Wow what a find in the suburbs.Spotless room, very comfortable bed, breakfast in your room . Jen the house manager is very well suited to looking after the guests. We arrived early,that was not a problem for Jen,another 15minutes and the room was ready. We were given a tour of the house,and told anything we wanted just contact Jen, ( which is great as she lives on site,and keeps a tight reign on noise,and any other disturbance that may evolve).
Staying at 99 Kirkland is very reasonably priced,and managment is very easy to work with,if any booking changes are required.
Normally at a motel its Cheque,cash, or Credit, theres your room.
Not at 99 Kirkland.
We will certainly be back. Out of 10 points,we give 99 Kirkland 11 out of 10.

We had a wonderful stay at 99 Kirkland. A beautiful old Queenslander that has a homely feel and wonderful hosts.
When we arrived there was cooking in the kitchen, we were offered to taste test.
High ceilings, fans and A/C in our queen room, very affordable.

After reading the reviews I took the punt and was very satisfied. Very nice clean room, easy to get to the Brisbane city and the gold coast was only 50 mins drive which was great for me to spend a couple of days at the beach. I thought it was excellent value for money, defiantly exceeded expectations.

99 Kirkland Avenue is two different places according to just an overnight experience or whether you stay several days.
You can read about the place when you get into the room, but that doesn’t help you on arrival. The landlord is a real madam so you better follow her rules.
If you are just there for one night everything is fine. Breakfast is in your room and you can decide what to have breakfast. If you stay several days don’t expect to get your room cleaned at all. I stayed for a week and had to asked for clean towels three times including a nice written mail. No response until after the third time.
You were required to have the dirty towels from 8 days in your bathroom.
The breakfast you had to prepare yourself during the day, as nobody else cared. Sometimes you would have to look after remedies a couple of time as it was not available.
The washing machine and dryer you are allowed to use between 8 am and 6 pm
A good thing is you Can sit in the garden at a table and it is really convenient for public transportation to Brisbane.
Several fast food restaurants close by.
The bed is fine and the shower is good

Disliked · Make sure you get one of the rooms you see in the photos. We ended up with the last room for the same price. Nothing like the ones on the website, small and stuffy. Had 3 nights booked and left after the first night. False advertising and no compensation but seems to get away with it. My motto: What goes around comes around.

After reading the reviews here on trip advisor I had no hesitation booking this place for 5 nights 6 weeks in advance. Well, things change - owners and staff. We arrived at around 7pm and rang the doorbell a few times and got no answer, I walked around the rear of the property to find two ladies talking, the new owner and the lady charged with running the establishment. They did apologise for their lack of response and then showed us to our room. The room was at the back of the house with an access door from the kitchen. It is without doubt the smallest room we have ever stayed in, measuring 106"x138". In this confined space was a double bed, a mini fridge, a bedside cabinet, a small free standing cupboard, a suitcase stand and a breakfast table with two chairs. Once a suitcase was placed on the stand the remaining space was drastically reduced. We could not unpack because there was nowhere to put our clothes other than 6 hangars on a grilled shelf above the suitcase rack.
The table was set for breakfast the following day, milk, water and orange juice were in the fridge. There was also a basket containing cereal, tea, coffee etc.
We found it very difficult to move around each other in such a small room and having breakfast was challenging. We took our dishes into the kitchen (well it was on the way out) where Karen was washing up, she said we were free to use the dishwasher, so we put the dishes into the dishwasher and went out for the day. We returned around 6 that evening to a room that was just as we left it. We washed, changed and went out for the evening. The following morning we went into the kitchen to see Karen and ask about breakfast, she said that we should have filled a requisition in as to what needed replacing in our basket and to leave the basket in the kitchen so she could do this. We were given the items we requested and we retrieved our dishes from the dishwasher. We had breakfast and went out for the day. On our return the room was again left untouched, but we did fill our form in for our cereal etc. and the basket was on the kitchen bench, but no milk or orange juice in the fridge. The following morning we asked where the milk and juice were and Karen said to help ourselves from the fridge in the kitchen.
The rest of our stay was a repeat of these events, we did notice that at least two of the other rooms were vacant and we wondered why we had been given the room we were in when there was at least two good sized rooms empty. It became clear on the day we checked out, Karen was cleaning all of the rooms, so limiting her washing to one day and not doing the rooms daily but waiting till it was absolutely necessary. No cleaning, fresh linen, towels or dishes for the 5 nights we were there. Learning to run a bed & breakfast should be a priority for both the owner and the staff, I would seriously suggest that they stay at an established b&b and see for themselves how it should be done. It would be a shame to see such a lovely place go downhill.

