The apartment was a bit worn and sad looking even though fairly new and modern. The bed in one bedroom was like laying on wooden slat it was so hard, I slept on the couch. Views are lovely and was very central for our needs.

- I liked the location, very central to everything in CBD and close to tram stops.
However... - Guests need to be aware that this is a residential building and the reception on the main floor does not cater to external booking providers (I went through booking.com), so you are basically left to your own devices. - Check-in is done at a separate location in a car rental office down the road where you leave your $300 credit card authorisation and I.D. (by way of them taking a photo of your drivers licence and credit card on the guy's iPhone - dodgy). You then walk up to the Apartments about 100m up the road. - I was under the impression this was a self-contained apartment. It had a dishwasher, microwave, stove top and oven...but there were no saucepans, pots or cooking utensils provided - not even a sharp knife to cut a frozen pizza which was discovered after cooking. There were minimal table forks, knives and spoons to eat with. Don't do what I did and buy food before checking what to cook it in! - The bedding was questionable. There were clean sheets on both beds, but just an IKEA bedspread/comforter over the top with no doona cover which makes me wonder how often they are washed. - Indoor heated pool was cold and you need to take your own towels with you.
One of the biggest gripes I had though is that they do not store luggage upon check-out in the building, which meant getting an uber to Southern Cross Station, renting a locker for 2 large suitcases so we could walk around the city for the day before our evening flight. Very inconvenient.

Had two nights here in January. The rooms are a good size and well laid out, ours also had a small balcony. Clean and lots of natural light.
We had a few issues though. The front door lock wasn’t working properly so it was very hard to know if the door was locked or not when inside the room. The lights in the lift corridor in our floor were obviously sensor controlled but took a long time to activate, so you’d be walking to and from your room in the dark.
Check in was painful, we had to go up the road to a car hire place to get the keys, who weren’t there at the agreed pickup time. This is despite there being a manned reception desk in the apartment lobby. Frustrating.

My advice - do not stay here at all. If there is a problem - its very hard to deal with them to get any assistance or refunds.
I paid in full for a 16 night accommodation in the heart of Melbourne. After booking I received an email asking for a $300 deposit that would be refunded as soon as we checked out, which I paid. I followed all instructions in the email of replying at least 72 hours ahead of time with the information they required (I actually sent it 5 days ahead of time) and I turned up to the accommodation on the day of check in to find the room was double booked and there was no accommodation available.
So I had to find myself new accommodation. Luckily I paid for the accommodation through a third party and that was refunded in full, but now I am trying to get my deposit back direct from this company. I call and email and they promise me its coming, but every day its not there. It has been a week and a half now and its still a struggle to communicate by with them by phone and email.

Friendly staff, excellent service. All amenities available, from daily essentials to kitchen utensils. Definitely a home away from home.
It is situated in city and is convenient in all aspects. Great location as it is near eateries, retail shops and Queen Victoria Market.

Terrible manager. Took my money upfront then gave me terrible two bedroom apartment. Very dirty chairs and sofa and sink. Not refunding my money. I did not stay a minute. Those are terrible people. Nevertheless book with them

Beware of $49 late check-in fee. Our flight into Melbourne was delayed. We told them and they gave impression that no problem. Very last moment before giving back our card and handling over the keys we were told about the $49 late check-in fee and that we couldn't stay in room unless we paid and that we could cancel but there would probably be a cancellation charge. There was an unusually high amount of, seemingly friendly, communication before we arrived and not one mention of the $49 charge. When we asked to speak to someone about it we were given a number to call and person on end hung up on us twice as soon as they realised what we were calling about. This place is run by dishonest people and you should not line their pockets by staying there. Apartment is ok but ordinary. Noisy because windows don't seal properly and because bathroom fan runs 24 hours a day. Fair bit of wear and year, blown light bulb, etc. And if you like a hot shower you will be disappointed.

SCAM!!! It’s hard to know where to start. The first time I realized this place is ‘suspect’ was 1 month leading up to our stay, we were sent an email stating - ‘sorry to hear that you have canceled your stay, we look forward to you staying with us another time’. Wait what? I had not canceled. Hence I tried to contact someone to ensure my accommodation was still confirmed and that I had not canceled. I called the number numerous times, leaving messages and it was quite some time before I spoke to an actual person to clear this up and re confirm that accommodation was back on. This whole process took up about 2 weeks of my life and was quite stressful.
The 2nd time I knew this place was ‘suspect’ was on the day of my accommodation, the day I flew into Melbourne. When we landed I had an email to say that my accommodation was unavailable. This was due to a “plumbing” issue with our apartment and we will not be able to stay.
As I had just landed I needed to seek other accommodation. Empire serviced apartments could not give us another apartment.
The 3rd and final time I knew this place was not just ‘suspect’ but in fact ‘fraud’ Was when I tried to get my money back. This part is a long & complicated story that I won’t bore you with but it involves booking.com getting involved. Booking.com actually honored the refund because they could not get Empire serviced apartments to do it.
Never, ever deal with Empire Serviced Apartments. There is something dodgy going on here.

Fraud People just after your money.. if you book with them you have to pay Extra Extra Extra and Extra... And They will ask for $300 bond which you will never get back! Below Average rooms and pathetic staff which will never help you with anything. So be aware guys if you want ruin your trip and fill there pockets go ahead and book with them.

Stayed in the Empire apartment (room 3804) which had a foul smell. noticed this was from the wardrobe where the carpet was soaking wet - soaked my bag and clothes overnight. Reported it on 3 occasions over the one day while i was out and nothing was done. Was advised to report my complaint in writing following my stay. Did so. Took 51 days and almost daily follow ups from me to receive a response where i was advised i didn't have photos, no other complaints received and i chose to stay in the room even after raising the complaint - well obviously because no one from the hotel did anything to resolve it and i didn't fancy sleeping on the street. As for the photos - asked how to raise the complaint and was advised to put it in writing - no mention of photos. Plus a photo of a smell and wet white carpet - not going to do much justice. If it had've been reviewed when reported then there wouldn't be an issue. As mentioned above - 51 days until i received a response from ' the management' , i responded to this and addressed all their queries. Had to follow up daily again and when speaking with someone from the hotels end i was advised that they had agreed to provide me with a refund and took down all my bank details. Another week later got a response raising the photos issue again and that they received no other complaints and would not be processing refund at this time. Agreed - no photos but if they had done their job and reviewed a water leak issue when it was raised then photos would not be needed. Water on carpet creates a severe health hazard and the fact they did not take this report seriously, when raised 3 times by a patron is abysmal. Claimed that the room was fine 'now' - i would hope so as a water leak would have been fixed as soon as discovered and also - carpet dries once the water leak stops so potentially yes - no other guests complained. Constant follow up from me in order to receive any sort of response from them displayed the worst customer service experience i have ever had and suspect will ever have. to date - 22/08/19 - the issue is still not resolved
