Travellers' Choice
No 45 Guest House is located in the village of Ballater in the Cairngorm National Park. A large Victorian house set in walled gardens and with original features such as pitch pine staircase and open fire. It has a traditional Scottish feel with tartan carpets, stag's head and plenty of leather chesterfield sofas for relaxing. It is a short stroll to the River Dee and to the many shops and cafes in the town. All rooms are en-suite. Guests at No 45 can enjoy a delicious breakfast served in our conservatory in the summer and in front of a log burner in the winter months. We take pride in serving a quality breakfast which includes homemade and locally sourced food. We have plenty of free parking available for guests and just a short walk to the centre of Ballater and its many shops, restaurants and cafes. Packed lunches are available (please pre-book the day before) and we can provide a drying room for wet clothes if you are caught in the rain. We hope you choose to stay with us at No 45.

Stayed in the cabin for a short quiet weekend break with our dog. We've stayed here several times now and we can't recommend it highly enough. We like that we have our own space with all the amenities we need for a short break away. Alison is always a fantastic hostess. We can't wait until our stay next year with our new arrival. We stayed for 1 night in The Cabin. Such a great stay. Very clean and decorated to a high standard. Owners kept in touch via phone calls and messages and were very relaxed, told is we didn't need to rush for checking out. Homemade shortbread was a lovely touch and our son loved the chickens roaming around the garden. Would highly recommend and would definitely stay again.

Highly recommend bed & breakfast, the owners are very welcoming and helpful. Nothing was a bother. The lovely extras like home made shortbreads in the room, to free range eggs from the garden, home made jams and marmalade, even dog treats left in the room for our dog. Lovely walks direct out the back garden gate, all the way round the lovely golf course and down the beautiful river Dee. And only a few minutes walk to all the shops, train station and bars. My wife and I will be back soon.

Very comfortable B&B (except for the bed footboard!!) Very welcoming hosts and excellent breakfast in nice surroundings. Easy car parking and a short walk to the village. Well Covid aware with tables distanced.

We were recommended to this guest house and found it to be first class. Lovely house and very comfortable. We had a large double room and en suite. Facilities are excellent and hosts vey welcoming. Breakfast is a real treat. My husband is still waxing lyrical about the pancakes. A wide choice at breakfast. All precautions are taken to protect against Covid. Very central to town with good parking.
