once per 7 days and considering we are coming into summer I believe there is going to be one bad stink around and MOST IMPORTANTLY as far as female sanitation goes this will become a MAJOR PROBLEM as there are no facilities available for Sanitary Napkins - ONCE A WEEK RUBBISH REMOVAL YOU HAVE TO BE KIDDING.
This park in it's time would have been one of the best in town, due to it's neglect it is one of the worst (What a Shame) Locality is pretty good, there is a big sporting complex within 200meters
which great for the kids or your dog albeit the park has an off leash area as well and is pretty good. There are other Van Parks in the area which offer better value for money and some are dog friendly (just ask as they do not advertise). I will not be visiting this establishment again unless there has been some major refurbishments completed.
