i had a read of the reviews before & wasn't sure what to expect. yes the place is budget & i was pleasantly surprised with the outcome. room was clean, lounge room etc - only a place to lay your head, with working AC

pool & spa were superb, including outdoor facilities avail - we used for drinking on both nights :)

will definitely return back to this place, thanks for having us!

Have to tell of our experience of Raffles...we stayed as family for a reunion again in July 2014, having stayed there for 2-3 weeks every year for the past 8 years. Our stay has always been pretty faultless with any request met with ease by on-site management. Great BBQ and pool area for sharing with friends. 5 minute walk to shops and main beach. Public transport virtually at the front door. Kitchen facilities adequate with a washer and drier too! Great inexpensive holiday digs for anyone sticking to a budget!!!! Would certainly recommend.

It's funny reading the negative reviews. What on earth do you expect for 60/70 bucks a night! Seriously some people's expectations are so unrealistic.

There is nothing wrong with this place. It's comfortable, convenient and cheap. Would rather spend money sight seeing that on super flash digs. Big deal if the toilet paper is $1.00- the place can't be beaten on value for money!

great location in the heart of Sufers Paradise. Beach 4 minutes walk, supermarket and bottle shop at the end of the corner. Tram is about 2 minutes walk. Very clean and safe. Manager is informative and helpful.

Not tiring to be rude but i would not like anyone else on there first trip to the Gold coast to experience what we did...

To get this Started i would like to note we did not expect the Hilton however we did expect some sort of self respect in owning a business.We know its a cheap stay but getting sick from the dust is simply unacceptable!!

A list of negatives about our room we were in..

No Phone (well there was a phone but no cords)
Mould In Shower (All over Windowsill)
Dust Everywhere (Black dust and dust bunnies)
No outside light (not nessecery but how hard is it to change a light )
No Foxtel (Has a huge sign out the front/ DVD player provided does not turn on)
Shower-tap ( Turned on slightly and the whole thing popped off)
Shower Door ( Panels did not slide also told the manager and she was going to send someone up 3 days later did not see anyone)
No Lamp head
Oven (had burnt food in it (before we even used it had to clean our self)
Outside table broken( we also found the wooden chairs under our bed)
Towels ( x2 had blood stains & we ended buying our own)
No dish wash scrubber & Liquid is watered down (how are you supposed to wash dishes ?)

We had many situations in bringing this up with the owner and she simply did not care was rude and very unhelpful!

In saying that the place could be average, Just a bit if cleanliness and general maintenance would be appreciated.

Unfortunately would not recommend to family and friends.

The Best thing about it was the location for walking to town,5 min walk to the Beach & Pool area and plants were well maintained.

This place is disgusting dirty, mould around doors and windows expand the attached photos dust for Africa.We had to wash cups and cultery before it could be used.Also in a bad state of repair shower door falls off patio door is hard to open and close.She gave us clean sheets as washing machine would not go (you do not get a service you have to do it yourself ) We offered to drop the dirty sheets down to reception but her son told us that mum would pick them up that took 4 Days.When the permanents had a noisy party the next day she told us we had to sort it out ourselves.

Initial impressions were pretty average as many basic things were missing from the room (plug, scrubbing brush, chopping board, hairdryer which was specifically stated would be available) and staff seemed rushed and unorganised. Eventually received basic items after requesting them. However never managed to get "free unlimited wifi" to work. Excuses were made for missing items rather than apologies. We never managed to get "free unlimited wifi" to work. Both owners were overheard making condescending remarks about "our generation". After being locked out one night and waiting until morning to be let in we were willing to pay the $50 lock out fee however no help arrived for 3 hours at which time they were checking other guests out. Upon checking out we were screamed at by the owner for not paying this fee when we had not been asked to pay after being let into out room. We were also accused of leaving so that the staff could not find us to let us in, which was ridiculous as we waited in the foyer from 9.50am onwards (after being advised staff would be there around 10am). The owner screamed in our faces demanding we pay $20 for "the stress she experienced". We ended up paying $20 but we will never return again and will advise any others against it.

I stayed in this horrible hotel during my last holiday in Australia. The room was dirty and really stinking. But the worst thing was the rudity of the manager. She was OFFENSIVE. She OFFENDED me, my country and my family. This is Australia!

Place was filthy. No clean dishes. Shower door broken. Cleaners coming into room before checkout time. Manager was very rude, organised late checkout but had calls to the room at 9.30am telling us to leave. Had payed in full before arriving and our room had been taken. Had to wait around untill they had sorted it.

I stayed at this hotel in feb 2013 ,,IT was dirty and disgusting ,Broken tiles on bathroom floor ,Dirty toaster ,Unit door in kitchen falling off,, Dirty curtains in bedroom,, Curtains in livingroom did not fit window so no privacy ,shower head dirty ,Lady at reception was very rude,and said what did i expect for 70aud a night ;;I stayed in sydney right in the city for the same amount and the room was very clean and staff were not rude ,,stayed one night ,,left next day ,,will never stay here again
