My husband and I can't gush enough about how amazing our stay at Mokoia Downs was. We both grew up on farms so staying on a B&B farm was close to our heart and Mokoia Downs felt like home to both of us. The room was comfortable - they even put in special touches since we were on our honeymoon!...

Mick and Teresa were wonderful, friendly hosts who clearly love their job. They provided helpful input on what to see and do and were a pleasure to spend time with. They were very accommodating of our little boy, letting him play in their (well-stocked!) toy barn, showing him how to feed the animals, and providing helpful little extras like children's...

Mick and Teresa exude warmth and friendliness. There is an incredible amount to do in Rotorua, and they expertly guided us to some adventures that were not on our detailed itinerary. Teresa and Mick make the breakfast, food and drink experiences delicious and inventive. The estate has great parking, a pool, a movie room and extensive common areas (in addition...

If you are looking for a New Zealand B&B experience in the Rotorua area, you can't do better than Mokoia Downs. They have beautiful gardens, a variety of farm animals, a pool, a movie room and a conservatory. Teresa is a great cook and Mick shares his home made wine, all in an ultra-friendly, ultra comfortable setting.

Stayed two nights at Mokoia Downs in March. Mick and Teresa were top hosts; from showing us around and giving advice on local trips to providing amazing breakfasts (eggs from the hens and jam from the garden) they made a really personal and friendly stay. The facilities were spot on, from outdoor pool to self made cinema, it's a top...

Mokoia Downs was the first B&B we stayed at in New Zealand at the start of a four week tour and it turned out to be our favourite. Mick and Teresa were very warm and friendly and we felt completely at ease as soon as we got there. Our room was very comfortable and spacious and we loved the grounds,...

Mick & Teresa are wonderful hosts, they made us feel welcomed and at home from the minute we arrived. Every little detail at Mokoia Downs has been thought about, and there are so many extra and unique touches! For example homemade cookies, a great tea/coffee selection in the room, afternoon cake and the chance to try some lovely liqueurs! The...

My husband and I were in Rotorua for 3 days and we stayed 2 nights at this wonderful place. We were welcomed warmly by Mick and Teresa and as Mick was providing us with information about the area, Teresa brought us freshly made sponge cake and coffee. That was the best sponge cake I have ever tried! They also helped...

We were spoilt in every respect. Nice, quiet room, warm welcome, cosy atmosphere, lovely breakfast, even in the evening we were served home made liqueur or a glass of wine. Moreover, we were shown the animals on the estate. Impressive was to see that the hosts hoisted the flags of the home countries of the guests.

There is a lot to do and see in the Rotorua area, and we chose Mokoia Downs to be home base for our exploration. The property is an oasis, hidden away in a residential area and around the corner from a small alpaca farm. It is a short drive away from downtown and all the nearby attractions. Mick and Teresa...
