I'd definitely rather give this 4 stars but it just fails in a few areas.

Note I'm reviewing a 1 bedroom apartment.

The hotel is very much what you expect from a Novotel, it's all pretty good but not exceptional. The location is good, a short walk to the main CBD area, maybe 10-15 minutes.

Staff are great, no complaints. The room is clean and not too worn out.

There are 2 main issues with the apartment. First, there is no washing machine/dryer in the room, pretty much the main reason I choose this style of accommodation when I travel. If I didn't require that I'd be in a suite. Second, there isn't a toaster or washing machine in the small kitchen. Also, a single wine glass, clearly from the Irish pub on the ground level of the hotel. It has the standard drink fill line on it, and the other glassware is also obviously from there as well. But one wine glass?

Lastly, the included breakfast is not great. It's not terrible, but it definitely isn't great and if I had paid for it separately rather than it being included I'd be quite disappointed.

Other little issues. I've stayed here twice in successive weeks, both times I've had to request toilet paper be delivered. Is it that hard to ensure there's always a spare in a room when it's being serviced each day? Also, the toaster issue. I personally called into reception on my way to breakfast one morning and enquired if there should be one in the room and the nice person said they would have it looked at. Midday the same day no toaster has apperared and no contact to say "sorry, we don't do toasters" or whatever. So I call reception around 1.30, the nice person that time said he doesn't know how toasters are allocated but knew that house keeping has some that they hand out and he would arrange it.

Anyway, still no toaster, and the aging loaf of bread I bought (remember this is an apartment with a full kitchen) is getting less palatable each day.

The hotel is indeed conveniently on the corner of Adelaide Terrace and Hill Street in the Perth CBD and well located for access to St Georges Terrace, Hay Street, Riverside Drive, Swan River Langley Park and some of the best attractions, shopping and restaurants in Perth. Some of the main Perth attractions within walking distance include Perth Mint, Barrack Street Jetty (for Perth Zoo, Rottnest Island ferry and Swan River cruises) and Elizabeth Quay and the Bell Tower. For shopping you can choose from Hay Street Mall, Murray Street Mall, Forrest Chase plus King Street and Raine Square. Our famous department stores David Jones and Myer as well as supermarkets Coles and Woolworths are also within walking distance. I booked this accommodation as I’m an Accor member and it was on an excellent deal. Upon arrival I was upgraded to a one bedroom apartment with a lovely view of the Swan River from both rooms. This made my week long stay extremely comfortable.
On-site secure car parking was easy.
Housekeeping were very attentive to my requests for more milk and coffee. Nothing was too difficult.

I'm not sure where others who have written a glowing review about this hotel normally stay, maybe a backpackers, but I have to say, this hotel ranks as one of the worst I have stayed in in the past 5 years.
As a business traveller I get to stay in hotels both overseas and interstate. Sometimes in fairly remote parts of Australia so I like to think I have a pretty good measure of how establishments rate from one to another.
The Novotel Perth Langley, at a guess, was constructed in the 70's / 80's and is really showing its age. With fixed showers over the bath and a hot / cold mixing tap which took an age to get just right plus shower curtain to stop water splashing onto the toilet this really does show how old the place is.
A rubber mat is provided to place in the bath to prevent slipping. There were cracks in the sink, very poor attempts to seal and grout around tiles and the toilet roll holder was loose so the toilet roll would slide off when using.
As for lighting, there is probably moor lighting in a chapel of rest!!
Furniture was old and tired / dated looking.
The bed was on casters so when getting into it there was a tendency for it to move.
In this day and age, I expect to find a Nespresso or similar coffee making machine, not a kettle and some pretty average instant coffee.
When switching the TV on the default Novotel home page was displayed with music blasting out which at 4:30am I’m not sure my neighbours would have been too pleased about.
If my room was supposed to be a Superior King then the only thing I could say is, it had a King bed but there was nothing Superior about it.
With one of the 3 lifts out of action (one of only 2 which severed the car parks) this resulted in long waits until a lift arrived.
One of the car parks access gates failed during my stay so this resulted in it becoming difficult to find a spot in the remaining car park.
The hotel charges $35 / night for car parking which I feel is extortionate, especially when I had already paid for a full week in advance for the room.
I also find it rude and insulting for a hotel to place a $200 ‘bond’ as if I am going to destroy the room. Why would I do that when I have already paid in advance for the room???
I wasn’t made to feel welcome on my arrival and nor was I asked how my stay was on checking out.
I have previously stayed in the Pan Pacific, opposite the Novotel and now wish I had booked into there for my week long stay.
Lesson Learnt!

