Im usually only ever use my trip advisor powers for good reviews , but this place needs a mention ...I recently had to travel to Burwood and this place was walking distance to everything and budget friendly.
I read the other horror stories about this bed and breakfast on here but there was no recent reviews so gave them the benefit of the doubt and thought it may have gotten better in the last few years ..I mean it's only a bed for a few nights what can go wrong right ?
The place was full of very shady and suspicious looking people as soon as I got there , my room was absolutely filthy everything smelt funny and I don't even want to think about what the stains where on the bed and floor , the shower was mouldy and had no hot water so after a cold shower I decided to make myself a cuppa and found there was no kettle or coffee in the room either ( Maby the cockroaches took them )
There was a used syringe a previous guest had left in the wardrobe and found several more as I walked around the premises throughout the day this worried me because what if there was a family with a toddler staying in house .
The following morning I went into town and baught some breakfast and a coffee back to my room and as soon as I walked through the gate a homeless looking Lady approached me asking for money and I was later that day approached by another shady looking guest asking me to give him a cigarette .
This place is an absolute nightmare and although it's in a convenient location I advise any families Especially families with small children please don't do it ..this place is not just uncomfortable it is outright dangerous .

This is a half star accommodation . I cannot even give it one star. Dirty grounds with dead leaves and dead plants and windows that rattled the whole night long.

This guest house was the worst we have ever stayed in. The room was like a dormitory with metal beds and very thin mattresses. The "en suite" was a toilet and shower inside a cupboard! Service appalling.

The place needs help!!!! Could not sleep the whole night because of noise being made by the other residents in the facility. Augments, loud music, drum beat machines .. it was just chaos. Toilets where broken and with no toilet paper…. Eiiiiiish.. it was just a disaster. Will never. Go back there.

We spent a very comfortable night in a double room with ensuite. The building is old and full of character, with creative uses of space. The bed was clean and we slept extremely well. The best part was the friendly welcome. Our hostess could not have been more helpful and kind. She made sure we understood the access codes and asked about our trip. Surprisingly great location, a short walk to Burwood/Victoria Rds and fabulous Chinese restaurants. Burwood Park also close by. I thought being near the road would be noisy, but it was quiet and we slept undisturbed. It’s not fancy, but that didn’t matter at all. If you want fancy, you’ll be paying a lot more.

the place has a lot of potential but needs work...
location near a large train station and 20min to the city
service not great but rooms OK
very basic breakfast with dining area needing an upgrade
OK value for money but wont stay there for and extended period

We did stay here but it was about 5-6 years ago.From people's reviews now it has not changed,
I would not give this place a rating. We only stayed for 2 nights which was too long. We paid extra for our own bathroom, which was a cupboard with a shower toilet and hand basin thrown in. No where to put toiletries, or even dry yourself we had to step into the room. We arrived the bed was not inviting, the top cover looked dirty, never before have I checked a bed, but as everyone has said the sheets were very stained. Almost next to our room was a linen cupboard, so we stripped the bed and changed the sheets. I very much doubt they were much cleaner, and had never seen a laundry or iron. We awoke one of the mornings to an almighty screaming match down stairs by I guess the owner and a worker. Very bad atmosphere when we went to breakfast. The only smile or welcome was I paid the bill. Never again.Surprised to see its still advised in RACV where we got it from. The curtains didn't fit across the window, the door didn't shut properley. Not a nice place. Still makes me shudder to think we stayed there.

Absolutely terrible place to stay.

Things that were good:
- The location: 5 minute walk to Westfield and the train station.
- Free parking

Things that were terrible:
Everything else:
- Mattress was extremely hard
- it was a bunk bed
- Linen was not matching, and was of varying qualities due to this
- Only one towel was provided for a bunk-bed room (for two people) and there was no-one in reception when we returned for another towel
- Despite the sign on the door saying that towels would be cleaned daily for short term guests, the one towel was not cleaned, during our three night stay.
- No sink in the room, had to fill kettle in the bathroom, and had to brush teeth in the bathroom.
Bathroom was not cleaned during the entirety of our stay:
- Rubbish was on the sink, and did not get removed (probably still there)
- Puddle of water near the shower grew in size over our stay
- Hair accumulated in and around the shower, and its accompanying puddle.
- The bottom of the shower curtain was mouldy
Other Stuff:
- blunt butter knifes are not efficient to cut up anything apart from butter with
- no choice of foods for breakfast (breakfast is a rotation of fried eggs and sausages, and bacon and scrambled eggs).
- and most of all... WEAK CORDIAL IS NOT JUICE!

I truly regretted not reading any reviews before staying here for one night while in Burwood for a conference. Had I not been exhausted and had the location not been convenient I would not have spent the night. I have stayed in cleaner rooms while backpacking in Asia. To be honest I did not even feel safe in the room which had a flimsy lock, despite the number of CCTV cameras about. The only nice thing to be said is that the staff member who checked me in was very friendly and welcoming. I didn't dare stay for the breakfast.

Had to stay for a week and two nights, and what can I say the devil wouldnt stay there. Inch gaps under the doors, shabby door locks, stained sheets, horrible smell from the fridge, no foxtel (false advertisement) furniture in tatters. Would highly recommend not staying here priced way over budget also.
