Nestled on the town's outskirts, Southview Park Hotel is lauded for its prime location near the beach and attractions, coupled with tranquil vistas. The hotel's cleanliness and robust amenities, including entertainment and delectable cuisine, are popular among guests, although some suggest certain areas require modernization and better upkeep.
While the service generally receives accolades for its warmth and attentiveness, there have been occasional lapses in efficiency. Despite the enchanting atmosphere and luxurious room details, the value proposition is tarnished for some due to unexpected charges and the cost of amenities.

My wife and I are regular visitors to Southview,we would like to say a big thank you to all the staff for being helpful, friendly and always there just in case.the food is very good and mostly the hotel is also good. But I think it's time for a little TLC. The room toilets need improvement,a little decorating all through the hotel is needed to bring it back to standard and maybe new carpets in certain areas. This is not a negative review and although some issues have been raised,my wife and I will be returning to Southview especially in closed season when things are quieter. 😎

We booked a suite at Southview for a 1 night stay, I initially rang up and asked for a front facing room, which I was told l, a note was placed in the system and it was fine, this was not the case when checking in. I felt the staff were just making excuses for the mistake. We are a family of 3, 2 adults and a child, when we got in the room the sofa bed was not made up, this was rectified but when I mentioned to front of house, more excuses. The room itself is quite large, but dated, the tv in the bedroom didn’t work, the handle on the wardrobe was hanging off. As we booked direct we had to pay for breakfast separately, the breakfast was fine a little expensive for what you got, the issue in the morning was the, the containers containing the hot food had no instructions to use t towels to pick the lids up, there were a few people burning there hands. We have stayed here in many times as a stop over to Butlin’s but not sure we will again the customer service was not the best.

We have had a great stay! The hotel is next to a lake, and only a couple of minutes walk to the show bar. (Ask at the reception next to show bar for an entertainment schedule and list of activities on site) Then roughly 5 minutes walk is the activity hub. What I didn't understand when I booked the hotel is that even though it is a Parkdean hotel, you don't get the same access to the app, where you can book in advance, so we had to book any activities in person at the activity hub. I made this my first port of call and it was easy and apart from one activity, my daughter got her first choices on everything. The pool can get busy, we didn't book this (though maybe recommended in the summer holidays) but we noticed quieter times were the last evening slots. We ate an evening meal in the hotel and it was good, food was nice and service amazing. Breakfast can get a bit busy after 9am, and you might have to wait but the staff work brilliantly at clearing tables and getting people in. All in all every single member of staff we came across in the hotel was so welcoming, and keen to help. Rooms are clean and cosy, but keep your key card away from a mobile phone, they're rather temperamental (easily sorted via the helpful staff at reception though! All in all, a lovely holiday.

We arrived to a man urinating outside the hotel. The rooms have paper thin walls so you kept awake all night by your neighbours if you are unlucky enough to have noisy ones. The shower gel on the wall was empty and the shower itself was so close to the wall that it was difficult to get under it plus it kept going hot and cold.
Breakfast itself was fine although very limited selection on some items eg cereals and yoghurts choice of two in both cases. They kept running out of cutlery and cups & plates and there was a long queue waiting to go in for this reason and not for a lack of tables. They seemed very short staffed in this area adding to the delays.
Not our most pleasant overnight stay.

We stayed at the Southview Park Hotel for a wedding and travelled with our 12 month old. On booking the room we requested a travel cot. Before travelling, I rang to check the travel cot was on the booking.. it wasn't, so they added it. On arrival I asked reception whether there was a travel cot in the room. She confirmed yes, it should be. When we got to the room, there was no travel cot.
The room and bathroom were both extremely dated. In the bathroom, the towel rail was hanging off the wall and the toilet flush was very weak. Our toilet seat was also hanging off at one side (as were pretty much all the toilet seats in the communal ladies toilets in the foyer area). I had a bath and the plug got stuck in so I couldn't drain the water afterwards. In the room there was a dead fly by the skirting board and the wood veneer on pretty much all the furniture was peeling off - not ideal with an inquisitive 1 year old walking around. The worst issue by far was the heating. On arrival, the room was sweltering and the heating was on full blast. We turned it off on the radiator itself and at the wall control but the heating continued to blast heat out. We were on the ground floor with patio doors but no windows so couldn't let any air in overnight as we wouldn't have felt safe having the doors open. Pablo brought us a fan which helped a little, but the heating issue needs to be resolved.
Customer-facing staff were great (although I did overhear breakfast staff having a good gossip about the wedding I'd attended the night before with a guest.. not professional at all. Especially as this 'guest' had received preferential treatment by being made porridge to order.. an option not available to anyone else at breakfast). Overall, the hotel itself let the stay down. It seems that the housekeeping staff don't feed back to maintenance about snagging issues that need to be resolved in the rooms or communal areas. A process desperately needs to be put in place here. Please, please take the opportunity to use the quiet winter months to refurbish the rooms and bathrooms.
I'd also like to see the hotel owners stay in a room of the standard we did. They'd likely be appalled and refuse to spend the night.

