The rooms were over 90 square meters and were spacious and comfortable. They were well-cleaned.
On the other hand, the WiFi was weak and often did not connect. When I complained to the front desk, they said it couldn't be helped because the hotel was fully booked. I think they should improve it so that it can be used comfortably even when the hotel is fully booked. There was a wired LAN port in the room, but it was not connected internally and could not be used.
The kitchen was spacious enough and had all the tableware, so I cooked dinner every day.
Since the plan included breakfast, I ate at the restaurant in the hotel in the morning. Because the price was cheap, the selection was almost the same every day and the quality was low. It was inconvenient that there was no eggs (scrambled eggs) on the one day. The free coffee was surprisingly weak and had little taste.
The parking lot, which seemed to have been built underground, had a very narrow entrance, and if you have a large car, you have to turn around several times.

The area is great, in the middle of CBD but not too noisy. The room (Premium Executive Studio) is quite spacious with a kitchen, microwave, and "real" refrigerator. All the staff are great and as an "All" member, I have a free upgrade and easily get a late checkout :).

Overall stay was great for a long weekend get away with my husband.
1 Bedroom Apartment was huge and a great view from the 10th Floor.
The few minor housekeeping issues we dealt with and rectified immediately.
Breakfast in the morning was plentiful and a great selection of hot and cold food on offer.
Would definitely stay there again

I have stayed at Mantra on Little Bourke for at least 15 years, never looking at anywhere else to stay. The staff are always friendly & the rooms so spacious. However, this time was a big disappointment. I already knew from my last stay that the restaurant had closed so no room service for food. What I didn’t expect was to stay 5 nights & not have the room cleaned at all or the towels replaced. After 3 days I went to reception to ask about getting the towels changed, the tea bags replenished & why there wasn’t anyone to make the bed etc. The bin was also overflowing. I was told that you have to stay 7 nights before the room gets cleaned or pay extra for this service. He then proceeded to hand me some towels over the counter & gave me a bag to put the dirty towels in. When I come to visit Melbourne & after a long day, part of the luxury of staying in a hotel is to get your bed made & come back to a clean room. I just don’t think not having a cleaning service for a 5 day stay is acceptable for a hotel of this calibre & felt more like a hostel!!! I will certainly look at other hotels in future that provide this service. Not even being an All-Accor member gave any benefits of getting a cleaned room.

Dear Meander823098, Thank you for your time over the phone this morning and for the constructive feedback you provided regarding your recent stay at Mantra on Little Bourke. At Mantra on Little Bourke, we have recently introduced new sustainability options, designed to balance guest comfort and environmental responsibility. These include: - Advanced Everyday: For those who prefer daily housekeeping services. - Stay and Save: Opt for weekly housekeeping and receive a $10–$15 discount per day. For your recent stay, the Stay and Save option was selected, but it's clear that we did not effectively communicate your housekeeping preference at check-in and I understand how disappointing this must have been, especially as a long-time guest who has enjoyed staying with us for 15 years. Rest assured, we will be taking immediate steps to ensure that housekeeping preferences are communicated and confirmed with all guests moving forward. Please accept my sincerest apologies once again for the inconvenience this caused. Meander, we value your loyalty as an All-Accor member and long-term guest, and following our phone call, look forward to welcoming you back in February. Regards, James

I’ve been staying every year since 2011 (besides covid) and I think the hotel is at the lowest it’s ever been. We were given an accessible room, despite booking back in November. Next to impossible with a baby & toddler, there’s no bath and having to bend down to wash bottles in the sink every few hours was a pain. There was no dishwashing liquid so we called up to request some and they brought dishwashing powder for a dishwasher - a dishwasher we didn’t have.

There’s also no room service, no housekeeping & the bar is open really odd hours - only weekends and when we got in at 830 one night we thought we’d have a drink in the bar but it was already closed! We did manage to get a cocktail to bring up to our room one afternoon - albeit in a paper cup as they wouldn’t let us use a proper glass.
The only thing that saved this trip was a lady called Natalie..? working at reception - when I went to ask why we were allocated an accessible room and express my disappointment in it, she straight away offered us a regular room to move to. She helped us move our luggage and the cot and was sincerely sorry about it. She was also the only staff member that was always happy, would always greet us and say hello/goodbye when we walked past the front desk.

If it had not been for her I probably would have given this stay a score of 1 instead of 4 as this is not the Mantra I remember staying at everytime previously and sadly after all these years, I doubt I will be returning.

Dear Bernadette, Thank you for taking the time to share your feedback with us. I'm sorry to hear that your recent stay did not meet the expectations you’ve come to expect from Mantra on Little Bourke. We truly value your loyalty over the years and appreciate your candid comments. I apologise for the inconvenience you experienced with being allocated an accessible room. While our intention was to accommodate you, I understand that this was not suitable for your needs, especially with a baby and toddler in tow. I’m glad that Natalie was able to assist and make your stay more comfortable. I'll be sure to pass on your kind words to her, as she is indeed a valued member of our team. Further regarding our food and beverage services, I apologise for the limited availability and the inconvenience it caused. We are currently working hard to restore our offerings to normal operations, but I understand that this impacted your experience. We do partner with several nearby restaurants and cafes, offering discounts for our guests, and I’m sorry if this wasn’t clearly communicated during your stay. Your feedback is invaluable as we strive to improve, and I hope we have the opportunity to welcome you back in the future. Please don’t hesitate to reach out to me directly if you decide to stay with us again, and I’ll ensure your next experience is reflective of the standards you expect from us. Thank you once again for your continued support over the years. Best regards, James

I booked a room with 2 Queen beds, however on arrival, was given a room with 2 singles. I had a quick look online and could see that they were sold out of this room type, so didn’t bother going back downstairs to say anything as this would then only lead to some poor other guest missing out on the room they paid for. We were only there for one night, so didn't seem worth the hassle.

