It’s not the absolute worst it could be, but has many problems.
There was mould in the shower which is disgusting and can make people very sick.
The fridge, microwave and kettle weren’t even plugged in.
The shower doors wouldn’t close so I had to shower with it open, resulting in water all over the floor.
The milk I put in my coffee had residue in the bottom which leaves me wondering how old it was.
The chopping board was dirty and so were the teaspoons.
The balcony was barely a balcony, it was so tiny that 2 people could barely fit. I worry for the safety of children.
One of the 2 keycards didn’t work and at my inconvenience had to go to the front desk to get it reactivated.
I couldn’t get into the pool area.
It was fine as a one night stay after a concert but I encourage you to look into other venues before picking this one.
And arrow on Swanston, please look into fixing these problems. At least the mould in the shower. Sickening.

Location was perfect for my recent stay in Melbourne - walking distance to CBD and close to university accommodation where my son resides.

Room was small and basic, bed was comfortable and for the price was reasonable value.

TV remote didn't work as batteries must have been well past their use by date and had leaked into remote - thankfully replacement batteries resolved this.

It clearly needs a repaint as there were multiple repaired chips from the walls that hadn't been painted over, scuff marks and chips on every wall. The grout between the tiles in the shower was riddled with mould and it took multiple requests to the front desk staff to have it resolved.

Rather than moving me to another room, they had cleaners come in whilst I was working from the hotel room to clean the shower that took multiple hours scrubbing the mould with a stiff brush (a mould cleaner available from a supermarket that would have done the job in 15 minutes).

This is a place to avoid until some serious money is spent on maintence

Onsite parking, which is good, at $25 a night.. but it's not easy to get into. I walked in, the guy behind the counter opened the gate... which then closed automatically while i was still talking to him. I questioned it, he pointed at the camera and said.. no worries, ill see you and open it again when you're ready. But guess what.. he didn't. After some light flashing.. I rang reception which were very slow to answer. Then... im in. No direction as to where my room was, but after asking I was directed. Very small rooms. Tidy/clean enough though. No facewashers in the bathroom. Tv reception very poor. Wifi pretty slow with a tested connection speed (tested a few times during my stay) of only 8mb/s. The included continental brekky was pretty poor. It consisted of a cuppa (just) and anything from the end of the display fridge. I was in and out from 12pm one day to 930am the next.. and the same few items were in there.. so not real fresh. Photo attached of the "continental breakfast". Overall...dont think ill be staying here again.

My husband and I stayed at the arrow on Swanson last night. We were in Melbourne for the Australian open which we went to the night session.
The room was okay-double bed, kitchenette, bathroom , shower etc . Nothing fancy but quite reasonable in price. It is next to a tram stop on Swanson street so very easy to catch the tram. The car park is next to it but takes a bit of working out to and from the reception.
Breakfast is available at a cafe on the premises.
In all good location and adequate for a short stay

If you’re looking for a great hotel for a weekend getaway or even just an overnighter…than keeping looking, because Arrow on Swanston is anything but a good stay.
From the moment you arrive on location you are meet with confusion and miscommunication. Whether it be in regards to how you locate the parking garage, how to find your room or even just whether you will actually get the correct room you paid for; the lack or organisation and care displayed by this establishment is painfully clear.
If you are one of the lucky guests (and I do use that term extremely lightly) who managed to locate and make your way up to your correct room than you'll likely be greater by an unkempt, untidy and outdated apartment-style room.
Once you've step foot into your new hell away from home and on onto the sticky, miscoloured tiles and fraying carpet; you may find yourself thinking, “ya know for the price this isn't too bad”. But just give yourself a moment, and take a closer look around at your surroundings and you'll soon come to see all the added extras this hotel has to offer…
One extra you may be use to receiving when arriving at a hotel is a lovely mint on your pillow, but Arrow on Swanston have changed the game and done one I think we can all agree is much more original and fun for the whole family. Hairs on your ‘clean’ towels. Who needs a boring old mint when you can play, ‘what colours it going to be today?’ with the kids. That’s priceless family fun right there.
If you've ever wanted that little bit of extra privacy on a night away than you'll love this. The water and heat damaged door frames between the bedrooms means once the doors are pulled shut it takes a rugby style manoeuvre to bust them open again, granting you all the privacy or claustrophobia (depending how you look at it) you could ever need.
Oh and don’t forget to stop and admire the aesthetic. The chipped and peeling paint matches perfectly with the dirt and grit of the facilities. A friendly reminder of the hotel's lack of upkeep with turnover and hygiene standards during this essential time are displayed proudly and boldly as works of art on the walls. If you look carefully you'll find that no two mould colonies or dust bunnies are the ever the same. They're like snowflakes in that way. Beautiful and unique. Speaking of mould, don't forget to take home your complimentary slippers...wait, what? Slippers weren't included in the room package? But then who’s slippers am I...oh.

Stayed for 4. nights no TV service at all during stay. Excuses being that storm had hit satalite. Unable to open balcony door. Shower had 3 panel sliding door and when I got in shower panel fell off in shower hitting my leg and lucky I caught it before smashing. No Verbal apology received. no understanding of situation or empathy. Took 2 days for maintenance to do a doggy fix up job of door. It still was not safe after maintenance looked at it. Free breakfast offered in compensation which was a coffee and egg and bacon roll.
Manager did not contact me for 2 days. Then lies and cover ups happened. Asians up to 10 staying in one apartment . Beds being used in sessions with shift workers and students. people staying and paying for accommodation and receive a daily bowl of rice
Do not have anyone who speaks English fluently or understands business practices.

