A very friendly guest house but way overpriced for what if offers. The smallest toilet/shower room I have ever seen, you could only just close the door behind you and had to step around the toilet to get in the shower. This guest house is a very tired house. It needs a great deal of money spending on this property to smarten it up. The damp smell as you enter the property puts you off. The landlady is very nice and her husband also.

We thoroughly enjoyed our stay the Brooklands Guest House! The hospitality of the owner Karen (so friendly, accommodating, and helpful to us), the wonderful hot breakfast (along with yogurt, cereal, and fruit selections), and charming feel of a family owned business all made our stay a wonderful experience. Stayed in a family room which was very quiet and comfortable, with a wonderful full English breakfast included. The hotel had a cosy lounge and breakfast room. however, it was the friendly, warm service we received that made it for us. Myself, husband and dog booked 3 nights here in between Christmas and New Year. Arriving at the guest house, we received a nice welcome, with the owner explaining that a lot of people had cancelled due to the recent flooding. I stayed here for two nights with my dog, once at the beginning of my walk along the Dales Way and once at the end. I stayed at Brooklands for one night with my young son whilst touring the lakes on a motorbike. Very friendly and welcoming lady proprietor and I was pleasantly surprised that free wifi was provided. That said, the room was tired, and the en suite toilet and minute shower had lots of mold where the tiles meet the shower floor - I couldn't face using the shower because it was too grubby but my kids did use it. We received a warm welcome into this old stone built guest house. We had a family room for myself, my wife, grandson and dog. The room was nice, with a small but perfectly adequate en suite.
