The home itself was fantastic, million dollar views of the marina, comfortable beds, great pool but the downfall was that it only had air conditioning in the bedrooms which made the main living areas unbearable as you are not allowed to keep the windows and doors open due to wildlife trying to get in, extremely hot and humid. Swimming at the beach is hit and miss depending on conditions and whilst we were there, there were sharks. They also recommend you swim in a stinger suit.
The price for food and drinks is ridiculously expensive, spent a lot of time at the IGA which was a lifesaver. For example $11 for 1 scoop of ice cream in a cup, $30 for a cheeseburger (the size of a Mcdonald's burger with no fries, $27 for a cocktail). No air conditioning in the restaurants. I would assume staying at the Resort would include breakfast so I would recommend having a late breakfast to skip lunch.
It is more suited to people with a boat who can go exploring otherwise you are paying a lot of money for all the activities which are not cheap. We did an ATV tour which was a lot of fun and really enjoyable and also did a 1/2 day snorkeling tour which was really good.
The best way to get around the island is with a buggy (you must pre-book). They do have courtesy buses that run all the time but we did not use these.
Very expensive holiday and I don't think I would go again.
I would recommend going in Winter to avoid the heat discomfort and stingers.

Do your homework on these homes. Very steep and winding access driveway is in poor repair and is dangerous when wet. Buggies have no traction down steep ramps when wet. Some homes have steep stairs on entry to the premises so not great for those with mobility issues. House 1 has a good living area on the main level with one bedroom on this level so those with mobility issues can avoid stairs but laundry more bedrooms and pool are downstairs. Air conditioning kept stopping in spite of repeated efforts to fix. Only 2 burners out or 4 on the BBQ worked so gave up. Kitchen cupboards are gimmicky and parts of the mechanisms and part of the dishwasher were left in cupboards. Glass doors have dropped (should be a building warranty issue to repair) difficult to open and close as they grind on the bottom of the door frame and will only get worse. Many issues to fix on what appear be relatively new builds. I’d hate to see the condition of these houses in a few years time. Very disappointing for the money. Will try somewhere else next time.

My friend and I stayed in Panorama 11 on Hamilton Island in May 2021 for one week.
When we arrived, the cleaners were late, so we couldn’t check in at 2pm as promised. We were not informed until we arrived at the property that the room wouldn’t be ready for hours. We finally got in after 4:30pm.
The next day, we returned from breakfast to find a man in our apartment - no warning, no calls to inform us. Apparently, he was the electrician there to turn off the spa bath as when it is used, it creates a power outage. Again, there was no sign, no warning and we were not informed that the spa was not able to be used, although the electrician said that issue has existed for months!
During our stay, the possums were very loud, but we just dealt with hearing them scratch and run in our walls. However, when one started running around my friend’s room (when all of the windows and doors were closed) we searched the room and found there was a hole in the closet and someone had stuffed a pillow in the hole, but apparently the possums could still get in!
We didn’t notice the hole because the closet doors were broken and it takes a lot of struggle to slide them open.
I wrote two letters to the Hamilton Island Holiday Homes group with photos and explaining what had happened, but we just received a reply that they forwarded my emails to the owner. It is now the end of June and I've never heard back.
The apartment has a nice view, but is literally falling apart. I would not recommend anyone stay there or rent from Hamilton Island Holiday Homes, as they are not responsive to their customers, and it you have any issues, well, too bad.

Stayed in hidden cove 13 for 4 nights. I believe hidden cove are some of the newest properties available on the island. Check in and check out were easy and staff were friendly and enthusiastic. A golf buggy was provided with the accomodation with a great demonstration on how to operate it given by HIHH staff.
The property itself was amazing - modern and any pics of the view don’t do it justice. Everything was clean and the kitchen was well stocked with everything you would need. It also had aircon in both the living area and bedrooms which was great to escape the hot and humid weather in March. I have no complaints about the accomodation at all.
Whilst not directly related to the accomodation, it is highly recommended to book dinner a few weeks in advance to ensure you get the time you want, and yes everything is expensive, it’s an island. The IGA at the Marina is not far away and stocks everything you need. Doing your own research in general is highly recommended before arriving - download the Hamilton island app.
Only issue with HIHH if you would call it an issue is the minimum 4 night stay requirement. I’d definitely return more frequently for shorter stays if available. There seems to be vacancies of 2-3 nights on the property calendars which don’t get filled. Understand there are cleaning costs and what not but would happily pay a higher rate for a shorter stay.

