Fantastic people, accommodation and location. Park outside is really nice to look out of or walk around. Rooms is well presented, microwave with tea and coffee. Bathroom is large enough to fit a comfortable bath and main area has large bed with room to move

This hotel is built over the new Royal Children's Hospital. It's obviously a great place to stay if you are in the medical precinct for work or exams at RCH/RWH.The prices are very good for a Melbourne hotel.

The views from the Parkview rooms have to be seen to be believed. Throw back the curtains on the huge windows and enjoy the night skyline of central Melbourne or wake up to hot air balloons floating past your windows, over Royal Park.

The rooms are lovely, with quirky decor, spotlessly clean, with lots of thoughtful extras (e.g. bath robes, umbrella, yoga mats) and super luxurious bed. No microwave.

Parking is ample (RCH carpark underneath). There is some on street parking that's free overnight and on bits of the weekends but you absolutely won't find nearby daytime parking, so just pay for underground parking. Driving from the Hume, you need to be in the second-from-left lane coming off the freeway. The leftmost lane is a compulsory left turn into Elliott Ave, and so the secondmost left lane becomes the most left lane on Fleming Rd, which you need to turn into the hotel concourse.

The only drawback is the lack of nearby eating options, which is an issue if it's dark and you don't want to be out wandering. The in-house cafe is a bit ordinary. There's a Maccas downstairs and a weird but well stocked convenience store in the shared lobby with the hospital. It's a fair walk into town or North Melb, but there's a tram outside the door.

Can't fault this place. I've stayed half a dozen times now and wouldn't stay anywhere else in Melbourne now.

We really love our location, the amazing Royal Park just on our doorstep and so many restaurant and shop options within the Hospital complex. I totally agree on the Parkview with you...it's just breathtaking...I love starting my shift and watching the hot air balloons floating over the City. We're glad you loved the quirky decor in our spotlessly clean rooms with it thoughtful extras. Our Microwave is placed above the Minibar fridge. I'm delighted you had a great parking experience and thankful you were able to explain it so well to help our future guests. We're so sorry the nearby restaurant options couldn't satisfy you. I'm more than happy to show you on your next stay all the hidden gems within 10 min walking distance. There is even a Kebab shop open till 2AM everyday within a two min walk. North Melbourne can be reached within only 15 min and offers a big variate of restaurants. With the tram stop just in front of the building you can reach the City in 15 min. This is an excellent hotel to stay at with kids. Fantastic location with Royal Park and a great kids play park right outside the door! Walking distance to some lovely cafes and also very close to the Victoria Market, Lygon Street, the CBD. The room was lovely and clean and beds were super comfy. Staff were very helpful storing our bikes behind the front desk and our kids loved the table tennis table in the foyer too.

Have stayed here for a long time, enjoy the location and the style if the hotel , zero parties, quiet and great for work. The hotel seems to be sliding into a very cheap model, instant coffee in the rooms, designer furniture falling apart, broken light bulbs, room clean often misses things. Still a great pace to stay but feels very unloved - compared to it's first few years.

Have made lots of visits to this hotel over last few years for work at the hospitals. It's not as enjoyable as it used to be. The views are the great (Park view rooms) & the rooms are reasonably clean. The location is inconvenient for the CBD, and the restaurant (which provides room service) has very limited hours, not being open at all on weekends. It's a long way to any restaurants or cafes, so it's a real pain. The staff are unfriendly and do not, for example, advise you of your room number. It's scribbled in small numbers on a piece of patterned folded paper that I can never find, so you inevitably need to return to the desk to ask, after check in. On my last two visits the front door hasn't been working. There is a small door to the side but the difficulty of working it is attested to by the number of signs needed to explain how to open it. I'm surprised this is okay with the fire regulations. Minor issues with rooms include inconvenient power points, sometimes attached to headboard so your cords run under pillows, or requiring you unplug bedside lamps to use. Coffee supplies not replenished between guests on my last visit so I do wonder about the hygiene and cleaning of the kitchenette.