Beware not a good place to stay . I will never return. Felt like I was in an Asian country in lovely Melbourne Australia.

My partner and I stayed for 2 nights on the 21st and 22nd of April 2022. We booked a one bedroom apartment as the advertisement said it had two beds, a double and a sofa bed. The price was good and we have stayed here before, so we made a booking. I emailed the hotel two days before our arrival asking them to make the sofa bed up or at least provide linen so I could do this. We tried to ring them over many hours and the phone just rang through. The following morning my partner rang again as it was check out time and he spoke with Grace, and she said that our room would be upgraded and there would be two beds. On arrival, our room was not ready so we left our bags and went into the city. Grace rng me at 1.20 informing me thqt our room was ready. As we were already out and about we said we would check in on our return later that day. When we checked in, we noticed that our room was right next to the elevator, a nice touch But the room was not upgraded, we had a bed in the bedroom and a sofa bed, no linen. I looked in the wardrobe and found a bulky dirty doona that I would not even touch and one of those thinner dooners which was in better condition. So i placed the doona on the bed and used a spare blanket for warmth. The sofa bed had burns in it and the carpet on the floor was so grotty that without shoes, I would not feel comfortable walking on it. The sofa bed was hard and lumpy, it was really uncomfortable and I could feel the timber behind my back. Anyway I figured the room was what we paid for so it was useless to complain, although we did mention the burns to reception. In the morning we left for the day and at about 3pm I returned to put some shopping in the room. I could hear housekeeping around the corner, so thought the room would be tidied soon, we had a bin full of rubbish, and had run out of milk, the bath mat was on the floor to be changed but we held onto our towels. When we returned back later that night, nothing had been done. There is a sheet in the room stating that room service would be provided, bins emptied, amenities replenished and towels on the floor exchanged. My partner went down to reception and was told that the information sheet should not have been in the room and that they would put a sign up saying there was no housekeeping. In the morning when we checked out, there was no sign put out with this updated information. We have stayed at this hotel several times but this time has been terrible. It was noisy, even though we were on the top floor, the foot traffic below was really loud, people swearing and shouting at 3am. This is the only time i have ever been to Melbourne and wished my time to end so I could go home. It was an unpleasant stay, made worse by the fact that our previous experiences here had been so different. I will NEVER stay here again, I would rather pay a bit more for some comfort.

My daughter stayed at the Arrows student accomodation wing in 2020 from Feb to Nov . At the end of the stay , Arrows is suppose to provide the bond claim form for the students to start the bond ( 1 month deposit ) reclaim procedure . However despite several inquiries for the form at the counter as well as multiple emails follow through , no response whatsoever was received by the tenants . This is very suspicious and we suspect Arrows have no intention whatsoever to cooperate to enable the refund . This is a very unprofessional conduct on the part of the entity . Further action for official complaint will be lodged with the relevant Melbourne authority accordingly . So all future student accommodation potential tenants please beware and think twice before committing .

I struggle to describe how disappointing this hotel was in a way that will help prospective visitors know to stay away... I read the bad reviews and wondered how bad it could be. It's that bad and then some.
The reception is deceptively okay, visibly. However, while checking in there were two seperate guests having issues about their rooms and bookings. We were in a two bedroom apartment and were informed that it was accessed via a second entrance, slightly up the road. This part of the hotel was dusty, dingy and run down. The elevators needed a good clean, but nothing compared to the room.
Upon walking in, the smell was almost overwheliming. It was like musty old rubbish - so bad we had to go out and buy air freshener. The walls were dirty, and had holes and areas where things had been removed from the walls, damaging the paintwork, but not painted over. The carpet was most likely the source of the smell and it was so vile looking inwas hesitant to walk around without shoes. The balcony door didn't lock and the shower had more mould than grout. The cutlery in the drawers had food stuck to it and the microwave didn't work. I dared no go near the kettle or toaster. The bedding and towels smelt lie the room and I ended up covering my pillow with one of my t-shirts, not trusting that things had actually been laundered properly. The real kicker was on the second morning when I woke up, moved something on the counter in the kitchenette and a cockroach scurried out 🤢
After seeing some pretty poor support at the front counter on my first day, I decided to put this down to poor research on my part and not report to reception but I implore you to look elsewhere for a place to stay if you are considering Arrow on Swanston for your Melbourne stay.

A pretty bad experience. I should have read the reviews before booking.
Check-in was friendly but very slow, only the one staff member where there should have only been three.

I too was directed to the next-door building where my room was located. The public areas are dated, dirty and smelly.

The 1 bedroom apartment is tiny as poorly designed. The living area is really a rock hard cheap two-seater futon with the tv 50cms away, it’s really uncomfortable, if not impossible to watch tv, it reminds me of trying to watch a movie on a plane. All other furniture looks likes it was brought from goodwill, cheap and old. The photos advertised are very misleading.

The room stink, it’s almost unbearable, smells like mothballs.

On the upside, although the dated furniture, the room was clean and the location is good.

I’ve stayed at a lot of hotels, and think that most hotel rooms are pretty much the same, I don’t think I’ve overly picky. There are much better rooms available at this price point so give this place a miss.
