Very helpful and welcoming staff. Very good location within easy walking distance to town centre. Has a small bar behind reception ( which unfortunately did not appear to be open during my visit). Breakfast normally served at additional cost, although a cooked breakfast was not available during my stay. Free WIFI was very slow. Water pressure and drainage in shower...

Right I know the establishment has taken a fair amount of criticism; this is my honest review. Stayed for 2 nights, whilst attending Lazfest 2017 at The Delphi Centre. Confirmation of booking was v quick, and once in Sudbury, the hotel was quite easy to find. The welcome provided, by the two front of house personnel; genuine, warm and sincere....

One night here was one night too many. Our room was damp, musty and very dirty. The bathroom has mould round the ceiling and was dingy and uninviting. The white towels were worn and grey. The beds were cheap metal framed, almost put-you-up beds, and although relatively comfortable mattresses, the linen was thin and ill-fitting and covered in pet hairs....

My Aunt recommended this hotel as she stayed here for a wedding years ago and the reviews still seemed good. Myself and my girlfriend booked two nights as we were attending a wedding. These were booked over a month in advance and I clarified the bookings with the receptionist three times over. Due to delays with trains I rang them...

This is a large house that has been converted into a business. The furnishings were good for the price. I was in room 10 and the bathroom was a wet room, which was probably the best that could be done with the space. There was a good slope on the floor to the drain, but it was a long way...

Stayed over for a wedding and was able to get into our room at early (midday). The room was basic but was just what we needed. Bathroom was a little dated but did the job. Staff were friendly and helpful and the breakfast in the morning was nice. Location was a couple of mins walk to main high street

This is pretty good value for money; It is not luxury, but the price does not suggest luxury. It is very convenient for the town centre, and the land lady and her 'receptionist', Poppy were most welcoming.

Lovely spacious room. Comfy beds. Very basic room, no water to drink, so do remember to take a bottle with you. Quiet at the back of the hotel. Friendly owners and an ok cooked breakfast in the morning. Great value for money. Close to the town centre.

The owner is very welcoming, bedsheets very clean. Bathroom very dated and mould round the bath. Plain plywood door with paint marks. Begging dog in the dining room. No sausages with the breakfast "I've run out and need to go shopping". Burnt toast on one side. Grubby menu. Still charged the full price! It's not the £5.50 it's the priciple....
