This is a beautiful little b&b and has all you need for that short relaxing break. Owners very friendly, rooms comfortable and with ensuite, breakfast to start off your day. Located just 9 minutes walk from Bowness Centre and lake which allows for peace and quiet when desired. Overall, we really enjoyed our stay.

We certainly were given the worst room in the house - or at least I hope so, but that's all I can talk about and it was just not worth the 75 pounds per night or 70 pounds respectively that were charged when booking over the phone. The room was under the gable and therefore quite small but the bathroom...

We stayed in the guest house for two nights, and we expected something totally different for the price we had paid. The room's decor was pretty tired, the bathroom's sliding door was not closing properly, and the bathroom was so tiny that you could hardly turn around in it. I've stayed in a lot of guest houses in and around Bowness and Windermere recently, and this one is by far my favourite, and the only one I will recommend to my own friends. The b&b is in an amazing location just a short walk to the bustling town of Bowness On Windermere. The room was spacious enough and spotlessly clean as was the rest of the place. Breakfast was lovely and set you up for the day. The land lady seems a very genuine and friendly. Would definitely visit again

I feel a little sad having to write this review having read some lovely reviews of this place. We must have stayed in a parallel universe as this was quite possibly the worst place I have ever stayed. The decor was very tired and dated but I probably would have been fine with this however our room was filthy dirty...

Had a great stay here whilst at a wedding at Linthwaite hotel. Perfect location to stagger down the hill from the wedding I was at, make sure you've got a torch though as there's no light pollution. Flexible check in, great price, friendly staff.

I stayed at Brooklands with my Mum and 4 yr old son in a family room. I agree with most other reviews that the place is in serious need of modernisation. There is an attempt at quaint olde worlde but it just looks old and dull. There is an air of 'unclean' about most of the house. Our room smelt...