It saddens me to say that our experience with Hamilton Island Holiday Homes tainted our family holiday that we had been so looking forward to.
We were notified 5 days before our stay that there would be drilling operations into the roof and floor of the room next door to us. Now instead of offering to accommodate us in some way (for example, I have read of other property management teams offering day outings to their clientele affected by similar works) we were simply reminded that because units in the complex were individually owned, there was nothing they could do as they had no authority over the works. After we expressed our immense frustration we were offered a 10% discount on our stay, but it was disappointing to have to complain before anything was offered our way. And frankly, I can't believe we were not relocated as I believe this could have been possible in april/may outside of school holiday time.
During our stay, we got way more than we bargained for. In addition to works next door, there were also jackhammering operations in the unit directly above us. When we contacted Hamilton Island Holiday Homes, they had no awareness of these works. On one day when my husband contacted them because the works were so loud, they did not pick up our call and routinely took several hours to respond via an email. Our 2 year old was trying to nap while the noise level was averaging 85db, peaking at over 100db. The apartment was essentially a construction site, and I can't believe that it is even legal to charge for something that clearly is not safe to be in, or that hearing protection was not offered. On another day, we came back from a half day boat trip unable to replenish our drink bottles because we had no cold water to the apartment. Again, Hamilton Island Holiday Homes were not aware that this would be occuring. On this occasion (and others) they said they would follow up on the issue and advise us on updates, which rarely occurred.
Overall, very disappointed with the communication and customer service from Hamilton Island Holiday Homes during our family vacation. The line "that there is nothing they can do" in this situation is just not acceptable, and I have no doubt that substantially more could have been done to make the stay for our young family of five far more comfortable and worthy of the money we spent.

Hamilton Island is a beautiful place and having visited many times previously we were left disappointed at our choice of accommodation for this trip. Deciding to ‘spoil’ ourselves we booked Hidden Cove 1 for our stay - the property looks very impressive and is marketed as ‘premium’ accommodation. For the money spent you would expect a fully functioning Villa. Many of the glass doors onto the various decks don’t open, the aircon in the upstairs bedroom didn’t work and the main bedroom downstairs has a major plumbing/drainage/flooding issue.
The villa’s private pool, while it looks great, is not accessible for anyone with even a slight mobility issue as there are no steps/hand rails, only a ledge that is much deeper than a regular step.
The view was amazing and the Hidden Cove complex pool probably the best on the island, just beautiful! However, the driveway for the complex is very steep with many switch backs and becomes very slippery in wet weather, quite dangerous.
We were disappointed with the owners response when the problems/defects were raised and will definitely look for alternate accommodation in the future.

Communication was good prior to arriving. Then on arrival at the airport we were checked in and given early access to our apartment. Our luggage was taken to the apartment and we were handed the keys to a golf buggy which was ours to use throughout our stay.
The apartment (Anchorage 5) was clean, functional and comfortable. Nothing luxurious and no views but had everything we needed, and nice landscaped gardens with a small pool. It was in a good location, although I'm not sure there are any bad locations on Hamilton Island!
When something went wrong the team at HI Holiday Homes were quick to respond and resolve.
Communication about checkout was good.
All up a very good experience. Wouldn't give 5 stars for an apartment that isn't 5 star, hence 4 star rating and a very Happy customer. Would definitely book an apartment with them again.

Booked Casuarina Cove #2 with family and on arrival the apartment was ready early so we were given keys and buggy and sent on our way. This is where the positives end. From there we arrived with and found the fridge not working properly. Over 3 days and many phone calls and waiting for services, the fridge was swapped with another faulty one and then again the following day. In the end we only had access to a working fridge for the last 24hrs we were there with multiple food items not able to be used and drinks not cold.
The bathrooms were in need of a renovation with a shelf breaking off and nobody had a hot shower for the entire time we were there.
At $700 per night, this was not the experience you expect. The response from holiday homes was poor and they excuse issues with saying they do not own properties only manage them. Stay at Reef View Hotel as experience will certainly be better.

Please do yourself a massive favour - save your precious time and money and don’t holiday on this island. Ridiculously overpriced, overrated, underwhelming and under resourced (activity wise).
Food: incredibly overpriced and far too few options (especially kids meals).
None of the restaurants had any ambience/character. All charged premium prices but none delivered a premium dining experience. Poolside lunch dining options were laughable - $28 cheeseburger and fries! The IGA supermarket was a saving grace allowing us to avoid the restaurants for some meals.
Ambience/Vibe on Island: Tacky, artificial, manufactured - the main resort and the marina (and surrounding shops) in particular felt like a fake, outdated, theme park styled community/village. Drab, uninspiring and downright boring!
Accommodation: We stayed in the Palm Bungalows at the main resort. Comfortable but nothing great for the money. Noisy renovation work occurred on each day about 30 metres away from our room which was extra annoying as we ended up spending quite allot of time in our room due to the lack of fun things to do on the island (you can only play so much ping pong and mini golf).
Snorkelling: We had very little expectation here anyway and that certainly was realised as the snorkelling option off Catseye Beach was so disappointing - crappy, dull fringe reef with little to no life whatsoever. Even the highly anticipated snorkelling day off Chaulkey’s Beach was not much better.
Facilities/activities: Unless you like hanging by the pool all day drinking overpriced drinks the options to fill your day (which seems at first generous) quickly become repetitive, tired and boring. We found the bush walking trails great but even over did these due to the lack of other fun options. Gotta say I spent a good part of my holiday worrying about whether my 13 and 16 yo boys were enjoying themselves.
Summary: very disappointing holiday, will never return despite wanting to support Aussie destinations - and I actually take pleasure here in being able to maybe steer other families away from a ‘very ordinary holiday experience’. Saying that, this island may be for you, but it ain’t worth my time and money.
