Pros Great location, very close to beach and town centre. Easy check in process Clean bedding Cons Tiny room and bathroom - really not big enough to be classed as a family room. Tatty decor and not well looked after. Noisy room - close to the bar on the ground floor We expected basic for the price but we didn’t expect it to be so run down and for the room to be so tiny. Plenty of options in Folkestone so would choose somewhere else next time.

Brief stay with family of 4 prior to early morn Eurotunnel crossing. Room was adequate and clean, small bathroom. Evident signs of wear and tear throughout. Tried to sleep at 10ish as early start but music and creaky floor boards above made for an unsettled start to the night. Owners quick to resolve loud music issue. Not bad for £50 but if you need a decent night's sleep before a long drive Id spend another £50 to stay in a bland but consistent Holiday Inn or Travelodge. Might improve with refurb.

Possibly one of the worst places I’ve stayed in a long time. The building is run down, old and tired looking and inside is even worse. The immediate area smelt of sick when we arrived and the smell was still there the following morning - perhaps there is a rubbish tip nearby? Booked a family room and advised we were coming with 2 young children (aged 5 and 6) and were given a room right next to the check in desk downstairs. The beds - one double, one single and a camp bed plus a rickety old wardrobe with the door hanging off. Double bed had stains on the sheet, they had definitely been washed but still wouldn’t expect stains on hotel bedsheets. Every time you turn over in bed the frame shook, not the best for a comfortable night. You also have to clamber over your partner to get out of bed as it’s jammed right up against the wall. Our room had one large window which was filthy and was covered by a broken plastic blind and a single curtain about as thick as a tissue. Fortunately we had a very early start (to catch the Eurotunnel) but even if you didn’t have to get up early you are unlikely to get any sleep past 5am when every seagull in the area starts to screech. Small bathroom with a mouldy plastic shower cubicle. No bath. The room had damaged tiles behind the sink and ripped wallpaper. To cap it off bubbled, peeling lino and a fabulous smell of damp. Can only hope the wetness is from the shower and not the toilet...…

Although a small little place it was very well locked after the room I stayed in had a four poster bed and the bathroom was as big as a front room had a tea coffee biscuits nice extra touches. The price we paid was very good . All in all small little hotel with nice staff looking for a cheap night away in a comfortable place this will do that

My wife had booked a room at this hotel for one night. The double room was OK. There was the usual TV, Tea and Coffee available. Shower was good. We had a good sleep. There was nothing really special about staying here but I'm sure this is the same with all the budget hotels in the area from experience. Will we stay here again? Yes and no. Depends which budget hotel are offering the best deal.

Not a great deal to say about my stay. The bed was not comfortable but the bathroom was huge. The room was too warm but the windows open. The seagulls were very loud outside but this was drowned out by the owners dog barking. Pros and cons. Pros and cons.

stayed here for just the 1 night with my partner, daughter and my partners son, We came to Folkestone to visit my partners son for the weekend, the room was lovely with fresh painted walls, very clean and tidy and has everything you need for just a sort stay.. the lay that greeted us was lovely and even supplied a travel cot for our daughter rather then lugging ours all out of the car. only down fall was no parking but we was happy to walk the short distance from the car park which cost around £2 will come again for sure :)
