We were shown to our room where there was someone else's hair on the bed . Blanket was stained. Bathroom had toilet paper on the floor with urine on it. Dirty as. No fridge,no tv. There is a shared kitchen, on premises.
We complained and were given another room with fridge,tv. No remote for aircon. So had none. But still dirty, hair in the sink , toilet and bathroom not cleaned. We had a choice stay or pay for another accommodation. We chose to buy a can of glen 20 , fumigated the room . Bought disenfectant and cleaned the bathroom.. on a plus side it is close to the Chinatown food hub and central Market.. But that's about it.

I just stayed at Regency Apartments Adelaide. To say the Apartments are very ordinary is a massive understatement. The mattress sagged so much it was like sleeping in a hollowed out canoe. The carpets were filthy and stained. I got home one night and the bathroom was flooded. TV's don't work even after I had it replaced it still only got a couple of stations. Rooms had obviously not be cleaned properly as there were old face masks on the floor behind the bed. The place is generally dirty in all public areas.
DONT STAY HERE.

There were prostitutes on the ground floor using the place as a brothel. When I complained to the reception they said there was nothing they could do about it. Worst building in Australia. Stay away from this place.

Stayed 4 nights Nov 15.
Exact same experiences as other reviewers/guests. Seems mainly aimed at Chinese student market There were no towel racks in the room or bathroom. The bathroom was 2m x 2m and had dirty shower, washing machine, toilet, hand basin and a large useless cupboard with no door crammed up against the toilet.Tiny unlit mirror made shaving impossible No TV No radio No clock/alarm...The SA tourist commission should be advised because its so bad it puts you off Adelaide.
It hurts to say anything positive but it s great location. Super pubs a plenty close to market and Hindley St Action

Hello Rhys, Thank you for choosing to stay at Regency Apartments and we do apologise for not meeting your expectations. We ensure that each room is appropriately cleaned after every guest and there is a washing machine in a separate room only underneath the stairs of each unit for guests convenience. Also, there are working televisions in every rooms now and I am sorry that you did not have that when you stayed. Clearly, there was an issue which has been resolved. Thank you again for the words regarding our location and believe that if you choose to stay at Regency Apartments again, you will not be disappointed. Kind regards, Regency Management

I arrived at 11:00pm on the last flight in to Adelaide and had not received any late check in instructions from the hotel. When I got to the hotel I called the number on the sign in the window and left a message. I called a further 8 times over the next 2 hours, texted twice and called the landline 5 times. There was no answer from the afterhours contact person. At 1am a car pulled up out the front and I thought I could get in with the person who was getting out of the car and sleep on the floor in the hall (no other hotels/hostels had vacancies - I tried over a dozen in the city). This person was very drunk and couldn't find his keys or phone. His friends got out of the car to help him and asked if I was staying here also. When I said I was but couldn't get in and was trying to call Gary to get after hours check in sorted he laughed and said that the drunken guy was Gary. I had to explain at least 6 times that I had a booking and couldn't get my key as I didn't know which locker or pin number was assigned to me. Gary fumbled with his phone and asked me if I could let him in as he didn't know where his keys were. At 1:45am we finally got in but Gary didn't know which room I was supposed to have. He took the hotel master key and knocked on random doors on the second floor waking people up and opening doors to find me a room. When he found one for me he wouldn't leave and stood in the door stopping me from being able to close it leering at me. I felt so uncomfortable that when I eventually got him out of the room I jammed the door shut with the chair and struggled to sleep. I had been warned about this place but thought it was probably just a one off. How the long term guests reacted to Gary knocking on their doors at almost 2am showed that this was almost normal for them. One man even said he wasn't surprised and swore before slamming the door in Gary's face. This is a nice place but if you arrive after 5pm you run the risk of not getting in.

Hi Matthew, Firstly, I would like to sincerely apologise on behalf of all the staff here at Regency Apartments. Gary is no longer our after hours caretaker and this behaviour is entirely unacceptable. We were aware of this situation and took immediate action. As we are a small business we need to employ an alternative method for after hours check-in which now runs smoothly. We use secure code-locked safes on the premises to store keys for late arriving guests and all the procedures are both emailed and texted to our guests. Furthermore, we now have two competent off-site after hours staff that can be contacted for any problems or queries. Once again we do apologise for your experience and can assure you that it will not be repeated in the future. We hope that you would consider staying with us again given these improvements. Kind regards, Regency Management

The kitchen cookware was rusty and still had food on it cutlery was rusty. Lights not working in stairwells. Outside smoking areas no ashtrays so there was smoke butts on the fake grass my experience has left me feeling disgusted.

