Well located in the CBD - close to theatres, cafes, Carlton Gardens and easy to get to on the tram from Southern Cross Station, or from Parliament Train Station. My Studio Room was well appointed with a kitchenette and it also included a dishwasher. I even experienced 8 Hot Air Balloons fly over the hotel on Saturday morning!

From the moment we arrived on the 17th March the staff were very professional, helpful and friendly. The one-bedroom apartment (on the 29th floor) was spacious, comfortable, and clean. Well equipped kitchen, big bedroom, king size bed, large bath0oom with huge walk-in shower. The view from the balcony over the city was fantastic. There were one or two small things (few black spots on carpet and a loose towel rail (easily fixed by maintenance), but overall everything was terrific. Will be happy to stay here next time we are in Melbourne. Close to transport (trams), restaurants and Chinatown. Very comfortable and quiet apartment.

The hygiene standards at this hotel are poor. When we checked into the first apartment, initially, it looked okay, but quickly, we noticed a sewerage smell coming out of the bathroom. There was also a light blown in the bathroom. As the hours passed, the smell got worse. Upon inspection, I noticed in the bathroom, behind the washing machine, someone had dumped a towel which at one point must have been wet, and over the days and weeks had started to grow mold and rot. The smell was so rancid, I wonder how their cleaning stuff missed it? Makes me question: Do they even clean their bathrooms/apartments between guests?
We told the staff, two people came up and inspected it. Removed the mouldy towel and said they couldn't repair the blown light in the bathroom. We would be moved. We were moved to another room.
In the second room, the exact same issue arose. I checked behind the washing machine, and there was another damp towel there. I called the reception again, and they came and removed it again.
Travelling with a toddler, we found we quickly had to start moving things to get their toys etc, that had been dropped. The place was filthy. Yes, somewhat clean at first glance. But the moment you touch the coffee table, it's sticky. The couches are filthy and stained. Only one small sachet of cleaning product is provided of everything in the kitchen 🤯
On the second night, I noticed something beside the bed. I went to grab it, thinking it was my kids' toy. Wrong! It was a used condom wrapper. Underneath the bed was full of them. What an absolutely disgusting place to stay.
It's my experience that if someone has consistent issues with a stay, a refund of part of the fee is provided, or a future discount is applied, etc. This place was so odd. No actual meaningful acknowledgement of all the trouble we went to. How awful the accommodation was and how lacking their service is. It's actually a pretty gross way to treat people.

Lets start off on a positive, the suites are large and centrally located, close to Parliament Station.
Now lets look at the negatives
Our booking was for 4 nights and at time of booking there was an offering of with and without housekeeping, the latter being $110 cheaper. As one of the joys of holidays is fresh sheets & towels, we opted to have housekeeping. After returning to the suite after our first day out, there had been no housekeeping, went to reception who advised we did not have housekeeping, upon checking our reservation small print, it states housekeeping but only on a weekly basis, which is useless for a four night stay. If this had of been more apparent in their bookings listing, I would have opted for the no housekeeping and saved myself the $110 or booked elsewhere.
This is the only hotel I have ever stayed at that does not have some kind of Welcome Folder with details on the room, the equipment (washer/dryer and cooktops etc) As it turns out I had to download a copy of the washer/dryer manual to know how to use it. The hotplates that is another entirely different story, these are so old & well used that all the printing around the dials have totally been erased, so you have no idea what temperature you re setting or which hotplate, only 3 of the 4 worked and regardless of which setting you guessed at, they did just not warm up sufficiently to cook anything.
Staff have limited English skills, you have to repeat everything numerous times to get any understanding from them, including the supervisors. The hotel is showing its age and carpets etc (& cooktops) are showing wear and tear.
Whilst the suite has in room based air conditioning unit, the unit is only good for the lounge room and kitchen. No air con reaches the bedroom, so it can be an uncomfortable hot night during summer, as it was when we were there.
Overall the negatives vastly outweigh the positives at this hotel, I will in future be giving it a miss and our stay there for the reasons stated did not lead to a pleasant holiday or stay.
By the way I did lodge a complaint about the above matters and spoke to Front Office Supervisor, but again the lack of English skills made it a frustrating and useless exercise.

Firstly, we booked this hotel as they're part of GHA, which led us to expect way more than we received at the hotel.
The location is great, and the view is not bad too. We were also upgraded into some kind of one-bedroom suite per the benefit of our GHA status. However, said one bedroom apartment came with a kettle that didn't function, and a broken tap which literally fell off. The bedroom has not A/C, with the one and only A/C located in the living room. As a female, safety is always a concern, so imagine the horror when I saw a LOCKED door within the one bedroom apartment I was checked into. The door looked extremely dodgy, with the key slot facing me, which essentially meant that the door could be easily opened from the other side. We checked the fire escape map and it looked like another bedroom of some sort, but this kept us up uneasy the whole night. Plus the fact that the bedroom in my apartment did not come with a lock on the door.
Staff were friendly, but felt reluctant to extend late checkouts, by saying that anything after 11am is chargeable. We had to prompt the staff that GHA members are entitled to late checkout, while subjected to availability before we were told we could stay until 2pm. We left at 9am anyway, since there really was no reason to stay.
I also stayed in a few other apartment/suite style apartments within Melbourne, and honestly, this place is worse than ibis which cost half the price of a room here. We were excited about trying out Oaks as we've never done before, never again.

