The breakfast was lovely and plentiful. Rosalind and son Jo were excellent hosts. The hotel was clean but certainly needed updating. Was given room 8 but was offered a room on the first floor but would have had to move out on the Saturday and then back into room 8 for our final day stay. Room 8 is very small... More

No frills, just very clean and comfortable accommodation. Rosalind and her son could not have done more to help us in every way from the first phone call to the moment we left.. Arrived early , a warm welcome and got a pot of tea until my room was ready , lovely friendly people . Basic room en-suite was perfect no complaints at all . Had a great chat with owner and her son . A small walk to train station near the shops and bank . Highly recommended

On arrival door shut, bell not working, had to go round back of building to get someones attention. I travel to St.Annes regularly and I have to say there are much better b&b you can find in the same price range. the house needs a complete revamp to bring it to the 2016: the carpets were worn out and badly stained, the paper in the room was peeling from the ceiling and the bathroom was tatty. Friendly host.

Me hubby & dog stayed here on Saturday 30th July so we could enjoy the kite festival.Although this b&b is very dated,we thought it was great value for money.There was tea/coffee in the room, tv,hairdryer,towels and iron/board on the landing.Rosalind & her son are lovely hosts and create a friendly relaxed atmosphere. This hotel was ideal for me- a one night top-over. Breakfast was great although one of the cereal bowls was dirty was dried cereal in it. Two customers came down in PJs which was yucky which was not the hotel's fault but they were not asked to go and get dressed. A bit tired looking but good for me

Rosalind and her son Joe are such friendly hosts I was quite bowled over by their welcome. it is sum where to sleep staff r very nice and help you as much as there can room was ok tv was very very small lol but what can you expect for £25 a night its not far from the pubs and shops not to good for parking
