The man who greeted me (Paul, a Scot I think) did his job but I wasn't made to feel overly welcome. Room I had the door didn't close properly and the decor was 'tired'. I needed to stay a night in Ipswich for an early start the following morning. On arrival at around 5pm I was warmly welcomed by the gentleman who runs the place. I would normally take my shoes off if the guest house is nice, but this was far from it. The carpets in the hallway were thin, wrinkly and dirty....

A last minute booking for a budget overnight stay- incredibly warm welcome, good sized clean rooms, freshly cooked breakfast, tea and coffee and decent tvs. Shared bathroom reflects low price and it was clean and always available.

We stayed here for one night in the twin room.The guest house was excellently situated for what we required.The room was comfortable the hostess was perfection indeed.The breakfast was large and enjoyable. Will definitely stay again. Recommend to anyone.

They really need to remove the "Guest" from guest house as it felt more like home from home. A warm welcome and the rooms are clean and tidy. The facilities in the room were excellent as was the shower. Breakfast was also excellent and I was asked more than once if I was okay and wanted more. A very friendly...

When we arrived at the guest house, we were suffering from Climatic Shock (it was 50 degrees F cooler than when we left the island in the sun where we live) and also very tired after our flight and five changes of public transport to get from Luton Airport to Ipswich. I stayed here with my 2 young children wile visiting family for the weekend. very welcoming on arrival by Rosie room was clean and tidy beds very comfortable and a lovely full English breakfast I would stay there again and highly recommend to anyone.

A nice little guest house, the accomodation isnt luxurious, but its very clean and comfortable, also its excellent value for money, two of us stayed for £50 B&B. The welcome was great, we even had a phone call to ask us what time we were arriving, breakfast was great and again service was friendly and homely. Thanks

I stayed at the Abbey for two nights. I stayed in the single room which is next door to the communal bathroom. If I stayed here again, I would pay extra to stay in a double room. The breakfast was excellent and I was served the largest vegetarian breakfast I had ever seen, served by the lovely hosts.

“The guest house is currently being renovated and redecorated one room at a time, so not all the rooms were newly-decorated and furnished like ours was. I expect rooms at the back of the house would be quieter, and there is quite a large and pleasant garden (with swimming pool for that rare event, a warm British summer!).”