My traveling companion and I stayed here for a period of 5 days in mid March 2024.

The hotel room I stayed in wasn’t at all good. The paint was peeling, the skirting board on the ceiling had a massive gap between the wall and it, the bathroom was dirty with the corners of the bathroom disgusting full of just dirt and the grout had a crack in in the shower and it appeared that it was covered over clearly not well.

The bottom of the bath tub has a crack and hole in it so not good enough to have a bath in.

The taps were very loose despite me telling reception about this and that they would get someone out immediately to fix, it doesn’t appear that even happened, I and my traveling companion felt that the attitude about that was very dismissive and disappointing.

The hot water tap fell off every time my traveling companion and I got into the shower individually so around 8 or 9 times.

The receptionist we spoke to was very defensive about our concerns and those concerns were very valid.

You could take the hot water tap off which I would argue is a serious safety issue as pointed out to me by my travelling companion.

I chose this hotel as it said it was a ‘4.5 star’ hotel this was anything but. I’ve stayed in a 3 star hotel in the past and 5 star hotel and if I’m honest this felt like a 3 star hotel at best, I mean I did get the standard room in the hotel however I’d still expect 4.5 stars right across the hotel clearly this didn’t happen.

Novotel Perth Langley pride themselves on being a ‘Luxury 4.5 star hotel’ I’d seriously suggest that it isn’t.

Another hotel chain I’ve stayed in in the past said they were a ‘Luxury Hotel’ and they were most certainly.

One night we ordered room service, the Barramundi and chips were good but the Langley Club Sandwich wasn’t it was dry and was almost inedible and at $28 for it, there wasn’t from what I could see any justification for that price.

The only redeeming features was that the bed was comfortable and the sky deck at the top of the hotel was good but these weren’t enough for me to rate this hotel above 1 star if I could give 0 stars I would do so without hesitation.

Won’t stay here when I come back to Perth, this was the first time I’ve stayed in this hotel and this was the last time I would do so.

Very disappointing and very underwhelming just not worth it.

Beyond disgusting room. Came here for a weekend with friends. One was so disgusted she actually left. For a 4 star hotel it was honestly unacceptable. I've seen hostels cleaner than this hotel. First room, smelled terrible, both chairs had huge recently made white stains right on the center of the chair. They look as if the last guests, had a very adult party which the hotel didn't even try to clean. Bed looked used, then on closer expection bud begs. The fan in the bathroom was clogged, paint chipped on walls, bath unclean. Floors stained. When we asked if there was any other room available and showed pictures we were confronted with "is that our hotel?" as if they didn't recognize their rooms as if we'd just accept the condition... they then organized a new room which was cleaner but the TV didn't work and the aircon was so loud we could barely sleep. Not to mention the walls were so thin, we had a crying baby in the room next to us and a couple fighting in the next. This hotel has gone downhill. It feels more like a run down motel for quick use, yet they charge an insane amount. For the price they charge, you could literally go anywhere else and it will be better. The buffet breakfast was so depressing, you have a choice of toast, cereal, pre-made cold bacon, chicken sausage and what tasted like powered scrambled eggs. Coffee machine smells uncleaned and juices were empty. Avoid this place. There are several hostels walking distance from Novotel Langley and they're 1/6th the cost and cleaner.

I have stayed in many hotels for work and for personal reasons, but this was the worst experience I have ever had.