Had the holiday from hell at Southview. We are owners of Cedars 52 and we came down for our annual family holiday only to discover our caravan had been rented out! We do usually rent the caravan out under the letting scheme but we had our week blocked out so no bookings can be made. What’s the point in us owning a caravan when we can’t use it!
We had arrived on park at 8pm too meaning there was no owners services or point of contact available. There wasn’t even an out of hours number to call. We went over to the hotel to see if they could help and unfortunately from the caravan point of view they couldn’t ,which is understandable. Thank fully though, Sumat (Ms Hong) was incredibly helpful and found us room in the hotel. We cannot thank her enough, she was very professional and reassuring with the whole situation. She is certainly an asset to the company as is Charlie (hotel receptionist on at the same time as our arrival on 11th Aug).
The next day we went to owners services and they had managed to sort us the 10 nights to be in the hotel courtesy of Parkdean. Thankyou to the lady who helped us at owners services. She very quickly found us a solution.
Having this we then went back to the hotel to check in. We had been directed to Paula, who had arranged our rooms with the member of staff at owners services. We had been told at owners services that breakfast was included in the room but when we got to the hotel we felt as though Paula was speaking down to us saying ‘We don’t usually give caravan people breakfast’.
We hoped this was the end of the nightmare but no. We got put in room 301 which were very kind of them but the room was full of spiders around the ceiling and in the bathroom. The bathroom door handle was also broken. We ended up stuck in the bathroom unable to get out. This scared the hell out of me causing me to have a panic attack. The only way we could get out was by banging on the bathroom wall screaming for help. Luckily the room below herd and got us help.
The next morning maintenance came and ‘fixed’ the door handle, or so everyone thought until my partner went into the bathroom and again couldn’t get out. The door wouldn’t open from either side so maintenance had to come again and prise the door open this time.
Sadly, this was the final straw for us and we decided to leave early (15/08) as we didn’t want to risk anything else going wrong.
I am never usually one to complain but I have found it incredibly hard not to. This review would have been a 1* but Ms Hongs customer service cannot go un noticed. We are incredibly thankful to her and her team of staff on the the evening of 11/08.

We arrived early afternoon, checked in and took our belongings to our rooms with no issues. We then left and attend an event at Skegness raceway. On our return to the hotel at around midnight we went to have a shower only to discover there was no water in either of our rooms. I went to reception to notify the member of staff on duty who informed us that there was a burst water main and this was a wide spread issue in Skegness and had been since early that morning. As it was already known to staff we should have been informed of this when we checked in! There was little we could do after midnight other than stay there. The gentleman on reception eventually offered us 2 bottles of water to get washed and said the water would be back on at 6am. So we just had to accept that this was the situation and make do until the morning. After a terrible nights sleep following on from the no water drama, it was no surprise that when we got up in the morning (after 6am) there was still no water. When we went to reception to ask why, we were told it would now be 6pm before it was back on, which was absolutely no use to us. I suspect this was known all along and they were just telling guests 6am to satisfy them for the time being. We had to ask for more bottles of water which was given to us grudgingly. After attempting to get washed again we packed up our stuff and went for breakfast which we had pre paid for so that we could leave as soon as possible. The plates were cold, the food was cold and generally wasn’t great. The best thing about it was the toast however I noticed that guests had to continually ask for more bread as it seemed to be being rationed. When handing in our room cards I asked the lady at the desk about a refund or compensation which I felt was reasonable due to the fact there was no water for the duration of our stay making it inadequate and unpleasant. The lady that seemed to be in charge that day came to speak to us. She was rude and had a terrible attitude and made little attempt to sympathise or apologise for the inconvenience. She was quick to defend the situation as it was a wide spread problem however as I pointed out to her the hotel had a duty and level of responsibility to the paying guests that were staying to which she showed a concerning lack of care. Perhaps she would benefit from some training on how to speak to guests and deal with complaints in a professional calm and collected manner. She checked our details on the system and said the manager would contact us however this could take a few days as there was a list of people with complaints to get through which was no surprise. How they were allowed to remain open with no running water or hygiene facilities is beyond me - the toilets were absolutely stinking!
As you will probably have already guessed I am still waiting on a phone call from the manager . . .

