We are 15 minutes from Malioboro / Kraton but still in the middle of the rice fields. And guarantee that there are no mosquitoes! They are beautiful villas with lots of space and large terrace, they are sound proof!! so outside staples of nature, inside only 30 decibels! We had a wonderful 6-day stay with Frans in a joglo that was very comfortable and well-equipped. Best of all it overlooked Mount Merapi, which actually became active the morning before we were leaving! Frans ran around to all the villas to let guests know so they wouldn’t miss it! We organized all our tours through Frans and were fortunate enough to have Hastono as our driver/guide for all of them. He was without a doubt one of the best drivers we have ever had, anticipating our needs, attending to the minutest detail, and generally making sure that we had a fantastic time! He spoke very good English and was well travelled. We enjoyed our time with him very much and hope to be able to visit more of Indonesia with him in the future! All of the staff are lovely. The villa was also very good value, with breakfast, laundry, transfers, etc. included! We also had several outstanding massages in the villa. Frans is a very gracious host, ensuring that all his guests enjoy their stay fully. Some guests return year after year for lengthy stays! We also hope to return! Thanks Frans!

Simply amazing! A friend recommeded this villa to us after staying there a couple of years ago and heading there was definitely an excellent choice.

This was one of the most beautiful and serene places we stayed at during our trip. We had an entire "bungalow" to ourselves which was spacious and beautifully decorated. The place was clean and homey too. What amazed us was the attention to details provided by the team. From a 'small surprise' when we arrived, flexible rides to/from the city, to delicious meals at the accomodation, we really couldn't ask for more! Apart from that, the team was always happy to recommend places to go and were more than willing to show us small treasures in the city. Thank you so much Tono, Frans and Anton! :D

This was our second visit to Alamanda Family Villas & Pool and again we enjoyed our stay very much. The team arranged also our train tickets from Jakarta to Bandung and from Bandung to Yogjakarta. The staff is outstanding and extremely helpfull and friendly.
Also via Alamanda team a taxi was arranged for our further trip to Malang / Broma / Kalibaru and ferry crossing to Bali.
Furthermore they can arrange all kind of excursions !

Great hospitality and service, best in the region!
Frans and his staff will do anything to make your stay memorable and as comfortable as possible. From a couple of days to weeks, they always have a suggested program with fun and interesting activities. But also feel free to make requests of your own. Been here 3 times now, and will keep coming back whenever we are in the area.

I have never felt a stronger desire to inform TripAdvisors’ readers about any lodging than this one. Without challenging the authenticity of other reviews, I feel obliged to put across my very dreadful experience over here, only to save other readers from the ordeal I went through.

Please note, I have been to 56 countries, around 150 cities, stayed at over 300 hotels, and so far have submitted/published 68 reviews on TripAdvisor.

Out of 68 reviews only two have got rating “Terrible”. For me glass is always half full than half empty. It means I am not at all a chronic complainer by any definition of the word. It takes a lot before i get angry or grade someone poorly.

However, this time, I wish, TA had a provision to give even more negative grades. Believe me, thankfully, I have never ever experienced such a discourteous, impolite and disgusting behavior in hospitality branch what I did with this property.

I chose Alamanda because of the overwhelming positive reviews over here. I should have never done it. I am cursing the day; I made a reservation directly at their website. It turned out to be one of the most unpleasant mistakes I had made in the life.

It all started when in reply to his confirmatory mail, I requested him to give a quote for two tours.

To the given quote, I dared to wonder, very politely and respectfully in a very pleasant tone, that the lowest most price through Booking.com and Agoda was lower than the one what one gets by booking directly on his website. I attached even a print-screen shot to put across my query.

In the same mail I also dared to ask, again very politely, respectfully, and in a very friendly manner, that the price he had for the tours on his website is not equal to the one he offered me in the mail.

Is there anything disrespectful with that? Instead of answering or explaining the difference, he replied in a very crude and impolite almost in abusive manner.

I answered, again in a pleasant, friendly rather brotherly tone, that I was neither whining nor complaining, I was just curious. He got even more angry and abusive, cancelled my booking, questioned my integrity and all that nasty stuff.

