My friend and I stayed two nights in May 2023 and hiked in the beautiful Apennine Mountains. The accommodations were terrific and the host welcoming and generous. One bed was in an upstairs loft and the second on the floor below. The lower floor included a kitchen. The accommodations were fresh and well maintained, and the host provided us with a hardy breakfast including fresh fruit, cheese, ham, bread, cereal and milk. The location is quiet but not far from great hiking trailheads. I would return to this location in a heartbeat.

A friend and I spent three nights in the Olive Tree apartment in late April 2023. Fabrizio was an excellent host. We wanted base accommodations for hiking in the Apennines. This was a very good choice except it's about an hour drive to the highest peaks. The facility is close enough to town for an easy five minute drive but far enough away to get a rural feeling. Highly recommended.

In principle, I don't give such bad reviews, but the landlord didn't deserve it any other way: On the way back from Tuscany in a fantastic accommodation we wanted to spend three more nights here with breakfast because the reviews looked very good. On arrival, however, the great disappointment. The images do not match reality at all.
Right upon entering the apartment, a large, unfriendly prohibition sign catches the eye, which the landlord has hung in A4 size next to the dining table. For example: If you booked with breakfast, you are not allowed to use the kitchen in the apartment (but is not specified at booking)! On the run-down outdoor furniture you can only lie barefoot and have to underlay a towel!
Next I immediately noticed the run-down outdoor area: The sun sail is completely broken down, so the outdoor area is no longer usable. You would have to raise the sun sail permanently, so to speak, to be able to sit underneath it.
The Cottage is apparently heated in winter with an open wood stove and it smells like a smokehouse. Further, the cleanliness was at an unacceptable level (In particular, and this is just an extract: Dirt, and spiders under the rusted bed. Spider eggs and dead animals in all corners, dirty windows, a full ashtray from its predecessor in the outdoor area, fuzzy refrigerator, dirty shower).
After about an hour we decided to inform the landlord of the shortcomings listed below - combined with the kind request that we cannot stay due to the run-down overall condition. A cancellation option was immediately offered (but no apology). And so our holiday ended four days earlier than planned and I unexpectedly had to make another 10-hour return journey from Tuscany through the night at 9pm. Up to this point the matter would have been done for us (rather an end with horror than...). However, the below offending email from the landlord arrived a day later via the booking contact form. I have about 100 hotel/accommodation nights every year, but I have not experienced anything so brazen. Original wording: "(...)I have had many German guests in recent years, many wonderful and good families, you two are not in this category of people. I probably studied more than you, I probably have more money and capital than you, but I am definitely more educated and correct. Dr. Fabrizio B. (...)". Note: The departure was absolutely friendly without a bad word. We were extremely friendly to the landlord and were very mindful that everything runs smoothly.