We stayed at the Oaks during the Australian Open in January 2025. The room was perfect for our needs. The location of the suites was within walking distance to the Open, Queen Victoria markets, and the CBD, and we could access a tram close by to go to St Kilda. So it was perfect for us. Staff were also very friendly and helpful.

This was my second long stay at the Oaks on Lonsdale for business reasons. My company had numerous colleagues accommodated here. Most left after a couple of days. Apartments are outdated and dark. My kitchen was not suitably equipped for a longer stay. Staff did at least rectify this promptly, and brought up requested items such as coat hangers, a coffee plunger, utensils, knives etc. When the wind blew the balcony door rattled and whistled all night. When I asked how this could be fixed I was told it was just the way things are. The internet did not work. When I asked if it could be fixed so I could work from the room, I was told the problem was at my end. Furnishings are old and cheap and the space badly needed painting. Staff only came to clean upon request once a week, and then only really wanted to replace the towels. I had to request kitchen and bathroom cleaning and bed linen changes. Only one of two lifts was working. When the one available lift was out of order everyone had to walk up the stairs to their rooms. We passed people sitting in the stairwell crying as they simply couldn’t walk any further. There were cigarette butts on the foyer floor when we arrived. The place is filthy. The reception staff are not interested in helping. One man is particularly disinterested and rude. The company will not be putting its clients here again. We gave the Oaks in Lonsdale a second chance after another debacle in 2022. It was even worse this time. As someone who stays in serviced apartments a lot, it is hard to describe how unappealing this establishment is. Go somewhere else, there are plenty of similar options in the same area that are much better than this.

The apartment which we booked, Sky High, back in September was a great disappointment and should be shameful to the hotel management and staff. Arriving late in the afternoon, Monday 21st November, we were greeted by a carpet in the apartment which was heavily stained. I reported this to the receptionist on the off chance that we might be blamed for the stains. After returning from dinner I tried to have a shower but no running hot water and the a/c would not work and as it was a cold night, the a/c was needed. Reception staff tried another apartment, which was vacant but there was exactly the same problem in that room. We were moved to another apartment which had hot water but no working a/c and the only heating in the apartment was an old fashioned three bar heater which was inadequate and there was a bad intermittent odour from the area of the kitchen sink. As it was so late and we were tired from a long drive, we spent Monday night in this, our second apartment. By Tuesday morning, the odour from the kitchen had become a strong sewage smell throughout the apartment forcing us to stand outside in the hallway. After speaking once again to the staff, the staff member upon entering the apartment, opened up the balcony window for clean smelling air. We were told that we were being moved back to the original apartment which had been repaired although by this time all we wanted was a clean, warm room, anywhere. However neither the reception staff member nor the maintenance men could gain entry as the electronic keys would not work. Finally after wasting precious time, time which was part of our 45th wedding present to ourselves, we were moved two floors down but once again, a problem with the key until that too, was resolved. We had booked for three nights in what appeared, online, to be superior accommodation however by the second day we had lost all interest in staying at the Oaks and just wanted to get back to our own home. We cancelled the booking for Wednesday, for which we have been promised a refund. We requested a refund for the Monday night. The manager said that he could only give us half a days refund. Apparently half rate may apply for a freezing, stinking room. Top marks do however go to the staff who were friendly.

This hotel is well located. We arrived very early and although we had not requested an early check in we did ask for one and were willing to pay however we were informed that would not be possible. The male staff member who I think may have been the manager was very arrogant and rude. We said it was fine but given we had travelled far we would very much appreciate it if our rooms could be done as soon as possible. We were polite and did not need his sarcasm.
So we left our luggage and came back later. On return it was still a little early but they managed to get one room ready for us. We had a 3 bedroom apartment which was a 1 and 2 bedroom interconnected. Once we managed to access the full apartment we were happy with the size of it. Although it was very dated. The kitchen was functional however there was a lack of useful utensils in the kitchen.
There were two lifts but only one was operational and although they had a sign up saying it would be fixed within a week we found out from the cleaners that this had in fact been ongoing for about 7 months. My guess is that the lift will not be getting fixed any time soon. On our floor (27) we had an out of order Fire Extinguisher cupboard as well. Seem to be a lot of out of order signs going on.
The shower was pretty grubby and clearly there had been some previous water damage in the bathrooms, and on the third night we had been out and when we came back to our room it smelt like someone had taken a rather large smelly crap in our room. The toilet had no water in it and the smell was horrendous! Turns out it was an bubble or something but at least they managed to fix it. The dryer did not work and my sister ended up having to dry clothes over night. Lucky they dried as we were leaving the next morning. We rang down for some assistance with the dryer but no-one came to help or fix it.
We asked for 6 single beds and we did get that - however only 3 out the 6 beds had a duvet on it the rest of the beds only had a thin blanket and there was only one spare blanket in the wardrobe.
The view was great, the location was great and the rest of the staff were great. I would never stay here again and will not be recommending it to my clients.

we don't have gym on the property. regarding the washer yes, we do have in the 1-bedroom apartment.
If you chose the free cancellation option you pay when you arrive or leave. If you chose the no cancellation option you will be charged in full at time of booking. When you check in they will put a one dollar 'bond' charge to your credit card which is refunded if no damages etc
I always found a receptionist on duty at all times, I am sure there will not be a problem - enjoy your stay.
