Located on St Kilda road its about a 15 min walk out of the CBD. Very convenient for the Albert Park grand prix track. We stayed in one of the budget rooms which was very small but nicely decorated with 2 bathrooms between 4 rooms (as it was empty this was no problem). The staff were friendly and it was nice to stay outside of the busy CBD yet within walking distance of popular melbourne districts.

We stayed here for two nights at the end of a four week trip to Australia. It cost $90 pn. Owner Tony was very friendly and helpful. We were able to check in early no problem. Alltough we had paid for the cheapest room (five rooms shared 2 bathrooms), Tony gave us a much better en suite room at no extra cost. Hotel is an old private hospital with very high ceilings and wide staircases. You can park free in a little court yard at the rear, or if that is full there is steert parking. They don't do food but there are 4 decent cafes and a MacDonalds right outside. The location, at the junction of St kilda Road and Toorak Road West is good with trams to the city right outside. We were more than satisfied.

A quirky Hotel that is very good value for money. The Hotel is within walking distance of the centre of Melbourne, although there is a tram stop outside. The room was very large and clean, with a spotless onsuite. The only problem we had was the bed was too hard for us, but the ever helpful and friendly owner swapped the mattress straight away. Would stay here again.

Our stay at the Albert Park Manor Boutique Hotel June 21-25 was a pleasant one. The hotel was appealing to us because it offers good access on a main tram line (5-10 minutes) to the Melbourne cbd as well as quick access to a nearly freeway for excusions outside of town. In many respects it is more akin to an upscale B&B than a true hotel, since it has no dining facilities or elevator and appears to be owned and managed by one person, "Tony ." There is a small Italian restaurant and a cafe serving breakfast and lunch next door so meals are no problem.

When we arrived, the hotel was almost full so we had to take a room on the top floor which was ok except that the windows are smaller than those on the lower floors which made the room rather dark. Tony was very helpful, carrying our bags up to our second floor room himself and providing helpful guidance to all of our questions concerning Melbourne attractions.We found our room and the entire hotel to be clean, comfortable and a good value for the money.
If you arrive by car we recommend phoning ahead for detailed directions. The traffic patterns in the area are confusing and we drove around in the neighborhood for almost 30 minutes before figuring out how to get to the hotel.
We enjoyed the Albert Park Manor would be glad to stay there again.

I don't often feel inclined to write a review on trip advisor but our experience was not a terribly pleasant one and I wish to advise others to avoid here if possible. Very outdated and dirty, rooms and bathroom need a good clean and upgrade. We also had a room facing the road and found it difficult to sleep with all the notice from St Kilda Road. Owner was also not helpful when we broached the subject. You're better off staying at a backpackers if you're on a budget.

We used one of the need it in a hurry websites to find this motel. It only got worse from then on.
We should hae researched the motel more BEFORE booking.
After booking realised the "cheaper" rate we booked was the same as regular the regular rate. Not happy!
We arrived at 4.00pm to be be advised we weren't expected until the next day. Not happy!
However the management did have a vacancy, no wonder, the place is a cross between a geriatric hospital and Fawlty Towers.
As others have commented, the place was previously a hospital and very little has changed.
I don't like being in hospital and I didn't like being here either.
We had a room facing the main road.
The room smelt musky and damp, in fact the whole place had a smell to it. Carpet is well worn, plastic shrubbery is covered in dust, there is no ambience to this place at all. No wonder there were few images of the facilities on their website.
We couldn't close the curtains and had the night lights from the street streaming in all night.
We had coffee making facilities, but no power to plug the jug into. Had to use the beside table to connect to a plug in the power board. Not sure what Occ Health & Safety issues are in place! There is no toaster to make toast for a BYO breakfast.
Television reception was intermittent - ranging from good, to pixelated, to loosing signal, to back to good. If you're watching with any intent don't bother!
Walls were dirty and marked, mirror frame in the bathroom had paint flaking off. There was mould/fungus in the shower recess, the shower caddy was rusting. The air-conditioner was connected to an extension cord plugged into the power board. The ceiling fan is turned on/off by pulling a shoelace.
How by any stretch of the imagination this place could be rated three stars is beyond me.
For me giving it any star rating is being generous.
If by chance you read this review before booking, consider yourself lucky.

The rooms were outdated and not in a charming way.
The host refused to put us in a more suitable room or give us a refund even though we hadn't used the room, we ended up staying for 30 minutes then checking into the seasons heritage for only $10 more ($99)
When we returned the key he asked us what was wrong we told him we were not comfortable and only then did he struggle to tell us he could put us in another room however we had already booked into seasons.
I would not recommend staying here unless you wish to feel like you are staying in you grandparents hospital room with the constant smell of microwaved roast beef with mash and peas .

I see a lot of people bagging this place but it is in a great location within walking distance to the CBD, galleries & parks and is great value and if you ask nicely, you can get some off street parking. Sure the decor is outdated and the roof leaks a bit but it's an old building with character. We have stayed 3 times. I just tried to ring for our next visit but doesn't appear to be open at the moment????

The hotel is located a short tram ride from Federation Square, and is great value for the location. We paid $125 for a large en suite room. Room had everything you need, but the decor is dated. Friendly and helpful service. Our room at the front of the hotel did have some noise from the trams.