Apartments is a very misleading word to describe this accommodation, beware this is like a noisy hostel. We would never have booked it if we had known. It was noisy with people coming and going through the night, it sounded at times like the people above were moving furniture. We were told on arrival we had to put a down payment of 100 Aus$ extra in case we stole or damaged anything. We are a retired professional couple and I was very unhappy about having this amount taken out of my card and then put back in a few days later as this would incur bank charges. When I made the booking there was no mention of this either on the site I booked with or in any booking confirmation. Fortunately the manager overheard my conversation with the receptionist and had the good sense to tell the receptionist that it was not necessary to take a down payment in our case. There was nowhere to legally park our hire car whilst we unloaded our luggage. We had to keep watch on the car as we unloaded and checked in.
We found trying to find a member of staff from the evening onwards was nigh on impossible. When we eventually found someone she was a cleaner and had very little English but she did telephone the manager so we could speak to her on the phone. It was like going through a maze to get to our room. The bathroom and room were on the small side.
On the plus side the location is reasonably central and the room was clean and comfortable. Don't bother booking Regency Apartments, you'll be disappointed if you want a decent nights sleep in conventional accommodation.

Hello, We are very sorry to hear that your stay was not as much as you would have hoped. We have clear policies about noise levels within the building which is displayed in the lift and entrance to the apartments. It states that A) Quiet hours are to be from 10:00 PM to 8:00 AM, Monday through Friday, and 11:00 PM to 9:00 AM on Saturdays and Sundays, and B) The noise level during quiet hours should be such that the only audible sound outside of a person’s residence is at a conversational level. Anything above a conversational level is a violation. Whenever the rules are violated and we have a complaint, it is dealt with promptly. Regarding the down payment, typically this is done with a credit card and is a "pre-authorisation", meaning that no money is taken out of your account and therefore no charges but $100 is only held for a few days and then released. This is standard procedure for most customers but of course in your case needed not apply. We do have very limited car parks for rent and when you were unloading your belongings we should have allowed you to do that in the car park and for that we apologise. Alternatively, there is suitable parking on nearby streets which is metered during the week and typically free during the weekends. As we are a small business, our office hours are indeed limited but we have an after hours number for you to call at your convenience. In the future we do hope that you reconsider staying at Regency Apartments as we believe that we can offer you a very comfortable stay. Kinds regards, Regency Management.

Why didn't I read the reviews before I booked??? None of the reviews is exaggerating and we experienced just about all the experiences already described, but maybe not the drunken Gary. We had booked in for four nights with a late arrival. Our keys were located in a safe that they had texted the combination for. To get to our room we had to pass through a sort of common room and then go up some stairs. The people with rooms off the common room certainly weren't expecting others to be coming through "their" door, even though we had the key, and they tried to show us where the other rooms were located. After we got that sorted, we fund our way up the stairs to our room. The "spacious" room was not much bigger than the bed, had no fridge, no TV (whether working or otherwise), no en suite, not even a chair to sit on. The bed, which at least was clean, only had one blanket, so when it got a bit cool we had to spread a spare towel over the bed for a bit of extra warmth. Even the shared common room downstairs didn't have a TV. There was a share kitchenette and bathroom outside the room. There was an air conditioner but no remote so it couldn't be controlled. We decided not to cut our losses and check in somewhere else. The location suited us and we found ways to stay away. When reception opened on the Monday, the girl had no idea what we were saying, so we just repeated "not happy" several times.

Hi Brier, On behalf of all the staff at Regency Apartments we offer our sincerest apologies. There have been many changes here at Regency since your stay including the change in after hours caretaker. As we are a small business, our office hours and limited but we believe we have an adequate after hours check-in system which you have described. Indeed, we have a unique setup where the individual rooms with their respective bathrooms are located in separate units with a shared kitchenette. There are no shared bathrooms here. All of our rooms have their own individual air conditioning and I am not sure why there was no remote during your stay which should have been promptly dealt with. Many of our staff here at Regency are bilingual which allows us to serve a wider range of guests and I can assure you that the staff at the front desk are fully fluent in English. We hope that you would consider staying at Regency Apartments again in the future. Regards, Regency Management

I arrived to stay for one night, and very glad it was only one night.
The carpark was extremely small, I wouldn't recommend anyone with a large vehicle even attempt to park here.
The unit/apartment setup is different, sort of very similar to share accommodation.
Room was terrible, very odd smell in the bathroom, balcony consisted of one chair looking to the construction site next door, & two single beds pushed together.
None of the TV channels worked at all, no bar fridge, no soap/bath products. Very hard to contact someone to discuss these problems as there is no reception on weekends.
The walls are so thin that I had to listen to a neighbor snore all night, slamming doors all night made me extremely uneasy & restless as a was on my own.
I understand that this is budget accommodation, however, I would recommend spending a little extra & stay somewhere else. I would never stay here again