I hope, I could paste our mail conversation over here. You would have appalled, I promise. Anyone interested can get that from me. You wouldn’t believe ur eyes. Just to give an idea, attached is one printscreen shot of our mails. See for urself and imagine the quality of service and total lack thereof. Isnt't really dreadful?

I am posting this review only to warn guests and highlight these peculiar features of this B & B.
Either he doesn’t understand English or he has some psychosocial issues. I don’t know what but something is definitely wrong with the owner. What to talk about professional duties, even basic most decency seems to be missing.

I believe that I owe to TA: readers this information.

This writes keeps writing, and Trip Advisor keep delete him, he is using different names to come back here. He never stays at Alamanda Villas. Our guest is nice and friend and have respect for each other, every guest we treat the some, we not make exceptions. We honest and open in our information, and if you not like it or find somewhere else more cheap, you free to go. :-)

Background info: my mom and I were here for 4 days for a mix of business, and travelling. Frans left us with an extremely interesting experience. Rooms were mediocre, with an outdoor bathroom that birds can come in (read; you'll be learning how to use the bathroom with birds. There's bird poop all over it most of the time. Read the one star reviews for extra reference.)

Great start--we were greeted with fresh guava juice upon arrival. Frans showed us the place and sent us on the way. We were hiring a driver for all 4 days. We started out with this driver whom we grew to like. He brought us to our business meetings, and showed us what we wanted to see. He would update Frans on where we were going etc. We gathered that Frans was not happy that we were going to places where Frans would not get commission from, because the driver was pushy about where we should go and stuff. At the end of the day, the driver told us he would no longer take us. We were sad because we really bonded with him--so we just asked Frans if we could keep him as our driver. Frans said ok, it's whatever I wanted.

Next morning, we had agreed to meet at 3am in order to make the Mt. Merapi sunrise jeep tour (which is amazing btw). However, our driver had overslept. I walked into an empty living room. I guess Frans woke up from me ringing the doorbell, and boy, was he mad. He jumped out, started yelling at his staff (they all live in the same house) and then slammed the door in our faces (i am not exaggerating) insinuating that because his incompetent staff hadn't locked the doors that the pesky customers (us) would be able to enter and ruin his sleep. We let it go as hey, maybe he had a bad night. Who wants to deal with a really angry man who was slamming and throwing things around anyway? At the last leg of the day, our drivers had changed. Fast forward to the end of the day, I told the new driver where we had to be the next morning. The driver said to talk to Frans. I found it odd that i had to discuss travel/schedule plans with the guy that was not driving me. Anyhow, I spoke to Frans.

All i said was, "Hi Frans, I need to be a xyz by 9 am. Where would breakfast be?" This was when Frans lashed out at me. He replied saying breakfast is "anytime". I tried to clarify as having breakfast at anytime was a new concept for me. I clarified by asking what did "anytime" mean? Like 2am? 3am? 4pm?
Oh boy, was he not pleased. He yelled at me saying "DO YOU NOT KNOW WHAT ANYTIME MEANS?" Then he followed up by "ARE YOU HAPPY I HAD TO FIRE THE DRIVER? I FIRED HIM BECAUSE OF YOU!"

I was really offended. How was it my fault the driver didn't wake up in time? I asked Frans and he said it was the result of me wanting the same driver for all 4 days. He just started on a tirade on how "I AM THE BOSS. I MAKE THE DECISIONS. YOU DIDN'T LISTEN TO ME."

But the night before, he told me it was ok, I could use the same driver for 4 days... he didn't say no. Or explain to me that his drivers, are actually his cooks, cleaners, errand boys and everything else.