I appreciate how overselling works for No Shows, but as a Gold Accor Plus member, I felt pretty undervalued. I also appreciate I stayed on my free night (as I was reminded of on check in a few times – was this so I didn’t complain about the two singles?) but I still expect to get the room type I booked. There was no communication about this prior to my stay or at reception on arrival. As a result, we didn’t have the best night sleep at this hotel.

Cleanliness was also extremely lacking – kitchen and bathroom were filthy and not sure the room was vacuumed. Water pressure was also poor and changed between burning hot and cold very quickly. One choice for the welcome drink was also unusual. Service was also below average. Everything felt like we were being a nuisance rather than any warm or engaging service.

Feedback was provided directly to the hotel via email and survey, however after 2 weeks, no one responded. Definitely a lack of care, customer service and leadership from the management of this hotel. With so many options in Melbourne, we won’t return to this hotel or recommend it.

The suites appear to have been refreshed relatively recently and were very comfortable. The location is very convenient for the west end of the CBD. However, the onsite restaurant is not open for dinner. Fortunately, the restaurants at Hardware Lane are only a short walk away, and there is plenty of choice there. I wasn't aware that there would be no housekeeping service for the entire 5 nights I was there - I would have thought that there would have been service on at least one occasion during that stay. Price was reasonable - but not sure that I would stay there again.

I said in my 2017 review that I probably wouldn't stay here again, but my partner (who remembered this place fondly from a separate trip) saw me revisit this place while away with some friends from Saturday evening to Thursday.

I'm not sure if management has changed or if my expectations are higher, but somehow this stay was worse than the last. While most of the staff were generally friendly, the rating (which is probably very generous) mostly relates to:

* the issues with the room thermostat that wouldn't allow a temperature over 24 degrees. I get this is probably an environmental thing, but when it's cooler outside than in your room and the windows don't open, the feeling of claustrophobia increases tenfold. I asked reception politely if there was an issue with the control on the thermostat and was fed some line about a particularly hot day (which was true, but all the days that followed were considerably cooler and the temperature issue remained).

* housekeeping: while super lovely in passing, in the five nights we stayed, they serviced our room once. I'll admit twice was our fault as we were occupying the room on one occasion and we forgot to remove the "do not disturb" sign on the other, but even when they did service the room they didn't empty any of the bins and I had to ask reception separately for them to refill our soap dispenser in the bathroom.

* room: the carpet was bulky in areas like it was lifting, and the size of the furniture in proportion to the room space was tiny. The king bed was two singles put together (so just keep that in mind). There was mould in the shower, and the door to access it was so small (although the water pressure was good!). The lighting in the room was very dim and generally the space wasn't very inviting. However, we were travelling with friends and so had adjoining rooms: this meant we had one main entry and then an additional door to each room. It was nice that we could keep our rooms doors open and still have privacy from the rest of the floor.

*Maintenace: I get it. Maintenance in a hotel would be hard, and you'd likely schedule works to happen when you expect people to be out and about (which we mostly were). However, on one day we were in the room in the early morning, the drilling in the room next door was so sudden and loud it scared the crap out of us. It went on for a long time and at a very loud decibel. I called reception once it became apparent it was going to be a lengthy thing, and received an apathetic "oh yeah, sorry, we probably should have said something." Yes. You should have. Even just a note under the door the night before to let us know so we'd be prepared or make alternate plans. But we heard nothing (except the construction noise of course!) It's pretty poor form to not warn us but worse form to show absolutely no care.

The positives: excellent location, most staff are friendly and the coffee I got from the bar one morning was very good. For the price you're paying though, they aren't enough to outweigh the negatives. I know I said it before, but I wouldn't stay here again. This is supposedly a four-star hotel. It's probably half a notch above a budget ibis.

All the staff were very friendly and helpful throughout the whole stay, and I commend them greatly for their wonderful work. The room itself was generally fine, though a bit strange in its layout. The "lounge" area had a small couch, armchair and coffee table but then had a big open space next to it, where it seemed like there should be a dining table and chairs (there wasn't). So even though the room was a generous size, it seemed weirdly empty and half-finished.

Everything was clean and pretty modern in design, and overall had the usual amenities you'd expect - tea/coffee facilities, mini fridge, ironing board, basic kitchen utensils, etc. That said, some of it did have a bit of a cheap feel about it, and there were a few broken/run down things in the room - the runner on the bottom drawer in the wardrobe was busted, the fridge cupboard door was wonky, and when I sat back in the desk chair the legs leaned under me and didn't feel stable at all.

The room was a good price and location, and most of the negatives mentioned are not dealbreakers, just a little bit lacking polish. We weren't spending a lot of time at the hotel anyway, so I would definitely recommend if you're looking for good value and lots of room space, especially considering how expensive city hotels usually are.

Great location. Clean and modern room. Extremely difficult driveway to get into the car park. Could do with some improvement on the housekeeping service, missed one day service and next door serviced the room and removed the toilet roll and not replaced. Promised balloon decoration as a birthday surprise and nothing happened. Didn’t receive any welcome drink voucher either as Accor Gold Member. Breakfast was substandard. Loud music party next door and reception unable to do anything. I had to know on the door myself and asked them to turn down the music and reduce noise.

There is parking on site for $49 per night, but numbers are very limited and is subject to availability. There is a nearby parking facility that they can give you access to which is a fraction cheaper.
