I have been to this b&b now for at least 8 or 9 times on the trot. Of years of always finding somewhere different to stay we came across John who I've got to say is the most genuine honest man I've ever met.
He personally makes that's place what it is.
The rooms are £55 a night and the are basic but clean and a good place to lay your head for the night.
They are brilliant with young children and also will go the extra miles to help absolutely ANYONE.
I cannot recommend this place highly enough
The only one thing I would say keep the priced ad they are mate because for those rooms you have the pricing is set right that much I can assure you.

Very clean guest house, very warm welcome, helpful, very nice breakfast n evening meal, free wifi, car parking n would do any thing for any one! Would defo go bk more than once plus only 2-5 min walk from town also next to a taxi run n a bus stop to the market... :) x

Great hosts... Alan and Ann were very friendly, welcoming and helpful.
We needed a room as enjoying our time in Skegness and deceided to stay overnight. Alan showed us the room first which was clean, comfortable, stocked with kettle/tea/coffee and a homely feel. Very good value for money.
The en-suite bathroom was a generous size, having a great shower with a steady temperature of hot water was very welcoming.....
After a good, comfortable nights sleep we enjoyed orange juice, cereal, fresh full cooked breakfast, toast and choice of tea or coffee. Very tasty and great set up for the day.
Both Alan and Ann found time to chat to us, when we showed interest in the area. Nothing was too much trouble..... and Ann gave me bottled water for the long journey home.
Thank you and we would to stay again at Oakley guesthouse.

My first welcome was " You've got to be out by 10 o clock tomorrow morning" no welcome, no good morning or pleasantries, it was military style, zero customer service, abrupt and rudeness from start to the end.
My husband and I have stayed in many guest houses and hotels in the UK and internationally and we have never experienced such abrupt and rude behaviour. The landlady, who is supposed to be "very friendly" according to the reviews; told us that breakfast was between 8am and 9am in the morning but if we came down any later than 10 to 9 NO BREAKFAST!! she said this with contempt, me and my husband both being in our fifties, felt like naughty teenagers that had been squatting there instead of being paying guests.
Breakfast was mediocre, no friendliness and felt unwanted and in the way, it was extremely uncomfortable and awkward during the full stay there. I would never ever again go back to this terrible hotel.
Just to end this " wonderful stay" we were supposed to vacate the room at 10am but at 9:50am we had a big knock on our room door to tell us it was time to leave, this was very bizarre and rude.

If you want unfriendliness, awkwardness, rudeness, abruptness, bad attitudes and overall disgusting customer service, then this is the hotel for you! If I could I wouldn't even state this hotel as terrible that is a compliment it was DREADFUL the reviews are extremely misleading as we only booked based on the other reviews, they are questionable. Really think before you book this hotel.

not the best bed and breakfast of the many I have stayed at, for a start the owner charged my card at the time of booking, he failed to mention that, everything seemed so basic, the breakfast was not very nice at all, the coffee was awful ,the very cheapest instant I can imagine, overall rather poor, others in the same road are better at the same price !

I stayed at Oakley guest house for one week with my six year old daughter. It was our 3rd visit here. We are always made very welcome by Ann and Alan the owners. The room is always very clean. And well supplied of tea/coffee milk and sugar. The breakfast is served between 8.00 and 9.00is a fantastic breakfast. Always hot and very tasty. The bonus is its a 5 minute walk to the clock tower. Excellent stay would highly recommend.

Just had a very pleasant 3 night stay,rooms very clean,food fantastic and Ann & Alan made us feel very welcome. the evening meal was well worth the money , and very enjoyable especially the pudding for afters.

was late arriving yet still made welcome,go every year same date,clean comfy rooms,breakast is 100%,can ask for anything n always no problem,would recommend anyone looking for a genuine 100% family friendly b&b as our grandson has been since the age of 3 n always enjoyed it,have a nice stay folks as we always have xxxx

stayed at this guest house for 1 night,was greeted by Ann and was shown the room before we made our decision,the rate was really good,the room had everything needed and was clean and tidy,tea and coffee supplied,the breakfast next morning was more than enough,both Ann and Alan
were very friendly and took time to have conversations with us,very nice place.