I am not his boyfriend/wife/partner, I do not read minds. How would I know that Frans exploits his workers and uses his drivers for everything else; cooking, cleaning, maintaining the hotels and all for 170 USD/month? (I do know that that's a decent living wage for Indonesians. This meant that even though we got back at the same time, our driver had other chores to do and slept super late, thus being late the next day). Frans was offended and demanded that we leave the hotel. Frans got really aggressive and starting stoping into my personal space. He then grabbed my mother's arms and tried to pry the keys away from her hand. That's when i got pissed and started yelling--I knew i wasn't strong enough to win a fist fight, but i can't believe that he laid his hands on my fragile mother. His workers had to come out and hold him back. We demanded that he called the police. He didn't. He just ran back into the house and slammed the doors in our face saying "goodnight". We called the police after but they took so long, we left before anything transpired. It is not out of line as I had read the bad reviews and expected his temper to be bad, and pushy with tourist traps he gets commission from.

We then left on a night adventure by walking out from the padi fields and went to the Hyatt. Much better experience! Hyatt never fails. Stay tuned, for I am fully expecting a defensive response to this review.

We are never happy as people unhappy, and lucky 99,9 % of are guests are very very happy. So you can ask your self, that you may be have look with a different view to your "own story" than experience all our other guest have. Some people have a attitude that make other people up set, and I think you are not the guests that fit in our concept, happy people for happy people!! You want all for nothing, and you know all better. We live here, so use that experience, ( cheap buy is mostly expensive at the end by usinging or not possible to use!!) When i told you go to right, you want left and when I say left you want right!, We have great drivers and guides, but YOU want only car and driver, because no money we think, You was giving confusing orders to the young men ( 25 years) and a great driver but not speak well english and is is trained as guide!. We have great service and tours but you was for cheap, even sunrise you read something somewhere you can do it cheaper than we suggest and than you missed sunrise! you was it that use our driver more than 12 hours what is normal. I suggest you to take a other driver who better know the places you like to visit, even i not ask extra for a professional guide, because you already lost a day by driving around for nothing! ( but you was may be afraid to pay more, even that was not my point just service!) We are nearly the only that serve breakfast from 03.00 am till 03.00 pm, but we like to know what time around you like. (it that a stupid question or was you looking for trouble to not answer this question! !) Yes the driver is like normal in this country multi functional, it not means that he did other jobs when he drive you!! HE was so tired after a day with you changing every time idea, continue miscommunication, trying to help you to not entree pay, and look for alternative roads!! ?? and more, so that he fall in sleep 1 minute after you come home, without closing the front door (we not like to use staff driving a car from 04.00 am in the morning to 22.00 h, so that why i told you because the boy lost his job! are you happy with that, use people as your slave with no respect! ) We rent our car only out with driver for 12 h.. if you read our tour info. You will read also that you pay more but you get more and the tour from more than 12 hour are more expensive because we "write in the info" we need 2 drivers! I just was ask you mom to give me the room key so you go to bed because, not only the driver was tired you also, that why you reacted up set, we are not slaves, we are human people who love to take care of our guest. But if you not read our info, than you was just on the wrong place. We offer you to go to a other hotel, because we love our other guest who are ENJOY HOLIDAY! but you make from a small ant a eliphant, some one who like to take the room key from your mother you, shout do not touch my mother like we want to kill her, NO WE WAS BUSY TO HELP HERE!! to go nice to bed and sleep after 19 hours driving around with a daughter that have a different attitude than we have! Enjoy your live, hopefully next time you find a hotel that fit in your budget and mood!

We booked there for 4 nights. As the rewievs here on TA are really excellent, we booked 5 months in advance asking for the only room with the bathroom (more or less) completely indoor and not outdoor. We paid in advance for 3 nights (just a courtesy, they only asked us the pre-payment of 1 night).

The evening we arrived they told us that they gave away our room for the first night and they gave us a much smaller room with outdoor bathroom (only for the first night). At first we were quite disapointed, bacause we didn't expect this from a place with such a good reputation.

However it didn't take a long time before we started enjoying the place.
The staff is kind and the rooms are nice and clean. Furthermore they are very organized for bringing you anywhere. The only problem looked to be the nearby mosque waking us up at 04.30 AM or so, but this is quite common in Indonesia.

