Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

I stayed in a 1 Bedroom apartment as I was only staying for two nights over the weekend by myself. I was seeing a concert at Riverstage Sunday night and wanted to be within walking distance. Location was great, easily accessible to everywhere I needed to be. However the room was outdated, mostly clean however there was some mould in the shower and stains on bench tops. No cold water or ice in the fridge/freezer (it was 35 degrees over the weekend?), and when I eventually found the glass jug it was broken. I was surprised to find an extra single bed in the office area which was a nice addition, however instead of a double bed in the main bedroom, there were two singles. I also had the most awful nights sleep in those beds, the pillows were atrocious. I ended up moving the beds together the second night but that didn't really help. There was also only one aircon in the unit, and even though it was right in front of the bedroom door, it still didn't really cool it down enough. The rest of the apartment seemed to be okay. I expected to pay a premium price as it's right in the city and I only booked two weeks in advance, however a 2 night $500 stay quickly turned into almost $600 as I wasn't aware parking wasn't included, instead it was an extra $39 a day. Not that it was too much cheaper at First Parking next door but still, would've been nice to know. Definitely wouldn't be saying this room was equal to 4 stars, maybe a 3, and honestly the price should reflect that. As I was leaving I returned my key, I only requested 1 because it was just myself, and after I had driven away the receptionist called me and asked me to bring the second key back. I let her know I only had one, and gave that to her, but obviously whoever was on the day before wrote down that they gave me 2 keys. Their procedures could be a bit better. Does not give a professional vibe

Very nice accommodation, central, clean, comfortable, near to botanical gardens, near to city, restaurants etc all within walking distance. Easy walking distance to south bank too and all its facilities there. Parking available but pricy.

This was the worst experience on departure I have ever had with any hotel or apartment worldwide, and I have done a lot of travelling. The stay here was prompted because our neighbourhood was hit by a category 2 tornado on Christmas Day, knocking out all power in the middle of a heatwave. I put my dog in a pet motel and moved here. The first few days were fine, but when I attempted to extend over New Year's I found the staff had sold the room out from under me despite knowing I would advise them daily as to our power situation at home. The receptionist was totally unsympathetic and basically told me to be out of the room AT ONCE. I said I was trying to find alternate accommodation but it was difficult as it was New Year's. Thankfully I found the Manor Apartments nearby and they were not only cheaper, nicer and more central, but they had a free breakfast too! The horrible receptionist then rang twice more as I was packing to try and hurry me out the door. She even rang me at the new apartment, asking for my partner's key for the room after I had told her previously he had to go back down the Coast to check on the house and clean up the mess. Even telling her he would drop the key back as soon as humanly possible was not good enough ... She wanted it there and then as new people were going to check in. I told her we had just been through a disaster and even if the new people had to wait an hour or two, what is the problem? I made it clear I would never stay at Oaks again. If you are considering staying here, DON'T!! Stay at the Manor Apartments, they are better value, their staff actually know how to treat people (they even gave me an extra discount given my predicament with the tornado) and the experience was excellent. In comparison it was chalk and cheese.

Really great place to stay but had a poor night sleep on the beds. Felt like a hard seam in the middle of the double bed but even avoiding that wasn’t much better. Location was great for the river stage

Our room had outdated, stained, torn carpet, no desk as listed as an amenity, and the 2nd bedroom had no AC and was so small you can’t open the door all the way. The Kitchen and bathroom were so dirty we had to clean them ourselves after we requested they be cleaned and they weren’t. They “refresh” the room once in the two weeks we stayed and that only included new towels and sheets. But if you leave clothes on the bed, they won’t move them…they just won’t change your sheets. They did not vacuum, mop, wipe counters or anything. The bathroom shower had so much mildew that we bought bleach and cleaned it ourselves. We were so disappointed.

Really great apartment with excellent facilities. The apartment was clean, modern and well equipped. The staff were helpful and the location really good for central Brisbane activities. If you want somewhere you can cook and relax with all the facilities then this would be a good option. The apartment had a nice balcony, so the added bonus of having some outside space. I would stay here again 😀 I’d say it is better not to have a car as the parking was fairly expensive.

A good and convenient location and a great option if you’re probably not planning on spending a lot of time in it (ie base for sightseeing/work); The staff are very friendly and helpful. The apartment was very clean and although we didn’t use the appliances, they were all available for use.