Thanks for taking the time to leave a review Stephanie J, I'm disappointed to hear that you feel The Larwill is declining in quality, and wanted to address some of your concerns. Our location obviously has not changed since your previous stays, and still remains a short tram ride to the CBD, with a tram stop out the front of the hotel. North Melbourne and Parkville are full of fantastic eateries, and onsite we have the recently reopened Farmacy Restaurant and Bar. I am shocked to hear your comments regarding our Guest Experience Team. As you can see from our thousands of reviews, friendly service is something we pride ourselves on here at The Larwill, and our team strive to always provide a warm welcome for all guests. Unfortunately, as you mentioned, the revolving door at the front of the hotel has had issues in the past, luckily we have a door right next to it while it was being fixed, and is now in working order. I can assure you, and all our guests, that one of the benefits of being in the Children's Hospital Precinct is that everything in our hotel is well and truly in line with all regulations. Cleanliness, especially in these times, is of the upmost importance to us, and I will be sure to follow up with our Housekeeping department to ensure things like coffee not being replenished does not occur again. Again, I'm saddened to hear that you did not enjoy your stay, and I sincerely hope you give The Larwill Studio, or one of our other Art Series properties, a chance at redemption. We stayed for 8 days. Great location for public transport (although not in the free zone), Friendly staff at front desk.

We had a good stay and the room was okay. A tip; there is a food court at the hospital - and you don’t even have to go outside to get to it (nice on a rainy day with tired children).

I would stay there again for a few days, although it wasn’t perfect, but probably not for a week.

At first sight the room was nice. At closer inspection the room was not as clean as expected. The mattresses had a lot of stains, one of the pillow covers had black stains - probably make up. One of the towels had black stains too.
One day we got back to plates, cutlery and mugs which were clearly just wiped and not washed. Which made us think whether we had eaten from dirty plates the days before. The front staff resolved the matter quickly and gave us clean plates etc.

It felt like the cleaning staff got sloppier and sloppier day by day. The first few days were fine. But then they forgot to give us new toilet paper, took our towels (even though we tried to keep them) and then didn’t give us enough new towels, wiped the dishes, made the top layer of the bed, but the inner layer was curled in the bottom etc.

According to the front staff the cleaning team was understaffed. Which we can understand and which is why we didn’t complain other than the dirty dishes. They really should consider changing the mattresses though.

The aircon was as in most hotels, but it was a shame that we couldn’t open a window. The air in the room wasn’t great and gave us stuffy noses - luckily we spent most of the time outside.

All in all it was okay, but there is room for improvement.

Being onsite at the Royal Children’s Hospital The Larwill was perfectly located for us when our 11 month old needed overnight monitoring. The monitoring was able to be done in our very comfortable room and the room was child safe which was a huge weight off our minds. With a very comfortable bed and everything needed from easy car parking to a microwave, we will definitely be back.

The hotel lies in the royal children's hospital and was nice but bit far from the city centre. However if the transport is convenient, there is no issue with distance. I stayed here since my office was closer from here. Going to town was also not a bad experience since I could get tram connection and reach downtown (# 58 and 59) and other required places of interest easily, The room was nice, spacious and cozy with comfortable bed and amenities. Breakfast (not included in room) was just okay but still manageable. It was available either at Subway or in Smith & Singleton. Overall good experience to enjoy peaceful sleeping

If you love art and like quirky things, this is the place to stay. I always wanted to stay at one of the Art Series Hotels and this stay did not disappoint. The staff, especially Sofie on reception, were delightful. We had no shower amenities in our bathroom. One phone call and Sofie came with lots and a big sprinkle chocolate that definitely made up for it. The beds are divine and the art is intriguing. David Larwill left his mark a little bit everywhere, on lifts and lobby. Just gorgeous. Pay the extra and a get a park view. The only negative would be the excessive cost of the car park at $28 per night. Considering it is not an inner city hotel. Someone has renegotiate that rate!! We will definitely be back!

Friendly staff and clean facilities, restaurant meals were great. Proximity to royal children's Hospital makes this the best choice if caring for or visiting a patient. Tram out the front makes accessing the city or Victoria markets a breeze.
