I'LL START WITH THE GOOD.

This place serves its most important function which is a place for me to sleep at the end of a long working day. The staff, especially the lady that is there most of the time, are really, really helpful and knowledgeable. These people know the building.

When I first moved in, check-in was smooth. When I had a problem with the electricity, it was fixed within 24 hours, and requesting the fix was easy. The one time that my keycard failed to work on my room door, a security personnel attended within 20 minutes (and this was after hours).

The building space is regularly cleaned. I mean the hallways and entrance areas are generally maintained to hotel standards. I hear no noise from my room, neither from outside the building (but this could be because I'm on the upper floors), nor any noise of significance from within the building.

The best thing about this place is the location. I am 1 minute walk, literally, from most things I buy. There is little need to emphasise that you cannot have greater access to Melbourne than being right opposite Flinders station. The building is also a minute walk from Degraves with all it's cafes. The restaurants that I've tried on Degraves are quite pricey though, with main meals alone at $32.

You get a mix of residents living there. 60% are students it seems. Lift rides generally quiet. People tend to just mind their business (which is good or bad, depending on what you like). The "common room" is clean, available and equipped, but deserted.

Waste disposal is decent (there is a chute on each floor). Water runs well, both hot and cold. The heater heats the room fully in a matter of minutes and can self-regulate if you want. The microwave and TV work well. The benefits of having an onsite management office also cannot be overstated.

NOW TO THE BAD

I stay in one of the studios and it is small. Despite the fact that my previous apartment was the same size, this one feels much more smaller because of the flimsy design and poor fittings/furniture. The "wardrobes" should be called boxes. I tried acquiring my own storage, but where would I fit them?! And where would I store theirs? The fridge is small and its freezer too tiny to hold even a reasonable sized ice cream cup uprightly. There is no balcony, and with the space in the room being so small, old-fashioned clothe-drying is not much of an option.

The laundry room is functional, but I dislike the fact that it auto-dispenses detergent. This denies me the ability to use my own detergent and I find their own to be of poor quality. My laundry basket was also stolen(?) from there within 30 minutes of leaving it behind (makes me wonder what could happen to my quite expensive business shirts).

On arrival, the apartment was reasonably clean, but not thoroughly (the bathroom especially). The carpet is really old and worn.

The building has around 14 floors and only one of the 2 lifts is working. The management is referring residents directly to the lift company, OTIS which apparently has refused to repair it yet due to its own labour issues. I think it is irresponsible of the building management to wash their hands off the matter. I mean residents signed a contract with the building management not the lift operators. I can manage with one lift, but it makes me wonder what other responsibility the management will pass on.

Having bulky parcels (I mean your normal shoe shopping) delivered is a problem if you have long working hours like me. The building reception/office does not accept deliveries on one's behalf (fair enough). and the individual mail boxes can only hold letters basically. Proximity to several Auspost shops could relieve the problem, but if you work late into the night like me it wouldn't help at all as Auspost would be closed for parcel collection and not every courier company delivers to Auspost shops.

The default internet service, PlanetISP (which you can change) is fast and has never broken down, I also find it cheap. But the ISP customer service is horrendous (I cannot stress this enough). For my mobile phone, I use Vodofone and signal is decent, especially for internet use.

It would be good if the windows had flyscreens/net. I leave my windows shut 24/7 as I don't want something crawling or flying in, but I suppose if that bothers me so much why don't I install one myself (so it's not really a big deal).

There is a downside to the fantastic location. Being the centre of the city, many of the shops and cheap eats attract all sorts of people, including lunatics (in the traditional sense of the word). It is quite common to sit next to a mad half naked person at McDonalds on Swanston or Elizabeth.

Overall, the residence is good in some ways, and bad in some ways. I guess it depends on what sorts of things worry you.

It was my only option when my husband and I arrived in Summer. We lived for 6 months in a studio $326 p/week. Really small place. Not recommended for a marriage. You can hear noise from outside and from your neighbors even the vibration of their phone.
During my stay, lifts stop working 3 days, it was difficult because we got floor 12th. Also, laundry machines were not working 1 week. However, location is good if you love crowded streets and be near of restaurants and bars.
I really think you can find better places around city for the same price and with more space.

I started off in a Studio 2 years ago - March 2011. It was a perfect size just for me & my partner. Location is fantastic, offers so much more than a house would.
I've seen changed been made with management, staff has improved, the building has improved. I lost my job 6 months into my lease. I was unable to make my monthly rent payments on time, and the staff was so so understanding.

Rude staff (many who can't speak good English), a loud industrial macine outside my room, extortionate rent prices, everybody miserable, cold empty basement supposed to serve as social point, terrible (and expensive) internet connection, bad contact before moving in, horrible greeting after 15 hour flight... Sold my lease to someone else. Would avoid.

I had the misfortune of staying at Home@Flinders for six months between September 2011 and February 2012. No positives to speak of. Negatives include rude, surly and unhelpful staff; paper thin walls between apartments - I could hear my neighbour snoring, noisy/inconsiderate tenants, loud air-conditioning unit outside apartment, expensive internet connection, expensive washing facilities, broken fridge in my apartment and pervasive odour in the corridor. I ended up moving out 4 weeks prior to the end of my lease as it was just awful. There are far better options in Melbourne.

It is just like living in a awfully maintained prison, where they do not care about you. If i didn't have a tenancy agreement, i would move out in a flash. Me and my partner have been living in home@flinders for 5 months. All i can say is the place is on a land slide down hill. One of the lifts have been not running for about 3 months now absolute pain!! The aircon in the building is not working they haven't bothered to fix it and do not even care about fixing it as they don't live there. They promise it will be fixed but promises mean nothing here. There is no night time security no concierge, so if you've forgotten your key you have to wait for some for about an hour and they charge you $50. I thought it was a good location when i moved to melbourne to live in but you just get woken up by noise outside. There is graffiti scratch in the mirror in the lift looks awful if you invite friends round.

I have had friend who inspection property for me. He siad that it was to be good for me. I moved in in November. I only want to stay for 3 month but I HAD to stay for longer as this place so close to my college I could walk and sleep in. After college I bring my friend to use gym with me. It very good for my body. Staff so very helpful make it very easy for me to settle into my new city! I will stay here forever!

as i work nights i am living at the hotel next door whilst still paying my rent at home@flinders...as the bloody drilling and hammering going on the other side of the wall..from 7am-4pm.the staff dont care at all...terrible...

The location is very close to the Flinders Station and convenient. The Apartment has almost all the amenities a traveler would expect. The level of daylight within the interior was not very great, may be due to the urban context it was in.

I recently booked and stayed at an amazing apartment at Home@Flinders in Flinders Street, Melbourne (#815). I think we got lucky. It was newly renovated, clean with white walls, timber flooring, stone benches, gas cooktop (it was a Smeg!), big TV, a cool looking fireplace (would be great in winter) and a dishwasher with 2 drawers. The bed was amazingly cloud like (queen size) and the linen was silky smooth and I loved being in there! I can't wait until hubby has to go back to Melbourne (I found it on air bnb), so I can book this apartment again!!