We won the valentines wedding competition and it was perfect! We got checked in the night before the big day, and the rooms were spotless. The room was neatly made up, fresh towels, teas, and coffees.
The ceremony and reception rooms were both made up the night before so we could add the tiny touches (favours & confetti). They were so stunning, we left the decorations in the hands of the team, and I'm glad we did. They were the most beautiful tables, I knew it would look stunning, but I didn't know it could look that amazing.
The team worked tirelessly to make sure there were no hiccups. They had an answer and solution to all of our millions of questions 😅 which really put us at ease! I can't express how amazing they really were.
The food was lovely, and they catered to any allergies and intolerance. It was served with a smile, and they made sure everyone was happy ♥️
Pre arrival drinks were given after the ceremony, which allowed people to have a drink and socialise while in and out of photos, which was a lovely touch and saved people being stood around waiting.
There were so many lovely places for us to take stunning photos, the place is beautiful 😍. We are so lucky to of gotten married here and I couldn't of imagined our day to of been anywhere else. ♥️
Our wedding guests were given a discounted rate for rooms which allowed family who needed to travel to stay the night before and after. Breakfast was also included in this price and was lovely. Lots of choice for everyone :)
Thank you so much Southview Park Hotel. Like I say there's not enough thank you's for making our day the day it was. Thank you to Paula and Kerry for giving us this day, and not just the day but memories, and so many extras! Also thank you to Jon for keeping us sane the day before and answering all our questions he made us feel super at ease! The team overall were fabulous and worked so, so hard (I didn't envy them haha) xx

We stayed here for one night and were allocated room 203. This was a twin room which had 2, really comfy double beds.
The room was a decent size, with a lovely view over the little lake at the front of the property.
There was no air con in this room, but a stand fan was provided although we didn’t need to use it.
The Bathroom was average size, with a shower over the bath. Access was a little difficult as the bathroom door sticks, so we had to give it a shove to open it fully.
The sink tap had no cold water; it was scorching to the left, less scorching to the right and if set to the middle, didn’t cut off fully and poured out of the tap fitting. Taps from neighbouring rooms were also very noisy, we could hear the water through the pipes and then the pipes banging as the tap was turned off
Room 203 is right over reception (see photos), as a result we could hear the automatic doors swishing open and closed all night This room is also close to lift/stairs and we were kept awake most of the night by very squeaky, banging doors. We weren’t sure if these were the fire doors, room doors or both. Coupled with the swishing of the reception doors, we got very little sleep.
Although the windows in the room opened slightly, we didn’t open them as we didn’t want the smell from cigs wafting in from the people who were smoking outside the reception area, just below our room.
Curtains are not blackout lined, so we had full sunshine beaming into the room from sunrise.
Breakfast was good value for £9.95pp but we weren’t given a menu, so we were unsure what our options were! Our waitress (an older lady) seemed very thin on patience, so we played safe and asked for full breakfast. We were asked if we wanted standard or mega, again we didn’t know the difference so got one of each! It appeared that the mega breakfast came with an extra egg and slice of toast. Breakfast, although table service due to current covid restrictions, was unlimited but we had more than enough on the plate, so didn’t need to get anything else. Coffee came in a pot for two and was like water! It was instant rather than filter.
This has got to be one of the noisiest properties we’ve ever stayed in, which is such a shame as it was in such a great location.
