Geoff was very warm and hospital. He gave enough space and was "overly" non-intrusive. His home was easy to locate with a GPS. Perched on a hill, the location is exceptional as it offers a good view of the airport. At night, the view is beautiful and scenic. On the morning we managed to catch double rainbow outside. Good memory.

Couldn't fault the B&B and the amazing service offered by Geoff. I travel to Perth on business once a year and will certainly stay again at the Grandview. The breakfast was very enjoyable.
Keep up the good work Geoff, I'm sure you will be around for many years. I look forward to returning next year.

I enjoyed a complimentary beer on arrival and a wonderful chat with an amzing view.
The room was large and the bed comfy. The B and B is a little out of the city but well worth it for the view. Service with a smile.

The Grandview appealed as it was close to the Perth Airport for a one night stay followed by an 0830 departure for Darwin. This despite it being very expensive.

The owners kindly collected us from the Airport in the afternoon, showed us around and gave us afternoon tea, Views were great and our room comfortable- those are the good parts. Read on........

We were advised that due to our early start the next morning, breakfast ( paid for) would not be able to be provided- reluctantly we agreed, what else could one do? We would have been more than satisfied with even a cup of tea / coffee and a bowl of cereal in our room- nothing offered . The 0500 wake up call didn't eventuate until 0515 by which time we were up.

Taxi arrived close to time at 0600 and a $30.00 fare later we were at the Airport.

To have to pay for something to eat at the Airport after being declined breakfast at a B & B ( breakfast included paid in advance) is a rip off. Needless to say, we will never stay there again. Though one of the owners reportedly had flue, this is no excuse for such poor service.

This is very disappointing to read. There is no guest that has ever not been offered breakfast (in fact this morning my guests just had a 5.30am breakfast before departing for the airport). The above guests, like all our guests, have had every opportunity to have breakfast. Also coffee and tea is available in the room. As to the wakeup call, I cannot remember the details but I do know that I am very punctual and if I agree to a time to wake guests, I have never been late in that. I might add that there is also a clock radio with an alarm in the room. These guests, as they said, got a complimentary pickup from the airport which also saved them $30. I supply a great continental breakfast and breakfasts are my responsibility and I can assure you that I haven’t had the flu for a number of years. It is unsettling to see that after 20 great reviews on our hospitality and service these guests have chosen to rate us as as ‘terrible’. As a gesture of goodwill I have contacted these guests to refund their breakfast purchases from the airport. Service and hospitality remains top priority at Grandview. Geoff Telford, Owner.

We stayed at grandview for 3 nights in May this year. We had free pick up from the airport which was great. The b and b was not far from the airport. Geoff the owner was very hospitable and nothing was too much trouble. The actual b and b is stunning with the best views of the Perth skyline which comes alive at night. The whole place was exceptionaly clean. Geoff is an obvious antique collector with curios everwhere to browse at. Since it was May it was a little chilly and it was lovely to curl up beside the fire before retiring to our room with a great modern ensuite. Breakfast was lovely with real coffee. We would definitley stay there again on our next trip to Perth.

Located on Gooseberry Hil, this home is in a lovely location outside the city. The room (it's a one bedroom B&B) is spacious and comfortable. The entire home is well-maintained inside and out. The balcony that goes across the back of the house is comfortable for relaxing and enjoying the view. There is a nice pool available for use. Owner, Geoff, is very accommodating and offers free pick-up from the airport (a 15 minute drive). Bus service is available into Perth (a 50 minute ride). Included is a good continental breakfast. There are some good hiking trails in the area.

Geoff truly is the “Hostess with the Mostess”, he has perfected the art of providing bed and breakfast in his beautiful home. Geoff made our stay the best it could have been, he is attentive without being intrusive. We got the warmest welcome you could ever have, followed by a cool beer on the veranda with those amazing, far reaching views. There are plenty of birds in the nearby trees and several come to perch on the veranda railings. We arrived in late afternoon and had a ringside seat for the tremendous sunset. The b&b is in a residential area and there are no eating options close by so Geoff ran my husband to a takeaway to pick up a meal.

Our bedroom was extremely comfortable and beautifully furnished with everything we could possibly need. The house is maintained and furnished to the highest standard. Geoff’s eclectic collection of top quality memorabilia and artefacts makes the accommodation very interesting and a privilege to be in. Breakfast was wonderful, served at the kitchen table gave a homely feel to it. A wide range of top quality food was offered. It was delicious and filling. Geoff and his wife kindly took us to the airport in the morning to catch our flight. This was a very kind gesture and saved us 30AUS $ taxi fare.

Thank you Geoff for your wonderful, comfortable accommodation we couldn't have asked for anything more. Our only regret was we were there for such a short time if we ever go back to Perth we will remedy this and stay again. We recommend Grandview Bed & Breakfast without reservation it beats a 5* hotel any day.

Would just like others to know there really are B&B's in Perth that are different and well worthwhile. Not cheap, but not nasty either, in fact my wife and I had both the comfort of a clean room , an organised home with spectacular views over greater Perth ,inc the Airport. Our host Geoff I may add, picked us up from the airport on a delayed flight from Brisbane, gave us the scenic rundown and as we arrived to freshly brewed coffee, showed my wife how to hand feed the Kookaburra's, who Geoff seems to have 'tamed' for the benefit of his guests that enjoy being 'back to nature' but with all the home comforts around you.
Thanks Geoff for a fantastic 3 days, great service and bloody well done.

As other reviewers have already said Geoff is the perfect host and the view is as grand as you hope it is going to be. The bedroom and ensuite shower room are spacious and there is a fridge for keeping drinks cold. The lounge and dining areas are all superb and the highlight is sitting on the verandah admiring the views and watching the amazingly tame birds. Geoff is more than happy to provide a pick up and drop off service to the airport and also willing to meet guests from the local bus if they do not have transport. We would have no hesitation in recommending this B & B and hope to return in the future.

This was definitely the best privately owned accommodation we stayed in on the whole trip to Australia From the moment that he picked us up from the airport Geoff couldn’t have made us more welcome, with his typical Australian humour he offered essential pieces of advice to the questions we asked him while on the way to Grand View
Geoff and Leanne are very welcoming and nothing was too much trouble
The room was faultless and impeccably finished with the essential air-conditioning as well as a cooling fan above.
The house is decorated with a range of interesting eclectic collectibles Geoff’s balcony has a view over the hills and Perth that is simply awesome giving a chance to see breathtaking sunsets no wonder they named it Grand View.
Breakfast was generous with lovely hot croissants, fresh fruit, cereals and drinks.
The swimming pool was just the right temperature with comfy loungers surrounded with just the music of the bush, a great place to unwind ideal for couples we highly recommend Grand View.