Dear Bonteyes, In response to your review we would make the following observations: - Out of the 5 rooms at our B&B you booked the smallest and the cheapest room - the 'double room'. It is odd therefore that you booked the smallest room and then complain about the size? - You were not 'given' a room but were given the room you had booked. - There is no 'turn-down service' offered nor is it stated to be. This is advised in our guest guide which was located in your room, along with the process of how we run our B&B. - We have a simple process where guests staying more than 1 night advise which items they require for breakfast. This avoids unnecessary wastage. Further our intention is to make all our guests feel like they are staying at home and wish for everyone to feel comfortable and not feel like they are staying at an impersonal hotel. - In relation to your assertion that Karen only does the washing once a day. This assertion is incorrect. At no point did we have a room consecutively available for 5 nights during your stay. We had numerous guests stay in our other rooms during your stay. You correctly stated Karen was cleaning those rooms, that would be because we had guests that had stayed in those rooms and had checked-out that morning. - In relation to your comment about retrieving your dishes from the dishwasher, for what can only be to have clean crockery for the next morning. We would respond that you would have been aware, that there were plenty of clean crockery and cutlery available to you and it was unnecessary for you to have 'retrieved' your dishes in the manner you did. - You did not ventilate any of your concerns at the time of your stay when they could have attempted to be addressed. Indeed, you were asked almost every day if everything was to your satisfaction and your reply was in the affirmative. Your views expressed here are contradictory to the feedback at the time. - Although we do not wish to disclose the price you paid, given the Easter Period in which you stayed, the price you would have paid at any comparative B&B (or motel etc) would have been at least twice the per nightly rate. Indeed, at some other comparative motels/B&Bs the price you paid for 5 nights would have been lucky to get you 2 nights. - This year, we have had approaching 100 guests and this is our only negative review. We seem to be in good company as the majority of your reviews on Trip Advisor are also severely negative ones. - We would also note this is probably our most popular room given its value for money. - Finally we note there is direct access to the rear deck from this room. You are free to use whichever you like. Also, there is a cupboard in the room for storage of belongings which you do not mention.

nice and clean room, great smelling toiletries, generous breakfast, comfy bed, and the owner even got me some rice milk in advance as i told him in an email i was intolerant to cows milk - now that's service. Pretty close to south bank and city centre via langlands park bus station which is about a 5min walk.

This was a pleasant surprize, the B&B is an old house, very well conservated, great decoration, cozy bed, breakfast included and a small fridge. The bathroom is excellent and the neighborhood is very quiet

The only Cons is that is quite far from downtown Bribane, so you will need to have a car.
There are some option to eat around, but have in mind that since is a suburb everything closes early

we used this as base for daytrips to Moreton Island and North Stradbroke Island, they were both 30min ride from the hotel, what was very convenient...

This was an excellent stay at the end of a two month Medical Elective. After having no running water in 35 degree heat, the shower was amazing. Everything was very clean and well thought out inside and Stu goes out of his way to make things comfortable for you (my travelling partner misplaced her passport and he turned the room upside down for her so she could find it).

The breakfasts were superb- you weren't going to go hungry here! Cereals, yoghurt, fruit, fruit juices and best of all the fruit loaf.

We both really enjoyed our stay here; the rooms were large and there was a really nice veranda outside where you could eat your breakfasts in the morning.

Best of all, it was only a quick bus journey away from the centre of Brisbane. However, it is a $50 taxi journey from the airport... but well worth the expense.

Once again we have stayed at this B&B. Still we feel one of the best value B&B venues in Brisbane. Continental breakfast. The rooms are very spacious and the King sized beds are very comfy. Parking at the rear of the property.
Great hosts. All wrapped up in one bundle. A must to try if you are visiting Brisbane.

We found the King to be very roomy, we also had a queen for a night and this room was fine too. The queen had a nice outside table to use and sit at to eat or breakfast while the King had plenty of room to eat in the room. Like the other response, I would contact the owner and see what they say.

We have a bus station around the corner called Lang lands Park, go to Roma Street and then get the Air train to the Airport. Fixed rate lately with Taxi has been $55.00 kind regards, Kirkland House:)