On the last day of our staying, 2 September 2013, they took us to the Kraton. They let us a mobile phone to call the B&B for being picked up in the evening.
After visiting Kraton, Taman Sari and a shop at the very beginning of Malioboro (coming from the Kraton), we phoned the Dutch owner Frans to arrange our pick-up. I told him where we were, he answered they were coming and picking us up in 30 minutes.
Excellent service, you'd say. Much more than you'd expect from a B&B.

But..
When I phoned the Dutch owner it was 5.34 PM, so we were expecting him coming at 6.04 PM (5.34 + 30 minutes). We decided to have a little walk around in the meantime. Very bad choice...
At 5.48 PM the phone rang.
It was the Dutch owner calling and he was very angry because we were not in the exact place where we had to meet. He was furious because he couldn't stop the car there, in the chaotic Malioboro. I can see his point, but he had to pick us up at 6.04 PM, not at 5.48 PM. It is not our fault if he changed his previous plan and came 16 minutes before..
We told him that we were just a couple of minutes away from that point and he started insulting us on the phone, telling that he can't stop in Malioboro and that we are "stupid people" (?!?!?).
He went waiting for us after the corner, not more than 10 metres from the place where we had to meet.
After one minute he called again just to repeat that we are "stupid people".
At 5.51 PM (13 minutes before the time we had to meet him!) we barely jumped on his van while he was leaving at the maximum speed. While driving like a crazy, seriously risking some car crash, he was screaming all sort of things against us. The Dutch also told us that if we are stupid (and we definitely are, according to him) it is because *all* Italian people are stupid.
I call this racism.

He was frantically looking for a place he apparently couldn't find when his phone rang: a nice Belgian couple also clients of the B&B (we had known them in the morning) was calling.
Probably his original plan was picking them up before us then he changed his mind: this would explain many things.
He answered the phone and said loudly: "I am sorry, I am late because of some stupid people I just picked up". That's false: he was late bacause of his miscalculation of the time.

But this is not the real problem.
The real problem is not who were wrong and why, the real problem is that he was completely out of control. And he was driving. Driving like someone out of control can drive...
He went on driving like a crazy until he found where the Belgian were and picked them up. Then he calmed down and drove in a more sedate way. After few minutes he was calm.
Note that we never never never, in any way, replied to his insults (not only because good mannered: we were also scared).
We only complained of his behaviour once back at the hotel, after he calmed down.
All we told him is that we had never experienced anything like that in any country of the world, which of course is true!

I realize my rewiev is quite different from the other ones.
Just in case someone has doubt on me (I could be a competitor writing a fake rewiev!) please check my profile. Please check how many forums I wrote in and since when I write on TA.

Thanks Mr. Edorado for your comment on your stay, sorry that you not understand our information form you in our mail from March 2013 that the first night the Deluxe room was occupied was. About the pick up sorry that, we have no stopwatch in Indonesia we have rubber time and it is normal 20 -30 minutes drive from our house to center of town, and yes Malioboro is a very busy one way street and miss a pick up it takes 15 minutes to drive around to be on the some place. That i make some extra speed was that we try to make all our guest always happy, you we give a phone to communicated, the other guest was without so we try to be on time their as well. The traffic in the most Asia countries are different that in Europe, but no worry i live already 17 years here and have more than 400.000 km in this special way of driving behind me, without any accident. Again sorry that things was going wrong at the last night but you had a nice time and i send you great photo's so sorry for what we call in Indonesia Miss communication.

Hello,

Rooms are great, unfortunately we had to run away after the owner yelled at us in an outburst of anger because we had to change the booking of a tour!! Our initial booking was scheduled the next evening but the show didn't run that day... hence we had to go the first evening and decided to move the borobudur tour pickup time... and that unleashed his anger.

I feel sorry for him since he thinks he was right even after we left being scared of him... and couldn't cope with all the negativity. He doesn't seem to be aware of his condition as he never said a word of apology in the subsequent emails, the following days.

Nice place to go but beware, stay away from the owner...

