After travelling several hours we arrived at address but there was no signage or any indication of an accommodation establishment.. After about an hour trying to locate the Boutique Apartments which the address suggested was part of a residential complex with retail tenants on the ground floor who we asked as to where Ivy & Roses Boutique Apartments were located. Not one of the tenants had ever heard of the establishment. I then rang the number listed on my booking confirmation a number of times but could not get any one to answer.Eventually someone rang in response to a message I had left about an hour previously.& was informed there was no reception on site & there was only one apartment & that was unavailable due to plumbing problems but she was expecting a plumber later that day & I may be able to access the apartment sometime after 5.00pm. Because of the uncertainty & because it upset our plans I advised her I wanted to cancel & requested a refund. She agreed to the refund but that I would have to organise the refund through Hotels.com who was the booking agent I used. Hotels.com were understanding but advised they would have to contact the property before they could organise a refund. Apparently Hotels.com had more trouble contacting the establishment than I did !!!! ( If Hotels.com are having trouble contacting them imagine the problems guests must be having) However about a week after contacting Hotels.com they must have eventually been able to contact Ivy & Roses Boutique Apartments because they have recently advised that they have now processed the refund. While I I have not yet received the credit to my credit card account I am confident I will eventually get it as Hotels.com are a very reputable organisation. We were due to stop in Canberra for 3 nights & because it was difficult to get suitable alternative accommodation our touring holiday was greatly impacted. Avoid at all costs.

Dear Guest We apologise for your less than ideal experience with us. So far our apartments have been wildly popular and overselling in the first two and a half years with 4/5 stars rating in our other reviews. We are always constantly improving services and know that some things may slip (honestly) - but we will be frank about it, and attempt to resolve any issues that guests have immediately. We will only get better. We are working with our partners to ensure a smooth check in process for all incoming guests. We hope you enjoyed your time in Canberra.

Getting into the apartment was a bit like an escape room in reverse! Especially as the car park buzzer didn’t work. When I finally got in, I was pleased with the apartment, however on closer inspection there were a few things missing. No hand towel, no milk for tea/coffee, no toilet seat cover, very limited utensils etc. I got a knock on the door by a woman asking if she could come in and get a blanket - she didn’t even introduce herself first. After she took the doona from a locked cupboard, I checked my bed and discovered only a sheet and very thin cover. I had to call twice to get an answer and then about 40 mins later someone let themselves in and dumped a doona at the door! Very unprofessional. It was nice and clean however and quite large for the price.

Very disappointed in cleanliness and presentation. Instructions for access to apartment and underground parking not clear enough. Remote control to parking gate needed new battery. A lot of mould in bathroom. No toilet lid. No towel rails near shower. Towels were like sandpaper.Kitchen utensils and pans old and in such bad condition were unusable.Decor throughout was op shop sourced. There were carpet stains and a bad smell throughout. Lounge area curtains don't close. Sofa bed cheap and extremely uncomfortable. Cheap coffee sachets were out of date. No milk for coffee. Noisy location. Breakfast for 3 people consisted of 3 slices of bread, half an orange, 2.5 strawberries, 4 slices of banana, small amount of cereal with small amount of milk. Only rectification from reception contact was to bring a hairdryer which was a listed appliance. Wish we had taken the time to read previous TripAdvisor reviews before booking, lesson learnt.

Met with a foul stench when we opened the door. every area was dirty. Not sure bed had even been changed as sheets were such a disgusting colour. Found a boarding pass from 7 weeks before our stay on shelf in bedroom with a CONDOM.Kitchen was putrid as was bathroom. Toiletries were "something" with bubbles in big glass jars. Not good for use in shower. Towels were once white but now stained and like sandpaper. Had friends over for drinks but only 3 wine glasses, so I had to use a cup. Hardly and utensils in kitchen. Could not cook in oven as nothing to cook in half dinner set missing. Had to use 2 side plates for friends and we used cereal bowls. Very classy. At these prices you would expect at least cheap dish detergent. We used shampoo to wash dishes! Travelers should not be expected to buy dish detergent when only there for 3 nights. When we complained manager offered to clean it next afternoon, half way through our stay. We refused as we had already cleaned the worst of it.She told us we could move out, loose a night we had paid for, but she would refund the last night! She then offered 25% off our next stay and a free breakfast!! What a joke. We have stayed in B&B's around the world but this would have to be the worst. It could be a nice place as is new, but lack of cleaning and the manager scrimping on the necessities makes this place a rip off. We will be visiting Canberra several times a year, but will be staying in reputable branded hotels from now on. This manager/owner wants visitors to pay their mortgage and won't even give guests a clean place to stay. Plants on balcony were all dead and there was 1/2 bag of potting mix with them?? Maybe hoped we may want to do some gardening???

