This accommodation is in a very convenient inner city location, however, vehicle access & on-street parking is hampered by some major long term construction projects on neighbouring property. There is an Aldi store located next door as is a convenient Hotel bar & bistro. But that’s where my positives remarks end.

We were very disappointed by the lack of cleanliness & poor maintenance of the apartment. Promoted as a Premium room with 2 king beds, the advertising is deceptive. Yes, there are two king size beds but they are nearly touching the walls, with barely any room to walk around them, yet alone find a PowerPoint. Very limited storage options for luggage & personal items. There is one very small wardrobe built into one room & none in the other. No shelving & the drying rack fills that space. Our bags had to remain out on the floor in the very small living area. There was very little space on the bathroom vanity for personal items.

On arrival, our room had a dirty used wine glass & cigarette butt sitting on the table. I went to plug in the phone charger & the double PowerPoint was broken & unusable, a real safety hazard, as was the bed lamp beside it. The toilet seat was loose & drifting all over the toilet bowl. We reported these to management immediately & our parking charge of $58 was reimbursed as compensation. The young woman on reception did a good job dealing with our complaint.

Unfortunately, even more issues became apparent as our stay went on. No towel rails in the bathroom, short one guest towel. There was a hand towel but no face washers are provided. No extra blanket or pillow for one of the king beds, probably because there is nowhere to store it. Black mould on bathroom tiles & on window frames, skirting boards are falling off & held on by tape in some areas. Cracks in the hand basin & the shower over bath is not suitable or accessible for those with mobility limitations.

The photos tell it all. It’s really hard to believe that an inner city apartment that rents out for an average of $400 per day could be so neglected. On closer scrutiny, it is only rated as 3 star on their main website, however, through shrewd marketing & search engine optimisation, it has many 4+ star ratings for all sorts of things showing up on the various booking platforms. Milano also trades as Tribeca Serviced Apartments on some platforms.

Our 2 bedroom, 2 bathroom apartment was perfect for our week in the city. It was very clean and spacious with all the amenities that we needed. Being on the 30th floor meant that there was limited noise at night, even with the metro station contruction below. Fantastic location! Close to the free tram area and being in a student area there are many cheap food options available. Book directly with the hotel to get a much cheaper rate than the online agencies. Would definitely stay here again.

Easy to book in, we stayed for 8 nights so they upgraded us to a two roomed apartment. Looked clean, good kitchen with full sized fridge freezer, oven and cooktop. Dishwasher and washing machine. Next door to Aldi’s for grocery shopping and 5 minute walk to trams and Queen Victoria markets. Serviced apartment apparently means you have to ask for your apartment to be serviced otherwise it’s not serviced and no service done on the weekends. When we saw cockroaches on the kitchen counters we immediately advised the front desk but nothing was done till we spotted cleaners on our floor and told them about the problem a day later. A gentleman came and sprayed inside the kitchen cabinets but it didn’t stop them. We had to keep our suitcases zipped at all times and wash our dishes before we used them as well as after we used them. Wouldn’t stay there again.

I booked 6 rooms for between 3 and 6 nights to accommodate my staff for an event in Melbourne. The accommodation was not up to the standard I expected and the rooms were small and poorly maintained. Fixtures and fittings were broken and after 3 days with no room service I called house keeping and was promised that my room would be serviced the following day. When I returned late in the day to find my room had not been touched I contacted management to be told room service had gone for the day. My staff all had similar experiences sadly. To cap it off my account was incorrect and I received no reply at all to my email.

What a dissapointing stressful stay. From the moment we arrived, our carpark and room were not ready. We had exposed wires in lights and missing tap handles insufficient cutlery, no tea towels, plugs, towels and rooms were dirty. Dirty showers and floors and previous visitor clothes left on floor beside bed. Ordered a cot and didn't receive it. Got an apology but no compensation for all the inconvenience. To top it off I requested a late check out and was declined..
If you want to use the cinema room take your own DVD and you can't eat or drink in there.
If you want to have a BBQ in the BBQ area you can't drink there either.
If you want to access the pool you have to be escorted there each time and have to wait for an escort to come and get you from foyer which can take 15 mins each time.