Alamanda Villa's and Villa room is so happy, that it is our hobby, and we can respect our staff, who always do a great job for our guest. But this French guest with his Asian girl friend, was trying to take the blood under the nails of our staff by every 30 minutes or less, change their mind. The guest ordered before a program, we make reservations and plan our staff and tickets, we are very flexible. But cancel a theater booking, 2 hours before and 30 minutes later book again, and than half way the theater just walk away, makes our staff our and our reputation no happy. Come home at 22.00 and than change again the morning sun-rise program, is not fare polite, and fur sure you was calling us in the middle of the night ,during your stay in the room, that you change again, because you didn't know she like it, and she ordered before for you. Our advice for you is, if you go on holiday as a couple ! ?, first learn each other well and than go out together!!!!! We love our guest we love our service, we hate to be used!!! and our staff is our gold we protect with our LIVE!

While this may be a perfectly nice B&B to stay at, sadly I never got the opportunity to find out. Note that this review is not a comment on the quality of the property/stay experience, but rather the problems one may encounter before arrival.

As I write this, it's August 2014. I'm going to Indonesia in September 2014. I booked the trip way back on 27th February 2014.

I booked using a well known website that takes your credit card as a guarantee and often offers free cancellation up to a few days before. My booking did not allow for this - the first night was non-refundable (i.e. regardless of whether I turned up or not, I lost it at the moment of booking). I was fine with this.

Fast forward to March 7 2014 and I got an email from the owner, Frans, asking for 1 night / 50% prepayment by bank transfer or paypal.

As it was still half a year before my trip and I thought the owner had made a mistake and would self-correct once he saw my first night was non-refundable anyway, I honestly ignored it and then forgot about it.

28 July 2014, I got an email from Frans asking me for prepayment, but addressed to a different client. I replied saying that he had sent me the email by mistake and he agreed before promptly reminding me that I had not yet made my own prepayment.

I reminded him that under the terms of my booking, the first night (or 50%) was non-refundable in any case, and questioned why he therefore needed advanced 1 night/50% payment.

To me, it made no logical sense.

He replied very rudely, implying that I didn't understand the booking website I had used. As I have travelled all over the world and booked with that well known website many times, I knew I did understand.

I replied again, asking in as polite a way as possible why he needed advanced payment if he was going to receive my first night rate anyway, and he replied even more rudely this time, saying that if I didn't understand English (I am a native speaker), I should use a translation site and that if I want to cancel, ''do it''. I did. In fact, I have since canceled voluntarily despite knowing I would lose the money for the first night. I'd rather stay somewhere that treats its customers with respect and decency.

He finished the email saying that we weren't going to discuss useless things here.

I am appalled and confused. The customer service from this gentleman is terrible and I am baffled how so many guests can rate his customer service so highly.

Once again, I am sure the B&B itself is fine (otherwise I wouldn't have booked), but be very cautious (particularly given some other reviews on here) about the attitude and demeanor of the manager/owner, and also the procedure for advance payment.

As you can see from my profile, I have travelled extensively and I am always fair with my reviews.

This reaction need not much comment basically, we send more than 1.000 guest the same info, and they all understand, pay and stay and write happy reviews, so may be, my suggestion to read good is not so bad. Your air ticket you also have to pay in advance so why hotels have to get the black card and have to wait till guest really come.!!! we have 6 rooms , 1 room no show is 15 % income lost!,. and again booking.com is a agent, the hotel is responsible for collection the money. again read or info, Indonesia have manuel credit card system you need to have the plastic card to take the money. ( good and safe for guest) obnly big hotels, air company's can do with out cards. We happy to spend all our time with the guest HERE and not spend hours on e-mail. We love guest who enjoy live, share experience, and HAVE MONEY TO TRAVEL, if the money is your problem why go on holiday! ( try to book a air ticket and pay when you arrive at destination!!) We love guest we take care guest, but we also honest to guest and this B&B is our hobby so if you not like do come! Frans

Hi, Frans and his team make great effort to arrange everything you need and I am sure a babysitter is not a problem at all. We stayed in Alamanda for 6 nights with two kids and had a wonderful time. For the kids, this was one of the highlights of our trip and they still talk about it. Hope you decide to stay in Alamanda with Frans and his great team!
