Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

Ideal accommodation for us, we used to stay in Hotels in Canberra but since the Pandemic they have become unaffordable, so we tried Sundown Villas. We first stayed there in February 2022 and again in December 2022. Our only regret is that we haven't stayed here before. The units are spotless and well appointed, the staff friendly and have a sense of humour. The only improvement we could suggest is a clock in the room. We will be back as part of a larger group in February 2023.

The property is very dated and not well presented. I stayed in a 4 people unit for 4 nights. Windows were dirty and had dried bird poop on them, one window couldn’t be locked properly, shower door was loose and not in designated tracks, spiderwebs on the ceiling, tissue dispenser instead of toilet roll, only one small fitting to hang wet towels for 4 people, curtain off hooks and restaurants closed. However location was good, linen clean and a quiet area.

We have just completed a 10 day stay at the Sundown and found all the services great. We had 5 rooms for 15 people 11 were girls competing at the U/14 Nationals. We paid for all meals to be provided and these were more than adequate for the prices that we were charged. The hotel was always full and the staff extremely friendly. Would recommend for anyone especially school groups or sporting teams as they worked our meals around the times of our games.

The whole complex is run down and needs a complete refurbishment. It looks like nothing has been done for decades. Arriving in the room and unlocking the door we were met with the stench of impregnated smoke which no doubt still lingers in the carpet and curtains from previous years as a smoking facility. The reception was unmaned due to staff shortages and the whole check in was self serve with a lockbox.....when I evidently spoke to someone on the phone they were rude and dismissive . This has to to be one of the over rated accomodations I have ever stayed in over many years of travelling. The images on the various websites (Booking.com, Agoda, etc) are misleading to say the least.

The unit we stayed in here was dirty and run down. The whole place did not feel secure and I felt like I needed security. I would not recommend this as a place to stay for families as it seems to be mainly populated with blue collar workers staying away from home. There was a questionable stain on the floor in line with a place that rents by the hour. We were booked to stay longer but cut the stay short and left for somewhere better.

Whilst the staff were pleasant and helpful, I couldn’t recommend these villas based on our 3 night stay. We found a massive amount of cobwebs and other dirt between the curtains and window near the front entrance and appeared as though this area had not been inspected/cleaned for a long time. Terrible bed which was way past it's use by date. Hot plates took far too long to heat up to be bothered with. A pwerpoint had a faulty switch which was emitting sparks. These issues should have been addressed before offering to guests.

Sundown Villas is the self contained apartment of choice when I stay in Canberrs and . It's value for money, conveniently located , quiet and safe if you are a single female traveller. Highly recommend it for short and long stays.

I travel a lot for business and made the mistake of thinking a self contained unit would be comfortable. It’s in a caravan park with noisy kids everywhere.
If you’re coming to Canberra for work, don’t come here !!

Humble, budget priced accommodation, we would have happily stayed again and again, until we tried to sleep in the beds.
The beds in cabin 216 can only be described as HORRIFIC. They were extremely hard, which we don't usually mind, but this was next level and one side of the double bed mattress was sunken, we barely slept at all, which caused us to be extremely exhausted, making our car trip home a real challenge! Sadly we could not possibly stay here again, unless the matter was addressed.

Dont waste your money. This motel rooms are infested with bed bugs it is disgusting and looks like a trailer park, furniture is outdated, sofas are uncomfortable, the aircon is so loud you cant hear the tv and the rooms have a stale smell. Spend your money else where.