I planned to stay in Perth for the New Year holidays to go to Rottnest Island and Jurien Bay to swim in sea lions.
I booked a junior suite river view room through Expedia for two nights from December 30th around October 12th to enjoy the New Year fireworks, but then I changed my travel plans a little and changed my reservation to one night from December 31st through the virtual agent on October 15th. At this point, the junior suite room was about $390 including tax, so it would be about 39,000 yen.
I was told that I could make the change without any problems, but that the changed reservation would not be reflected on the website, so I should be careful. Because of this, the reservation status on the website remained as it was for two nights from December 30th, but when I checked in on December 31st as planned, there was a no show, so the reservation was canceled even though it was for December 30th, and the junior suite room that I had booked was no longer available. I was told that a standard room would be available.
I was quite shocked, but I didn't think I'd be able to find a hotel on New Year's Eve, so I had no choice but to go and check in. I paid 28,230 yen for a mediocre standard room that wasn't a river view, nor could it be called a city view.
I was looking forward to the view of the Swan River from the junior suite and the fireworks, so it's very disappointing. There was no explanation of what had gone wrong, and even though I had made the reservation in October, I was forced to pay a very expensive room rate for a regular room, which is just disappointing.
I will never stay in such a dishonest hotel again.

Extremely below-average and overly disappointing Hotel.

Bed and not only worn out but are uneven making it impossible to have a good night sleep.

It’s a good hotel if you want to stay in a 1 Star hotel but he’s definitely far below-average for what they claim.

Asked for a bottle of water and was told that I needed to pay for one, Which happens to be complimentary in most Accor properties that I stay out around Australia.

At close to $200 per night mid week in middle of winter, one would assume they would want to impress their guests not drive them away!

Dear Guest, We would like to thank you for sharing your experience following your stay at the Novotel Peth Langley. I am disappointed to read your comments and I will be working with the team to ensure a better service and product for all our valued guests and customers. We offer bottled water to all guests as well as filtered still and sparkling water around the hotel in our food and beverage outlets, plus in the hotel lobby. We have replaced over 150 beds in the hotel and will replace even mare this month. We would love to welcome you back on a future occasion to show you our great service and hotel. I booked for 5 nights as a single occupant with breakfast included. My son joined me on my trip and the Front desk said that breakfast for two was included when I checked in.
My son and I had breakfast on 4 mornings, nothing was said or nothing was signed by me for breakfast. I go on the eve of checkout and ask if I could check out the following morning, I was told that they charged me for 2 days' breakfast. I could not fathom why they would charge for 2 days instead of 4 without telling me or getting anything signed. Then the Front desk made it appear as if they were doing me a favour by waiving the charge and I could have only one breakfast on Day 5.

In addition to that,
a) the Reception or Housekeeping never answered calls which means you have to go down to the Reception and request anything you want
b) the Hotel does not provide water bottles in the room. One has go down to the Ground floor and fill up your water bottle.
They had this 'out of order' sign for 4 days out of the 5 we spent there (photo attached).
c) No dental kit was provided in the room and I had to go down to Reception to request one.

Overall a very forgettable experience. I would have awarded zero stars if there was an option...STAY AWAY.

We stayed 3 nights and had booked 2 rooms through Booking.com. the room was spacious, and the location was excellent. But unfortunately one room encountered several issues, and the worst was when we found the toilet faulty. The front desk staff came over to see to it but was unable to resolve it. Instead of offering a change of room which any other 4 star hotel would do, he instead advised us on how to cope with the problem. This was really unacceptable, and we insisted on a room change. We finally got a new room after midnight. This was truly stressful for us.

But what is puzzling is Booking.com charged an additional A$204 without any explanation for this reservation. I have sent them an email and have yet to receive a response.

Yes. They are baths with showers in the bath tubs. If you get the spa rooms no bath as it's a spa . and a stand alone shower

Hi - not certain if there is a shuttle bus but taxi at that time of night will cost around $40 and an Uber around $30 both of which you can get from the airport. Hope this helps

Hello WIFI is available free for 2 hours in the lobby and also free for any accor members. We do have packages available online that include breakfast otherwise we charge $30 for a continental breakfast or $36 for a full buffet breakfast.