The apartments need one big maintenance overhaul and a massive deep clean

Booked online which showed private parking available. No charge was announced on the web site.
Arrived to chaos when checking in. Site out front is under construction. Nowhere to park to check in. Nothing is advised previously to customers.
Ended up parking in the wrong car park as no signage nor any information was given prior to arrival.
When checking in it itself was difficult as the reception desk not even signed nor access to the desk is easily accessed
Reception staff rude and non informative nor speak clearly
Charged $28 for parking for the night which was not advertised anywhere on web sites
Also had to pay $5 fee to get out of the first car park entered. There are 2 car park entrances next to this motel - no instructions no signage complete confusion.
Handed several fobs and a key and a remote with a print out of instructions how to park your car and where to walk etc to get back to your room
A very frustrating process not a nice way to start your stay
Arrived at room eventually and was not impressed.
Did not look colourful and clean modern as shown in pictures
Room stinks of cigarette
Room was not clean
Not a double bed but rather two single beds next to each other
Uncomfortable furnishings
Drapes were poorly hung looked terrible
Very unwelcoming room
Would not recommend

The reviews we read AFTER we booked were harrowing so we were panicked when set off on out trip! We stayed 3 nights, here are the good bits:
location, location, location it cannot be beaten, it is brilliant - central, walking distance to everything and in city center. It was clean and neat. Heaps of great bars, restaurants around.
Here are the bad bits. It looks absolutely nothing like the pictures so like we foolishly were , do NOT be swayed by those. we booked a 2 bedroom apartment at Milano on Franklin St, checked in after out flight and were told to walk out the building, around the corner as they put us into Verve apartments on Swanston St which are joined at the 7th floor? um ok...

We had limited towels, forks etc but when we went to reception at Verve, they told us we had to walk back out to Franklin St, around the corner and go back to Milano serviced apartments for any queries. Farcical at best. When we asked WHY they put us in a completely different building than we booked, we were met by blank stares...

anyway would we stay again? The apartment we were in overlooked Melbourne Baths, GREAT view - seriously beautiful, but traffic noise was relentless, all night long, trams, horns, cars, buses the lot, and these guys certainly have not sprung for double glazing so you hear everything. For location I would stay again, for service, noise, dishonesty in their website I would not. Plenty of other apartments near by to try. We are back in Melbourne in March and will try another place nearby.

My sister planned a lovely weekend for 5 of us as a surprise for our mother who doesn’t get out much. Location was great, however no place to park while we checked in and got the keys for the car park so we had to go around the block twice before we found a spot.
Upon walking into the room it smelled of stale cigarette smoke, it was very grubby with dirty prints on the bench, light switches, couch and coffee table.
Blind in front of the door to exit onto the balcony was stuck at halfway, when we went outside the blind fell all the way down and the cord did not work to bring it back up. On the roof below our balcony was a dirty nappy, cigarette butts and dirty socks.
There was no kettle we had to ask for one to make a coffee which they bought up a brand new one pretty quickly.
The aircon was so clogged and under serviced it was yellow. Both kitchen and bathroom taps were loose and wobbly. My sister went to heat a bottle for her baby and the microwave actually sparked and smelt like something burning.
That was the last straw, we were uncomfortable from the beginning but that made us not want to be there.
We went to the front and my sister asked for a new room or refund, they were booked out so she got almost all her money back.
Not 2 minutes after she got back to the room to help pack up our things the maintenance person came for the door with no mask on and walked in to check out the issues we reported. He didn’t wait for us to leave and began trying to repair some issues by hand, then the cleaning team were already walking in and he shooed them out telling them to wait.
Nobody apologised once or even seemed surprised we told them of these issues.
First and last time at this accommodation, a great weekend turned into a late afternoon trip home.

=> Servicing provided only once a week no matter your stay duration..... We were there for 4 nights. => No cleaning equipment was provided for us to be able to maintain cleanliness.
=> One time provision (upon arrival) of miniture bar soap and hair shampoo are the only toiletries given
=> Apartment 1208 is small and outdated.
=> Had to request for an iron
=> Faulty Oven
=> Dishwasher wasn't working
=> Washing machine only, no drying facilities
=> Food and recycling waste disposal guidance and/or services were not provided.
=> We had to pay $28 a night extra for parking.

However, on a positive, the building is next to Aldi, Hardrock climbing and plenty of food options in the area.

We stayed for 4 nights over Christmas and would not recommend this hotel based on our experience. We booked this hotel specifically because they have a movie theatre and tennis court (I wanted something special for our kids as we would be away from home for Christmas). Turns out these are not available on Christmas or Boxing Day, and they were booked out long before we arrived.
Our room was smaller than the photos looked, and I was disgusted to find lollies IN the bedding of one of my children's beds on the first night. I stripped both beds and found dirty blankets as well. I went straight to reception who called the cleaning team in to replace all the bedding in both bedrooms. On our last day as we packed up, we found lollies UNDER the beds in the kids'room too.
The hotel needs more thorough cleaning, and renovations (fixing minor broken things in the hotel). All in all a horrible experience.
The location is good, though. Aldi downstairs and short walk to trams was great. The only good thing about this hotel is the location.
