I stayed here for 2 nights whilst visiting my daughter as she’s working in Skegness for the summer (she stayed here too).
Keith and Vickie were absolutely fantastic hosts, nothing was too much trouble!
On arrival Keith greeted us and wanted us to know if there was any issues to call his or Vickie’s mobiles even if it was 4am!
Our room was very clean and beautifully decorated, there was biscuits and plenty of tea, coffee, milk and sugar in the room, if you’d like decaf just ask!
Irons were available to use and the room had a hairdryer, the towels were lovely and soft (also colour coordinated with the room).
Breakfast was absolutely delicious and plentiful. There was a choice of hot and cold drinks, a massive array of cereals including gluten free.
The cooked breakfast was fab, I’m gluten free, Keith and Vickie were definitely clued up on allergens, they even had gf sausages and a separate toaster. Vickie confirmed the hash browns had no allergens and were cooked in a fryer that was just used for them and chips! I felt very safe and reassured with everything I ate.
They checked many times if more drinks, toast or anything else was needed.
Such a fabulous B&B, very close to town. I’d recommend anyone to stay here, there’s 8 rooms over 3 floors with a few different occupancies to allow for couples and families.
There’s a few parking spaces outside the B&B however if they’re full there’s plenty of roadside parking.
If ever I’m back in Skegness I’ll definitely be booking here.

We stayed here as a family of 4, (2 adults and 2 children aged 10 and 8) for 3 nights, we had a family deluxe room which was very modern, spacious and had everything we needed. Our room consisted of a double bed and bunk beds, tea/coffee facilities, biscuits and a bottle of water, separate shower and toilet and space to hang clothes. The location of this place is amazing, it’s one road away from the beach front, about 5 mins from the pier, close enough but yet tucked away nicely so you are not disturbed with any noise. Breakfast was fantastic, full cooked to order English breakfast, fruit juices/hot drinks/cereals, Vicky and Keith are the most friendly hosts ever! Very down to earth. Parking is free and on the drive, anytime we left we put the cone in our spot and it was always there when we got home. Definitely would stay here again. We never used the TV as was out all day and back late so can’t comment on that. Anyone going with children there is a pub at the end of the road called The Suncastle, it has kids entertainment from 7pm over summer holiday and adult entertainment from 9pm, indoor soft place, large outside area, a must if you visit. Foot was lovely too! Thank you Vicky and Keith good luck with it all!

Great B&B! This place does exactly what it says on the tin! Nice clean and cosy rooms, plenty of hot water for a shower and best of all a proper cooked full English breakfast as well as all the cereals, plenty of toast, jam etc and as much tea/coffee and juice as you can drink!
We found the location spot on for what we wanted, pretty much one street back from the main strip so hardly any noise late at night (or during the day) but a stones throw from everything you need.
The final thing that makes this a great B&B was the hosts!!! Keith & Vicki make sure you have everything you need for a great stay and although we did not have any problems with our stay, I felt that if you did the hosts would be straight on it and things would be sorted!
Would 100% come back and stay again!👍👍👍

We’ve just got back from a 3 day break over Christmas at Rosie Flanagan’s B&B. Our hosts Vicki and Keith were friendly and helpful, nothing was too much trouble for them. The happiness of their guests is visibly obvious to them.
Our room was warm, cosy and clean and suited our needs perfectly. The bed was very comfortable and we slept like logs.
Breakfast is substantial and really sets you up for the day. Nothing is too much trouble for Vicki and Keith, they really do look after their guests
The location is close to shops, pubs and the beach and the area itself is quiet with free parking outside the door.
We both highly recommend Rosie’s and would not hesitate to go again. It is very reasonably priced and you will not be disappointed.

Went here with low expectations just a room to sleep in whilst we explored skegness for a long weekend. Right from the start the customer service was outstanding, they couldn't have been more welcoming. Upon entering you could just smell the cleanliness and we were shocked at how lovely the room and bathrooms were decorated and loved how the colour scheme was carried on between both rooms. The bed were comfy and the rooms very clean. It was very convenient that they had smart tv's and also free WiFi for guests and we actually spent more time in the room than we thought. Breakfast was served every morning in a little restaurant where they spent time talking to us and making us delicious food. Overall it was an amazing experience and we will deffo be back the next time we are off to skegness.
To top it off it was a 5minute walk to the pier, amusements, pleasure Island and the beach

Lovely B&B first time staying here and definitely won’t be the last . Fisrst thing I noticed when I walked in was how nice the place smelled 😊.Lovely clean rooms breakfast. Great B&B.
We parked easily on the front of the property..
Keith showed us our room, which was lovely inside, well decorated and presented with plenty of storage space.
My sister and myself took her grandchildren for a short break.
The weather was great we had three hot and sunny beach days which was ideal with a 6 & 7 year old.
Great breakfast which was plentiful and you could have more if still hungry.
Vicky and Keith are great hosts and very friendly and helpful.
If we are in the area again we would definitely stay over and we will recommend, great place.

Stayed at Rosie Flannagan's with my 2-year-old granddaughter, just the 2 of us. Room was modern, immaculate and equipped with everything we needed, even free Netflix with Cocomelon for the granddaughter to watch at nap times. The B&B is minutes away from local attractions and beach, my granddaughter walked to the beach and back without her pushchair at times, location ideal for taking a toddler back to the room for afternoon nap and freshen up. Great outdoor park with ducks and swings, etc. also within walking distance for a toddler. We will definitely be staying at Rosie's again. The owners Vicki and Keith are a great couple and were perfect hosts. The breakfasts were delicious and set us up for the day. Thanks for the bread to feed the ducks!

I arrived after a long motorcycle ride to a very smart looking exterior. I was welcomed be Vicky and she let me park my bike at the rear of the drive away from the road . I was shown to the room I was staying in which was beautiful clean and well designed. With a modern on suite shower room also clean and bright . Met Keith the other owner and he said he would park in front of my motorbike for extra security . A very thoughtful idea. The B&B is perfectly located near the sea front and shops and restaurants. It's on a very quiet road . After a good evening in the shops and on the beach I had a lovely meal out in Mario's Italian restaurant I recommend 😋 it was back to the room it has free WiFi and Netflix on a good sized TV. Comfortable bed and really silent night's sleep . I awoke fresh and really for the day . Breakfast was honestly a perfect full English tea and fresh orange drink.
I recommend this place its brilliant and Vicky and Keith are very friendly and run it so well . Treat yourself and try it 😀👍

Vicki and Keith are lovely hosts and very welcoming.
Initially no parking left at the property, we had a phone call on the way from Keith to say he had a spare space to park the car bonus 😀. Keith was there to greet us on arrival, we was early and our girls needed the toilet, it was no problem, we was shown to our room, but told it we being cleaned but we could use the toilet. The room was a little on the small side for a family of 4 but that didn't bother us.
Room was nice bright and airy.
Tea and coffee making facilities, nice towles and a few toiletries in the ensuite.
Nice cooked breakfast in the morning, even catered for my vegetarian daughter too 😋
We had a great stay and will definitely return and recommend to friends.