Dear Guest We apologise but cannot locate your reservation with us. Some guests who were turned away due to being abusive to staff will be asked to leave immediately. This might lead to a poor (nee anonymous) review on Tripadvisor, but staff and other guests safety is our number 1 priority. We are always constantly improving services and know that some things may slip (honestly) - but we will be frank about it, and attempt to resolve any issues that guests have immediately. My non-refundable booking was cancelled this morning, one day before my arrival, due to their computer error (this is their excuse), despite my booking was completely valid and confirmed in booking.com! They only sent me an SMS to notify the cancellation, did not bother to give me a ring, did not even tell booking.com regarding the cancellation either! Even though they offered me a refund, but they have wasted and stuffed up my holiday time to ring around booking.com and find an alternative accommodation. Very unprofessional, irresponsible and misleading host! Beware..

Stayed for three nights in December as a family of four. I’ve read the review from 4 December entitled “terrible experience” and whilst ours wasn’t as bad as that the apartment needs improvement. Of the two lights in the entrance hallway one didn’t work, the other was on the way out and made a humming noise so we didn’t use the lights. The curtains in both the living area and bedroom are way too long but not wide enough to cover the windows in their entirety. All of the towels, whilst clean had stains of some description on them and overall I wouldn’t rate the apartment as being overly clean. Water in the bathroom basin took a an eternity to drain and I’d say there’s an issue with the plumbing. Fold out bed in the main living area will kill your back. Communication with respect to checkin and the supplied breakfast could be better as well. On a positive the location is excellent in terms of shopping amenities, security and the parking is good. Overall though pretty disappointed.

The apartments are well positioned in Gungahlin and they are a relatively nice setup physically, although some fine tuning is definitely needed here in the areas of check in, cleanliness and furniture quality. As an example, a small bunnings style outdoor glass table was used inside the main lounge room and the partially removed branding sticker was still sitting right in the middle of the glass which made it look slapdash and cheap. The TV which was attached to the wall had wires hanging all over the wall, collecting on top of a fold up table with power board, modem and mouse and a half dead plant on top. The place needed a good dusting as well and not a lot was avalaible in regards to cups, cutlery etc. It was a bonus having a washing machine, dishwasher, dryer etc in the apartment however the fact that the apartment is located in a residential apartment with shops directly below can be a positive for some, but a very BIG negative for others. We booked in for 3 nights (Fri, Sat and Sunday) but had to leave at 7.30pm on a Sunday evening and at very short notice because the Greek Street Food Restaurant situated below the Ivy apartments had their music turned up so loud that we weren’t even able to hear the TV or speak to each other inside the closed up rooms without raising our voices. This is not a pleasant experience at 7pm on a Sunday evening and in a residential area with our 3 year old grandson in tow who was scared as hell at the noise and at having to leave in a hurry. Calls to the restaurant went unanswered and the Police wouldn’t do anything so we left Canberra and drove home rather than putting up with the noise until their 10 pm closing. The neighbors upstairs were noisy and banging furniture around much of the evenings. The curtains weren’t wide enough to cover even half of the large window in the main room and the sofa bed was terrible. It was also noted that a single sheet had been used on the double sofa bed but as it obviously wasn’t wide enough, they turned the sheet sideways to make it fit which left us with an almost short sheeted bed! Not a pleasant experience at all and we definitely won’t be going back again, nor will we be recommending this accomodation. We messaged the ownership to advise we were vacating early and why but received no response at all - and still haven’t. They also took the entire accomodation charge from our credit card at the time of booking so no chance of any discounts or refunds for vacating early. For a married couple who have travelled the world and seen the best and worst that is on offer, this was a pretty ordinary setup regardless of the pretty pictures in the online brochures.

Dear Guest Unfortunately as the restaurant was not part of our business, we feel that your review is unfair on us and that this had poorly coloured your view of the apartment. We are not able to intervene on the noise level of a business, which on that day was having a festival.

My stay was in a one bedroom, double bed, apartment. It was very clean, had all the cooking utensils you could need. Also had excellent wifi and breakfast which was simple but good. The only suggestion I would make to management is for blackout curtains in the bedroom which was just a touch light.
